    Looks like a great project Will. I built something similar 25 years ago with very similar requirements. Essentially a three bay shed, two roller doors. 15x9 meter. It is steel framed shed and skin (termites here) with 3 meter heavy duty work bench with a galvanized steel covering. Several coats of Oil resistant paint on the slab is also a must. There are no shortage of these available here as DIY kits or builder of your choice and certainly no need for an architect! The whole thing up in a week, from excavation to lock up!
    What I would have done differently in hindsight or funds permitting at the time.
    Sufficient hight for a defender on hoist and taller doors as you suggest. As you say maybe remove the hoist at some point but you need the slab thickness from day one and maybe three phase power.
    Heated slab, mine is in Australia but temp at our farm ranges from -5 to over 45 so this would be a great advantage the three months of year it’s cold.
    Insulation is a must, or at least sarking as it’s called here to stop condensation from dropping on your vehicles. 20k sounds ridiculous, I’d shop around there!
    Additional windows at opposing ends of the shed to allow for a cross breeze to enable cooling, maybe not an issue in the UK 😊
    You can never have enough power outlets.
    An overhead crane and traveling dolly to enable moving engine/gearbox etc to work bench. Just a securely mounted 2in gal pipe would do. (Benefits of a steel frame shed).

    Building regulations/control is the easy thing to comply with. As you say over 30m2 you need it. With a house you will usually have an initial inspection when you start the project i.e. before you change anything. The next inspection is the footings, slab or trench whatever you’re going for. Then damp proof course. Then insulation. Then final inspection.
    In my experience building control officers are very friendly and helpful and on each inspection just ask what they want to see next. Where with building a house or extension you may cover up things they need to see this is less likely with a garage and therefore the number of inspections may be less. With my local council the cost is dependent on the size of the project not the number of inspections.

      @@lrworkshop easiest is to submit engineer drawings where everything is specified, however these drawings cost money. You can do the research yourself what timber sizes etc you need. Architect drawings should be sufficient to start the process, from there it will depend on how friendly your building inspector is. I’ve found in the past that with a bit of research you can tell them what you intend to use and they will tell you if their happy with that or not. With the very helpful ones you can ask what size of lintel etc they want to see and then buy accordingly. Most ‘approval’ from building inspector will be onsite. If you’re unsure about anything they are there to help. With my local council the planning department are the most obnoxious bunch of people you could ever meet. And the building control department bend over backwards to help you.

    You don't have to fix your solar panels flat on the roof, you can mount them on their own frames, at the correct angle. Your latitude plus 15 degrees.

    Allow for workbench, power, drainage and storage racks plus floored loft for storage of bulky but light objects etc etc
