    Financial books have been so helpful. I bought my 1st home at 21 for 87k sold for 197k, 2nd home 170k and sold for 320k, 3rd 300k and sold for 589k and buyers paid all closing costs expenses etc... It is possible and very lucrative as long as all steps and details are followed.!!

      @@bernardwright891 I worked my ass off with 2 full time jobs and extras on the weekend. Saved up 25k and handed that over to my financial Adviser to put down and for investing. So I continued working my ass off and in less than three months I was able to lay my hands on my first property.

    Thanks for sharing. This is a solid list of books. Real Estate Game & The Confessions of RE Entrepreneur are great books that I am going to re-read this summer.
    One book I'd highly recommend for anybody interested in retail real estate is "Investing in Retail Properties" by Gary D. Rappaport. It's a 609 page, A-Z guide for structuring partnerships for retail real estate investments.

    I definitely can’t wait to work for a development firm and then start my own development firm developing affordable housing apartment communities,office,and mixed use projects!

      Me too. I worked for an affordable housing development company a couple years back. I am also a realtor. I started an LLC to get my development company up and running but for the last year and a half, things were pretty much at a standstill due to COVID-19

    Real estate finance and investments is a pretty expensive book. do you know if there's much difference between 2nd edition, 3.1 edition or latest (5th)edition? I've read 'The Real Estate Game' and parts of Frank Gallinelli. Within the last 6mos I finished 'Crushing it in apartments', I found it very straight forward, less hype than many other books of the genre and solid case studies/examples for those trying to get started in real estate investing. What are your next top 5 real estate books that you've found value in?

      Good questions - as with most textbooks, I don't think there's too much of a difference between the newer editions and the older editions. Other than up-to-date market conditions and data mentions, there's probably not much value in getting the newer versions if the older ones are significantly less expensive. I have the second edition and the real "meat" of the book (the most valuable part) is essentially evergreen and doesn't change much year to year.
      I don't really have many more great recommendations on books. Most I've found out there aren't all that valuable (at least in my opinion). The ABCs of Real Estate Investing by Ken McElroy could be a helpful read if you're specifically trying to learn about multifamily. The Millionaire Real Estate Investor is good for getting excited about what you can achieve just buying single family homes or small multifamily. Other than that, I find that most real estate books are essentially mostly hype (which is why I felt like this video was something that needed to be made). Hopefully that helps!

    I ordered What every Real estate investor needs to know about cash flow! So far great book and enjoying it looking to get the others on the list as I finish them!

    You've emphasized RE finance fundamentals for folks who are completely new, e.g. career change situation. So, would you recommend Linneman's text as a first step? I notice you also talked about RE programs at universities. What if someone already has a master's albeit in a semi-unrelated field? Would you still recommend a formal program at a university or something like Training the Street/Wall Street Training/Financial Edge?

    Justin, I'm about to buy all of these books. However, I have a quick question.
    Which academic textbooks did you find most valuable during your time at UC Irvine (both undergrad and graduate)? I want to purchase THOSE as well. As textbooks tend to be the best books I've read.

    Thank you for posting this list as you are correct there is alot of fluff out there and doesn't go into the nuts and bolts of financial modeling and dealing with Multifamily acquisitions.
