Option 2 is best since it's in the same neighborhood as Morgan state. You can rent to college students. Also check the city plans on their website to see what neighborhoods they are investing/building in. Wherever they're investing is basically a guarantee of property value increase.
@9:45 damn lol. I remember when we rented, this condition house would be at least $1,000 a month 15 years ago. Looks great compared to some of the spots we rented. Also a good thing to check is the door hinges- if they are painted over or nice clean brass or nickel. Painted over is a cheap flip or was a cheap landlord.
I’d buy the second property and make sure I can get another full bath out of it and spend the additional money to make it look beautiful

I would get the 2nd because of the area. Morgan state ain't going anywhere so you can rent to college students and get more for rent since most likely it will multiple students rooming in the house. And student loans along with parents will be paying the rent.
