    I want to thank you for making this channel. I had a conversation with a real estate agent today. The agent was questioning me as a means to put me to the test. With the knowledge you impart I was able to pass that test and begin to establish a relationship.

    Plus since the investor put up the entire down payment even by taking 25 percent of the profit 18 months later your COC return was infinity while the investors COC return was 'only' 100 percent. Good deal.

    I really like how organized the presentations are and easy to follow. I have been kicking around the idea of buying part ownership in a building and building out executive suites to lease out individually in my portion of the building.     Petter, In my case I"m an Owner of Construction Company (General Construction and Framing Specialist Contractor in California) and I decide to dedicate 100% to go with Commercial Real Estate Apartments thanks to you, Kiyosaky, Fast Line, Donald Trump, Economy Books,Warren Buffet, Ray Kroc and others mentors I Follow and his books , and my question is,
    Do you think I Build my Own apartments complexes is an option too or definitely I just keep going with all the knowledge you just teach to me in all your videos and books?

      New construction has plenty of headwinds that slow down the projects by as much as a year or more; buying existing and renovating is MUCH MORE efficient.

    Sounds like this video isn't completely for beginners because crowdfunding is mentioned, which isn't an "entry-level" method of buying commercial.

    I'm new to all this, and I enjoyed the videos I've watched so far. One question, do I need a real estate license or any type of license or certification to structure deals or contracts. I don't have much saved up and need to raise capital. I have no experience but, I am eager to learn and invest on my first commercial property. I will be buying your book!       No, you do not need a real estate license to be a commercial real estate investor

      You're going to need "skin in the game", i.e. money.
      Nobody is just going to work with you/finance you without you sharing the risk. Even if you present all the numbers, show up with a suit on and show complete competence; money is the bottom line. I advise you get your license and you can not only invest but sell commercial real estate or residential real estate, and then invest your earnings back into the game. You'll develop more skills and also increase your knowledge and credibility. Good luck!!

      Set up a legal entity; ask an attorney and a qualified CPA which legal entity that should be for your particular situation.

    I tried 15 hard money lenders they will not let the seller carry back 30% in my case they want to see me come up with 20%... Where do you find these lenders?

    do you charge as a percentage or a set price for wholesaling? I do have access to deals and interested investors but I don’t what is a fair charge so I can make it worth my while. Thanks

      It's neither. The amount earned from a wholesale is the difference between what I have it under contract for and what I sell it for.

    Finding a private investor wont work because they won't go 100%. They want you with some money too

      Some commercial Banks will lend a bridging of 100% and remortgage after 3 years.
