Really appreciate your review, as it is very honest and full of informations. Very detail. Unlike many agent would only highlight the goodness of the property without telling the negative sides. You should be example for other properties agent!
The offices here have vacancies below 70% and the mall is kind of dead even before the coronavirus. The last auction unit sold at rm800+ per sqft, less than half of the rm1700 price tag. Its still a good development, but it seems iherng is a little overly optimistic.
For a unit that cost RM1 million, I felt like all the design features shouldn't stop at the lift lobby, I would expect some design features to continue along the common corridor like Fennel Residence, hmmm... I would also expect the developer to provide quality electric switches and soft close mechanism e.g. Blum for the kitchen cabinet. The location and common facilities are pretty good in this development.

@@nicklou255 I'm still in search for such "atas" properties too. It depends whether owners are comfortable disclosing their home to everyone or not as it might compromise safety and security :/ Anyway, thx once again:)
The view from the pool area is amazing. But the view from the unit itself is really spoil by the office tower being so close. Not that I can afford it, but if I had 1 mil to spend, I'd probably look for a place with nicer view, lol.

The bigger unit is selling Rm2million if not mistaken. It looks nice but for me too expensive. Or mayb all the furnishings cost is included in the selling price
As far as I can remember it’s only partially furnished ie kitchen cabinet, appliances, wardrobe and airconds. The kitchen cabinet doesn’t look worth the price paid. I’d rather they sell it bare.
But Marveen, it's not KL. Imagine if you work in Samsung at KL Eco City, the Semi D in Puchong wouldn't make sense. So it's all about perspective yea. Thanks for watching=)

Yupe. Many has asked me this question. My take is the maintenance fees tend to change and since these videos are gonna be here forever, I always suggest potential buyers to find out directly with the team. Thanks for clarifying Lau=)
The mechanism that limit the window opening is called the restrictor. If I'm not mistaken , DBKL has implemented that any high rise commercial title building should need to have a restrictor for safety purposes.

Hi Janice. Thanks for supporting the channel. Well it would take a while until I gain access but you just use the basic rules that I share in the channel and I think you'll be fine. Do research on 20 similar projects, take the latest transaction price and rental into consideration, make sure it's within affordability and make informed decisions.
Yo Sean, been following you for quite a bit now. Great content as always, however I do have a suggestion that your audience might appreciate. It seems like the majority of your Property Review videos right now are pretty interesting and generally have your Sean of Approval Stamp. However, is it possible to deliver some videos on properties within certain price categories instead? Like you could give your opinion on a group of properties that are within different price ranges and you kinda give a your thoughts on why would you choose this over that. Something like a Tiering System/Tier List of properties within given price ranges. Thanks!
Well that would only make sense if we're purely talking about investment grade property where it's binary, either it's making money or not. However, let's not forget the objective of homes at it's very core. It's still gonna be a location to host families and that varies in terms of individual preferences. Everyone's need is different and it wouldn't be fair to set a grading system on elements that cannot be qualify. I do understand there are a lot of 'gurus' out there grading properties but I choose not to. Therefore the purpose of these reviews is to help everyone make that informed decision=)
@@iherng I see your approach now. I wasn't aware of the presence of other "gurus" that have a tier list as you're the only property influencer I follow! But my suggestion mainly stems from a property newbie looking to financial plan and goal plan for the future. As you might have noticed, its often hard to know where to start and since a tiering system provides the benefit of distinguishing certain criteria to look for either for homestay or investment purposes. Superb Abdullah station, too bad it's beyond my affordability. Alila bangsar and The Garden are within walking distance. Everyday can eat hotpot and steamboats in Garden.
Really pitty we don;t have this concept in the Netherlands. Europe could learn much from Asia/Malaysia how to set up the city of the future. But RM 1 million is very expensive also to European standards.
Privacy is really an issue with such dense mixed development, adjacent buildings are really near to the units. 600+ sqft for 1M? Hmmm... I wonder how much are the bigger units. Sandwiching between highly occupied offices and existing residential towers, not sure if this would be a good place for own stay. For investment maybe, but don’t think people would want to live here during the pandemic with such density.

The residences are well integrated and connected, but abdullah hukum area is not quite pedestrian friendly compared to wangsa maju and downtown KL
Well, the only abdullah hukum area I know is from the station to Gardens only hahaha=)
