- In this video I share a step by step guide on how to get Planning Permission by yourself. Getting Planning Permission to build a residential house or extension doesn't have to cost thousands. I did my own planning application for £231 and got it approved first time.

Your a superstar mate thank you very much for you help wish I’d came across your UA-cam channel sooner.
Thanks for the application walkthrough! Appreciate it! I'm just planning ahead, in process of buying a property. Hopefully exchange by September. We going to remodel our master bedroom, make the ensuite smaller and apply for planning app to cut a new window opening on the side (faces no one and will be facing TPO trees) and on the roof for stairway. Hopefully, first time lucky! Been a long while since I've used CAD or Sketch up lol
well done, im learning, thank you x
A typical case is the client who plans everything themselves because they think they can do it all on their own, and then the architect who draws the construction drawings has to make countless revisions to the grant permission because the client "wanted to do it all themselves." Even for the simplest standard brickwork box, with a sliding door, they will always get something wrong.
Really good video, thank you
There is no outline or full planning application for domestic extension. Your application is a householder planning application.
Thanks very interesting and informative 😊
Glad you enjoyed it!
You and I are sooo alike. And just about on the same tracks.
Thank you for the video! I just had the following questions from your experience.
How did you manage the structural work?
Did you have a structural engineer?
Did you have any troubles with building control?
Hey thanks for the questions and sorry for the late reply. I planned what I wanted to do structurally and then hired a structural engineer yes, he specified the steels etc and provide detailed drawings to follow. My experience working on structural projects definitely helped here. Building control were great, I guess maybe I got lucky, but I did everything to the book so had no problems :)
Good luck and hope your extension works goes well.
Thank you!! Great video!
Hi Bret. Thanks for the info. When we draw the site plan do I to draw the site border with Metric scale. Or just the new work + house drawing is in Metric scale . Not sure from where I can find the site/land dimensions. can you please help me on this
Great video 😊. Did your council make you apply through planning portal and is it necessary?
Hi Bret, would be great if you could show AutoCad demo. Many thank’s.
Did you do the drawing yourself? What tools did you use?
thank you!
I’m in Ireland could I do the same ? I have a large shed in my back yard 10 metres 7 metres that runs on to a laneway of about 243 cm wide
I think the full planning application form you used was not for domestic extension. Just wondering how can you apply for permission of your house extension with a full planning application form! For householder application, design and access statement is not required by the council.
Correct. And talk of outline pp for an extension is irrelevant.
Great video! Just wondering if you also did your own building warrant application?
What if I wanna build it myself and not by a construction agency, would I still need to go to the council and talk with them, get some approval or something isn't it?
Mustard
Thanks for the video, could you tell us full paperwork total? Also is Sketchup appropriate for making drawings?
It is.
Generally, a good helpful informative video but not perfect. I'm contemplating doing exactly would you've done i.e. .. a rear extension with new windows all round. My house is semi-detached as yours and I'm planning to undertake the work myself. You've made the point a few times, that the video is directed at the owner/self builder, who is probably going to work on his own property. Which is good and I think a video like yours, would potentially save you pounds in architect fees? My only criticism is, when you get to question 17 (11:46 mins) you don't actually explain how to answer the question. Leaving up to the viewer to try interpret what you said and filled in? You only make a reference (again) to this being a simple self build, help video. Which really it can only be, if you make clear instruction on how to answer specific questions? I take your point, that question 17 might be targeted at a developer. But speaking (like you) as a sole, one house, extension builder, how did you answer that question? Surely the aim of your video, is to provide guidance on how to complete the planning application form. But I'm sorry to say Bret, if I was relying on your video to help me fill in the questions, I think I may end up phoning or emailing the planning office, for more clarity on how to answer specific questions? Thanks for your time and uploading tis helpful video.
Autocad tutorial
Thinking of giving this a go Bret, thanks so much for the information. Just a question, does all of the above still apply for Permitted Development? As in, filling out an application on Planning Portal etc?
