I used to live here in the dual-key unit (1500+ sqf). As a renter, I can say that the biggest plus point of this condo is the location and that really is about it. Pros: - Great location; both for MRT and driving in to KL/PJ area. - Fully covered walk-way to MRT - great during rainy season (less than 10 minutes walk). Super convenient as its 2 stops away from EkoCheras/Leisure Mall for grocery shopping (get a trolley) - Panic buttons along the walk-way and I've seen security guards in the afternoon sitting around the corner of the walkway. - Walking distance to nearby shops (economy rice, warung, J&T etc) - Low density Cons: Many of it has been subtly touched by Sean but I'll elaborate on them: - Poor ventilation/lighting; for the block I lived in, you get little to no sunlight around the wet kitchen area and there have been issue with pest. Laundry takes 2-3 days to dry if we left it there. - Quality: the doors are very light so they tend to slam even with the lightest push/pull and the soundproofing of the windows are sub-par hence if your unit is facing the highway, it gets LOUD even with the windows closed. - Poor use of space - despite living in one of the larger units, we felt cramped due to all the weird angles and low natural light. Our fridge was right next to the main entrance (no other place to put it) and there's very little space for a dining table without obstructing walk-way. - MRT walk-way safety; the area is quite secluded after the pedestrian bridge and there were times where the lights didn't work so it felt unsafe to walk (I used to take the first train in the morning). As its really early, there were no security guard at that time. - Noisy - this is expected seeing as its right by a busy highway and about 5km away from HUKM BUT it can also get noisy late at night. I think this property is suitable for investors looking to rent it out but be prepared to deal with some maintenance issues and I would recommend to double-check all the fittings and finishings.
Hi Sean, heard that the opposite high rise M Vertica is handing over keys soon in May, can do a review of the property? Always heard about MahSing but not sure how good is their works. Thanks!
@@chongjunxiang3002 Thanks Junxiang, this project is gigantic no doubt. Have read some comments that their work is quite poor, but it does not seems to match with the good reputation so am really wondering whether is their work really below standard or actually not.
I think weird layouts like this are not that hard to style. You just need to move away from straight lines. Go for a more organic shaped furnitures. Eg, round bedside table
It is a very old township or address.. my grand parent house is the landed opposite of the project. What I not quite like is the surroundings of cheras flat nearby. Congested... Good thing is can find good food there 😋 😉
@@iherng thank you Sean, they said it's going to get VP at the end of May. However the deadline already exceeded than enough, MCO is not an excuse anymore.
i thought such layout orientation is because the window can face north direction, hence less heat from the afternoon sun, which translate to lesser cooling bill.
For renovation and services, we usually go through the service lift where the security guard usually witness the workers. Not for this project, but most of the new building comes with QR codes for lift access now. Great comment PP!! Thanks for watching=)
iherng yes I do checked out your 215 videos was a fan since ur first 10th video. Love your insights, but will really appreciate if there are sorting of videos based on the type of properties/ near to public transport instead of going through one by one. Thank you and have a nice day. 😊
Nice review Sean but... 12:15 errrrrrrrrrrrrr WC and Basin errrrrrrrrrrrrr... just make sure you wash hands and pee in the correct ones ya. hahahahahahaha
wat u expect from leasehold projects?its always the case with cun facade n entrance, but slacks in specs...like,welcome to my unit-check out my amazing FRIDGE!the focal point upon entry-wow!not to bad la,can la stay...
if compare surrounding projects, m vertica price is affordable, depans your budget la, if looking low density with lowest price 4/500k at this location is impossible.
According to /k, Cheras not for human live one :P Especially after you show that monster of the super high dense structure. I wonder how living in such place will feel like. Maybe can make a video of it?

hi Sean, would you be interested on doing a review on the pulse residence, Puchong?
Hi Sean, heard that the opposite high rise M Vertica is handing over keys soon in May, can do a review of the property? Always heard about MahSing but not sure how good is their works. Thanks!
Mahsing is quite reputable, but MVertica is more like affordable home project (thus the crazy height and size, also density)
So we will see then.
Gosh thats a nightmare. And MahSing beh sai :|

Thank you!! I've always wanted to see more of this place! See it every day otw to work

Hi @iherng, great video again. I love the ID done by your team. I'm just wondering how much would it cost to do up a unit just like that? Thanks!

hi Sean, would you be reviewing a mixed development in Amerin Mall & Residence at Seri Kembangan?
Nice video, thanks for your insights on Malaysia projects, hope to see more review on southern projects :)
About connectivity, perhaps Sean can try walk from lobby to that station to time it/rate the infrastructure reliability?
I think it’s about 5 minutes. Quite convenient. Direct bridge to MRT with roof
Jun Xiang, I would suggest to come experience yourself if you decided you're gonna invest.
Thanks for watching!!

designed by UAE level firm bro. im sure there is a reason behind it.
@@klcitywatchyoutube4211 im sure they thought of every nooks and angles. Takes a creative ID to match such creative layout
Hi! Sean..........will you be doing a review

This video great as it comes with purchase price
Glad it was helpful Michelle=)
How does the digital lock help when most buildings still need fob/card for elevator and public spaces?

Hi sean, can recommend other properties that are connected to mrt station like this?
Erm, since we visited 200+ properties, please do go through them first.

hi iherng! why don't you review sunsuria tangerine condo at sepang hehe
Let me try yea. See what I can do:)
@@iherng thanks! my question would be, is sepang too far? its a new township
For me, the apartment is ok, just the area is quite jam.
Hahaha. Anywhere in Cheras will be congested lah hahaha. Thanks for watching Aze Tect!!
It’s quite bad isn’t it? The lightning, ventilation and the dark corridor. What worse is the units layout.
next review arte cheras?
Is this the Rosmah project?
Fengshui wise your unit should not face utility rooms.
i think last time this view should be KLCC view, now become M vertica view hahahahaha
Unfortunately hahahaha. Thanks for watching Chun Teng.
Nice
So smol

unit layout not really practical for the user, I think the designer too much focusing on the external façade
""Can I advise you something?""
hahaha
Is this one of the worse layout you ever visited?
the layout..... kinda weird ~
People who buy M Vertica are crying now 🤪🤪
why
Ya, why? Anything happened?
No la, just the density only, nothing happen
But they already knew how high density it is when they booked right😂
if compare surrounding projects, m vertica price is affordable, depans your budget la, if looking low density with lowest price 4/500k at this location is impossible.
3 good things sounds like 3 okok things 😂
