This is now the only channel I subscribe to for Real Estate anymore. I've drifted away from the others because they have become, well, a bit nutty. Todd has a business that is doing this work real-time, he is clearly proud of his reputation, and he seems to be a man of integrity. I don't always agree with the guests point of view, but it's great that we can have an open dialogue and even have a little fun and joke around on the Live's. I look forward to the Tuesday night lives.
I really think Todd should not have this guest on if he’s going to be so rude to him. He said at the beginning he did not agree with him on everything but I feel like he’s shooting him down and interrupting him and I actually would like to hear what the man has to say. I may not agree with it but I’d love to hear both sides.

buyers agents hard job is: Restricting access to a poorly documented house listing in attempt to extract a large sum for a contract which an attorney would charge $300 Seriously, quit intentionally making the job so hard. 1. Discover a way that buyers can access property without an agent 2. Buyers hold open houses and invite vetted clients 3. DO "ANYTHING" to save a buyer money. (what do you do now) 4. Document house problems eeds and get it posted so all agents can see it, including bank appraisers 5. Understand why people complain about buyers agents
Government overreach. I don't care to bring an agent with me when I look at a house. They are a distraction rather than a help. In fact, I will sell all future homes FSBO. The title company does the paperwork.

As a buyer, I will now only buy FSBO or buyers commission paid by seller ONLY. Will not even look at a house that has a commission to be paid by buyer.

It's never bad to have new agents coming in because people forget they were once brand new also. There's great agents getting in the business every month across the country that will be fantastic to work with. The majority won't be there in 2 years. I think more importantly there should be production minimums to maintain your license and that would reduce the bottom 50% of the boards that do not sell anything or do under 5 deals a year. I can't imagine having a surgeon that only does surgery once every 90 days. To me that is the bigger problem. That this business allows people to not stay sharp and practiced constantly.
I refuse to pay a buyer's agent commission as a buyer, or buy an HOA controlled property. All I need is an attorney and a title company. I'm happily sitting on cash waiting for the crash. Looking for land in the county outside of city regs. I'll wait for what I want for as long as it takes, don't care. (Que the angry sellers 😆)
I thought there would be a crash but now I know with this amount of inflation it won’t happen, crash callers are unfortunately going to be proven wrong, I’ll give it one more year then I’m going to buy again.
I am in Phoenix AZ and I sold my house in Aug 2020 for $324k. By late spring 2021 Redfin was estimating it at $524k. As quickly as it went up I believe it will just as quickly go down.
Todd if you are saying that you work for free for these buyers , that’s crazy. I’m sure your agents don’t want to put in hours and hours of time to work for free. Agents have bills to pay too. I feel bad for the buyers too but I don’t work for free , nobody does.
I'm a realtor and I do agree with Phil about seller to broker buyer agent compensation. It seems just a matter of time before broker to broker compensation is no longer allowed by the DOJ so we are trying to be prepared for that. We are advising sellers to still be open to compensating buyer brokers for many reasons but not up front. Put it in the offer. Also, I know a lot of people feel comfortable spending that much money without any representation but I still believe there are many more people who have no interest in trying to negotiate with a seasoned listing agent on their own and risk being taken advantage of.
When I first started selling real estate 25 years ago, my company told us this is not about the agents. It’s about the buyer and the seller !!!!now it’s becoming about the agents !!! that’s wrong.!!!!!
Sounds like common core Realestate, as a NC state certified contractor from industry to industry the government agencies are constantly trying to fix things that aren’t broken
In other advanced countries there are no buyer's agents and the total commission is 2%. 6% is absurd. A small house in the miracle mile on los Angeles costs $3,000,000 and 6% of that is a staggering $180,000.ost houses sell in less than two months.
Florida has a different set of rules. It’s a shark tank down here. It’s sink or swim and I understand your guest very well. The buyers here in this market are very competitive as well. Selling or Buying a 50 million home requires two things, no heart and deep pockets. If you don’t have the money, there are other places way north of Miami to the Palm Beachs you can buy a nice little place for $450,000 with a backyard…pool not included.

Todd, great discussion tonight. I have one thought as a buyer. Why can’t I contact multiple buyer agents and go with the one that gets me the best deal….just like I’d do in any other contract I’d ask for quotes. Currently and seems under new proposed requirements, there is no regulated and enforced fiduciary requirement for buyer agents. Every property I’ve purchased, there was absolutely no incentive for the agent to keep my interests in mind. It’s only after buying multiple properties in an area and I become known that I get some competitive diligence.

Todd, my wife and I own a small RV park in NW central florida. Nearly all (90%+) are long term renters & retirees. Many of whom are ex military. The maintenance costs & property taxes have become prohibitive for home ownership so they come to the older RV parks that are half the cost of the “Corporate RV Resorts”. The new affordable housing in the USA.

If a buyer has the ability to negotiate with a buyer’s agent, that you don’t need. That buyer has the ability to represent themselves and compete a purchase without a buyer agent.
In the UK and around the world it's a 2-3 percent commission. Yes the sellers do more in terms of showings and attorneys etc, but buyers and sellers do not have to pay through the teeth. So there's that Zillow and Redfin values are not real right now.
I feel very much for first time buyers as Todd and Phil have discussed and since in our area most sellers will continue to cooperate the non -paying issue will be a small percentage... however I think it's unfair to expect a buyer agent to work for free. As Todd mentions buyers have appraisals, originations, inspections, attorney and title fees etc. All those vendors will get paid and they survive off the same transactions. Will attorneys work free? will inspectors work free? Loan originators ? Anyway, just something to think about. Phil's creative plans may work for some buyers.

It takes a special breed of person to work on 100% commission based income and many don’t have what it takes. I think with the new law that it’s just the tip of the iceberg.
You dont need a buyer's agent to find you houses for sale or to show you houses. What seller wants to restrict the number of people who know their house is for sale ,look at pictures and know the price? No one except maybe Taylor Swift .

Thanks for the support. I love my industry actually and I support great agents 100%, but I’m super disappointed with the leadership. That starts with NAR, local boards and broker/managers overall. Not everyone, but many made the agent the client, not the consumers. We need brands to rise up and put this back on the track. 🙏

Sellers have a choice to place listings on the mls or not. Some sellers choose to have pocket listings . Look it up. Learn the facts. Once you do you will understand. No-one hides anything? I think you've misunderstanding the info
@@PS-qz1znThe MLS should be available to all buyers. Unless you're very famous and don't want people going through your house , both buyers and sellers lose if any listings are kept a secret unless they're fools.
Why would any seller except maybe someone famous not want their house on the MLS? A tiny tiny percentage of people don't want their house listing available to every potential buyer . Pocket listings are very rare and irrelevant here .@@PS-qz1zn
@@PS-qz1zn I don't misunderstand the issues.Pocket listings are extremely rare but hiring buyers agents is very common and should stop. The MLS should be available to everyone for free. If you're famous or have valuable art in your house maybe you want people screened . Even rich people just put valuables in storage for showings

Just hire a lawyer to write the contract for maybe $1,000 .If the house costs $2,000,000 instead of paying a buyer's agent $60,000 you save a fortune by hiring a lawyer and anyone with a pulse can become a real estate agent. A lawyer who limits their practice to real estate can also give you several recommendations for title insurance companies, inspectors, escrow information and more. You dont need a buyer's agent at all despite the mumbo jumbo in this video. The seller's agent shows you the house. Font be fooled or cheated. You dont need these middle men..

while this is clear as day to you guys, it is not to me. You need to give examples of one, different examples for the seller, and two , different examples for the buyer.
My summation is only get an agent if you're the seller. If you're a buyer don't get one and just get advice from government agencies and hire a lawyer when you find a house you want. A lawyer can write the contract, give you multiple recommendations on inspectors, title insurance companies, escrow, wire transfers and more.

@@SachsRealty Tell him to check his email. Use an inflation calculator to see how much money you should have after 10yrs. After fees on both ends, interest, maint, taxes. How much should the house go for. Then the reserve devalues your money by printing more. You need around 30-40% than what you started with to get the same brand new house. Property taxes and housing prices don't keep up for schools infrastructure, real estate agents, ect. Look up house size over time. We've gone from 800sqft in 1890 to 4500sqft today Everyone will eventually go poor and end up in modern day slavery to the system. It's the end of the cycle. The reserve has devalued the dollar by 95% since it's creation. It's happened before with other concurrences and it's happening again. Look up "Changing of the world order" Ray Dalio. He wrote a book and made some videos. Physical gold is a fools game and thinking anyone can hide in some corner is of the world is in for a wake up call. There are answers though and it will be a rough but the countdown is almost over.
Todd needs to knock it off with making the barrier to entry even higher. In most states you now have to have a degree to become a broker, an agent can still just have the education. The way Todd wants to set it up is nothing more than gate keeping to keep even more people out of the industry. Now that he has his he wants to make it so no one else can ever use real estate to improve their lives
We have a fantastic economy with two great presidential candidates who both love the country and have done great things for this country last 10 years . Harris will win . Everything looks fantastic with everything last 25 years . More bullish then ever going forward next 25 years

How do you get into a house to view w/o an agent? Set it up thru the seller agent?

There shouldn't be any buyer's agents. It doesn't matter if the seller pays the buyer's commission because it raises the sale price the buyer pays
Even if the seller pays it a buyer's commission needlessly increases the price a buyer pays and injects a middleman where one isn't needed.

Listing agents should be onsite for all showings to unlock and lock doors only.. that would fix much

Todd, great discussion tonight. I have one thought as a buyer. Why can’t I contact multiple buyer agents and go with the one that gets me the best deal….just like I’d do in any other contract I’d ask for quotes. Currently and seems under new proposed requirements, there is no regulated and enforced fiduciary requirement for buyer agents. Every property I’ve purchased, there was absolutely no incentive for the agent to keep my interests in mind. It’s only after buying multiple properties in an area and I become known that I get some competitive diligence.

A seller should pay to sell. A buyer should never pay to buy.
The only advantage an HOA offers is the opportunity for direct democracy thats it.

Todd, my wife and I own a small RV park in NW central florida. Nearly all (90%+) are long term renters & retirees. Many of whom are ex military. The maintenance costs & property taxes have become prohibitive for home ownership so they come to the older RV parks that are half the cost of the “Corporate RV Resorts”. The new affordable housing in the USA.

If a buyer has the ability to negotiate with a buyer’s agent, that you don’t need. That buyer has the ability to represent themselves and compete a purchase without a buyer agent.
In the UK and around the world it's a 2-3 percent commission. Yes the sellers do more in terms of showings and attorneys etc, but buyers and sellers do not have to pay through the teeth. So there's that

I feel very much for first time buyers as Todd and Phil have discussed and since in our area most sellers will continue to cooperate the non -paying issue will be a small percentage... however I think it's unfair to expect a buyer agent to work for free. As Todd mentions buyers have appraisals, originations, inspections, attorney and title fees etc. All those vendors will get paid and they survive off the same transactions. Will attorneys work free? will inspectors work free? Loan originators ?
Anyway, just something to think about. Phil's creative plans may work for some buyers.

Thanks for the support. I love my industry actually and I support great agents 100%, but I’m super disappointed with the leadership. That starts with NAR, local boards and broker/managers overall. Not everyone, but many made the agent the client, not the consumers. We need brands to rise up and put this back on the track. 🙏

Just hire a lawyer to write the contract for maybe $1,000 .If the house costs $2,000,000 instead of paying a buyer's agent $60,000 you save a fortune by hiring a lawyer and anyone with a pulse can become a real estate agent. A lawyer who limits their practice to real estate can also give you several recommendations for title insurance companies, inspectors, escrow information and more. You dont need a buyer's agent at all despite the mumbo jumbo in this video. The seller's agent shows you the house. Font be fooled or cheated. You dont need these middle men..

while this is clear as day to you guys, it is not to me. You need to give examples of one, different examples for the seller, and two , different examples for the buyer.
My summation is only get an agent if you're the seller. If you're a buyer don't get one and just get advice from government agencies and hire a lawyer when you find a house you want. A lawyer can write the contract, give you multiple recommendations on inspectors, title insurance companies, escrow, wire transfers and more.
I wouldn't pay a so called buyer agent realtor or anyone else besides a attorney closer .

Use an inflation calculator to see how much money you should have after 10yrs. After fees on both ends, interest, maint, taxes.
How much should the house go for.
Then the reserve devalues your money by printing more. You need around 30-40% than what you started with to get the same brand new house. Property taxes and housing prices don't keep up for schools infrastructure, real estate agents, ect.
Look up house size over time.
We've gone from 800sqft in 1890 to 4500sqft today
Everyone will eventually go poor and end up in modern day slavery to the system.
It's the end of the cycle. The reserve has devalued the dollar by 95% since it's creation. It's happened before with other concurrences and it's happening again.
