You should totally move your office to the guest room your putting together (the second one) I feel like its such a big space and secluded from the downstairs so it would feel more like your going to work in your office. Guestroom, I see the vent over the bed. If you want to keep it there be mindfull you will need a clear vent cover that directs the airflow toward the foot so the guests aren't directly getting a/c or heat blown onto them. Same thing in a baby's room when the time comes.
