It's only necessary here because the house has no basement. Normally midwesterners in the US shelter in interior rooms without windows in their basements during a tornado warning.
The high ceilings are great in warm climates as the heat rises and the rooms stay more comfortable temperatures. In colder climates, yeah, I wouldn't spend the money for high ceilings because it can cost a fortune to heat (unless you get heated floors!). There is enough space upstairs that you can add an additional laundry room - for a cost. But many of these are new builds. You buy the land and have a choice of plans to pick from. Part of the process is the upgrades that you choose for your individual home. That part is fun but can be overwhelming at times. Lots of choices. Covid took some of the choices away because some of the upgrades depended on what they could get in at the time it was needed for installation. These slowed up the process a lot during that time. If your heart is set on something, though, most builders are willing to work with you.

Yes! I am only 49 but suffer with a nerve disorder. I have been in a wheelchair for the past several years and therefore can't walk up and down stairs. My bedroom (which is equipped with a handicapped accessible en suite bathroom) is on the first floor. Again, thank goodness for that, because I am physically unable to navigate stairs.

We built our own home in Montana 10 years ago for about 260k. It's 4600 square feet with an additional office and decking around half of the house with a 4 car garage on 20 acres, and it is now appraised at about 900k. We have our own water supply from a natural spring on property, and we live at an elevation of 5800 ft, and the nearest town with a population of 120 is 11.5 miles away. We have views of the Rocky Mountains and the Crazy mountains and our own gun and bow range. We recently built a shop with a car lift, pit, wash bay and paint booth. We restore old muscle cars for ourselves. My brother and his family live on a 40 acre lot next to us in a log home we built and it's 6500 square feet with two 4 car garages. His was much more money to build but is now appraised at about 1.3 million and we built it for about 490k 8 years ago. We are on the same water supply. We actually build log homes for a living and we are currently building one for one of his kids on the property. We also live about 100 miles from Yellowstone National Park.
Our TVs are on a mount that allows us to position the TV where you need it & even tilts. The current position of those TVs are just where it sits when not in use. Remember that we live by convenience & individuality.
Excellent reaction. As you continue to explore $500,000 homes across the U.S. I think you'll find there are significant differences as far as the bang for your buck goes. I live about 2 hours from Tulsa. Look at properties in Oklahoma City. I think Tulsa is probably the most expensive in the state. But don’t tell the people from California, they’re leaving in droves for Texas and we don’t want them to discover our nice conservative state.
I wish I had five dollars for ever time that guy opened a drawer. Now, to the house. I loved the first floor, but hated the upper floor. Not important, just my thought in this moment. As a dog lover, the thing missing was a dog washing station. I loved the security room especially given the location in tornado alley. I wish every house and apartment building in the U.S. in Tornado Alley had one. If that were my house, you would see lovely flower and vegetable gardens. A home like this would be around $3-$4 million where I live. And when you do California, you’ve got to break it up in about 5 or 6 regions because California is like multiple states within a state. Georgia has high, median and low cost of homes, according to the area. Closer to Atlanta the higher the price. And Georgia has electricity all the time except when there has been storms sometimes, unlike Texas

A bathtub in the master bathroom is a must-have for women/men who enjoy a soak. If the house didn't have it, I wouldn't even consider it when looking to purchase.
That was point 19 acre lot, so less than 1/4 acre which is common for newer developments. The hood above the stove looks to be wood for the second it was shown. If so that scares me. The electrical socket next to the sink in the master bathroom was NOT a Ground Fault Circuit Interrupter(GFCI) which I'm not even sure is legal. The floor-to-ceiling windows look nice but if you have pets or young children that would make me nervous. Plus, the newer construction quality of materials is not the best which means the windows will have energy loss issues faster because of it. Larger windows more loss. The price tag is more common all over the country I'm sure. At least in these newer housing developments. Most of them probably also have a Home Owners Association which means you are paying a lifetime monthly fee (hundreds to thousands depending)for that as well. The average cost of a home in my area of Pennsylvania is almost $325,000 best guess. That's typically 1/4 to 1/2 acre lot. From a firefighter's perspective that would be a nightmare to navigate doing search and rescue. 😲😜😆
A Brit complaining about the laundry room location is priceless given that many homes in the UK just have a washing machine under the kitchen counter. Even new UK home tours I've watched, that even have a laundry room, have it downstairs while all bedrooms are up. That said, as American homes get even bigger, you often see duplicate laundry rooms on each floor.

My house on a small barrier beach island about 30-35 miles from Manhattan ( commuting distance to there .I did it for work for more than 40 years ) is smaller and less modern than the one in this video , but it's worth about $ 1 million .We have 4 bedrooms , 3 bathrooms , 2 kitchens , an office , a den, 2 wine cellars , a walk in pantry , a front porch , a large deck , a separate two car garage , and an organic vegetable garden . Location , location , location , the three rules of real estate value .

Those bricks are not painted. Painting bricks in north america isn't a thing to do, as you say to much of a maint. issue, it gets ugly fast. TV is usually watched in a reclining position in north america so generally they are put up higher.

Oklahoma (like most of the US) has very extreme weather - hot, humid summers and icy cold winters. So you end up living indoors where shops, cars and homes are air conditioned. High ceilings help reduce air con costs but slightly increase heating costs; but what Oklahomans love most about them is the way they give you a sense of space indoors. OK is a mainly flat state with big skies so people want breathing space indoors too. And you don't pay much more for them because you lose loft space. Also, American houses aren't priced according to the number of bedroom (like in Blighty) nor by cubic metres but by linear square footage.
Probably a better representation would be to choose houses in different areas of a State. Say one further out from a city center and one in a suburb closer to the city.
The last room shown with the sofa with the attic door technically cannot be "sold" as a bedroom. In the U.S. you can only consider a bedroom if it has a clothes closet. If you'd like to use it as a bedroom after purchase and intall a wardrobe (or as we call the armoires) then it could "used" as a bedroom.
Starting from Texas and going up, straight north, is all called "Tornado Alley". Hence the "panick room" in the garage. Housing will be cheaper throughout this region. Most new builds these days will have 2 ovens plus a microwave. (This to accommodate Thanksgiving & Christmas family gatherings & dinners.) Also, when you have "cathedral ceilings", keep in mind the cost to heat thst space in the Winter & to cool in the Summer, will be quite high. As concerning the laundry room.....your kids will be carrying their clothes up & down those stairs. 😂 Now, regarding the bathtub in the owners bathroom. Some people love to have a soak once and awhile. It's good to have options. It will be a good selling feature, if you ever decide to sell.
A few general comments about the video and home prices: (1) Location makes a difference within the state. I live in northwest Arkansas, next door to Oklahoma & Texas and my 2,400 square foot house is valued at $499,400 by Zillow while the state median housing price is $265,300. My area is growing fast - the builders are having trouble keeping up, but if you were to go to other areas that are growing more slowly, the same house would be priced much lower. FYI, the median priced house in Oklahoma is $250,800 and in Texas it is $357,700. (2) Texas, Oklahoma and Arkansas (which you have not gotten to yet, but will soon - hint, hint) have more issues with heat than the cold, so the high ceilings make a big difference since the heat rises above where you would feel it. My house has high ceilings and I use ceiling fans in the winter to push the heat down but not in the summertime, the exact opposite of what many not used to living in the South might think was normal. (3) I agree with the negative comments about painted brick, which once painted, must be repainted in the future. My house is brick & stone outside and it will NEVER have to be repainted. It was visually stunning to look at, though. (4) The "safe room" in a state like Oklahoma (and where I am in Arkansas) is more likely to be used as a tornado shelter than a place to hide from intruders. I am still making repairs from damage from a tornado that came through about a mile from my house on Memorial Day 2024. I don't have a safe room, so was in one of the bathrooms when the edge of the tornado was blowing by. (5) I like a larger yard (mine is much larger) and like more landscaping than what they had in the video, but my house was built in 2006 and I think they are making yards smaller now because land costs have gone up a lot.

Also if they have that many clothes they surely should be able to afford another acre or two for some privacy. If you get to Maine, look to central Maine rather than expensive south shoreline.

"No basement is a killer" might make sense, but it is not accurate. Oklahoma has few basements due to a high water table and clay soil, which make building a reliably waterproof basement cost prohibitive. Even if basements were possible in Oklahoma, creating maximum tornado safety in a basement-sized area would be costly, impractical, and unnecessary. Unlike hurricanes, a tornado comes and goes in a matter of minutes. During those minutes, you're not thinking about space or comfort--just staying safe. Oklahoma has mastered tornado safety, and the closet-sized safe room is designed for maximum protection.

Most bang for your buck is W. Virginia or Mississippi. Both economically depressed along with the house prices but places I would like. Least bang for your buck is the large N Eastern cities or the California coast. Also any ski resort. He is in Oklahoma. He has to check the drawers/doors for rattlesnakes. There is a channel asking for a photo tour of his viewers homes & to write down the history of their old house. Very popular & getting him lots of view.
The narrator really dropped the ball by not having a drawn floor plan to display. Heck, even Zillow is putting floor plans in the photos section of some of their listings.
When you live in a climate with high heat, the lighter the color the more it deflects the sun and your air conditioning will not have the strain to keep it cool. Usually homes of this size have dual systems, one downstairs and one up in the attic space.
I live in a rather small house with a combined living room, kitchen and dining room. However the entire space is quite small. The living room/dining room area has high ceilings, which I rather like because it helps to give the illusion of a much bigger space (if that makes sense?). I think if the ceiling was lower it would feel super small and claustrophobic. The high ceilings really do help in making it feel a bit roomier.

Pick ANY city, it will be more expensive than 3/4 of the rest of the state. Check the listings. Work remote & save half your money for more home & acreage, ponds, creeks.
It would blow your mind to see housing costs and low interest rates 4 to 8 years ago. Houses have basically skyrocketed in the past 4 years. Some of it was due to Covid (lost jobs) and the bad economy. The home you viewed is at least $100K more.

This is also why we all have ceiling fans in the South. There’s a method to our madness. No wasted space. Up north, they live in little boxes where men have to duck to enter a room. In Seattle, not many homes for under a $1,000,000! The 1920 house (4 bd2 ba 2,430 sqft), that I rented in 2008 was estimated to be worth @$400,000, I paid $1,750 in rent, today it's valued at 1.5 Million. The only new construction single family homes are where someone has paid over a Million for an old house, torn it down and has built new.
I know the states around the great lakes have lower cost housing. Ohio, Michigan, Indiana, Illinois, Wisconsin, Minnesota. But don't look in major cities like Chicago. And the winters are awful. Las Vegas is good price wise and weather wise. Idaho and New Mexico and Arizona might be good. I'm thinking of quality of life too. Texas has great prices but the summers are too hot and humid and they get hurricanes and tornadoes .

Being an architect, looking at model homes... 1.) Whatever your eyes can see, is NOT what you should be looking at. All the important stuff is buried, such as piping and foundation or hidden away in the walls or the attic, like plumbing, insulation and the actual structure of the house. 2.) Your comments about the high ceilings are right and wrong. The empty space will cost you more to heat and cool but ceiling fans are there to push hot air down in the winters and keep cold air down, in the summers. The open ceilings do NOT count as square footage, so it's not costing anywhere near what an enclosed room would cost. 3.) 2--story houses are CHEAPER to build (per sq. ft) than 1--story. The expensive stuff is the foundation and the roof, so by getting rid of that open space and moving the roof down to the first floor, you got rid of the drama, went back to designing your grandmother's 1950s house, devalued your new house by about $100K, and haven't saved any money because you are still building a foundation and roof over the same amount of square footage.
Beautiful house, now see what you can get in my area . It will be a challenge in Southern California for 500-600k and will probably get you a 1-2 bedroom condo in a not so good area or out towards the desert. The cheapest starter homes in my town start at 750k up and are nothing close to this house.
They build nice houses for people that can afford them. Most people go way into debt to buy these houses. My problem is that the builders maximize the land, which means putting houses 10 feet from each other. I just couldn't live like that. I live in the country and have 10.5 acres. My parents live in a smaller house in the front of the property (Dad is 89 and Mom is 88, so I like to be close in case they need help). My closest neighbor is 1/4 mile away. I like my privacy, peace, and quiet (and no neighbors to complain when I play my guitar loudly!).
This house is NOT worth more than 300k. This guy was talking ASKING price, not the actual insurance value. I can ask a million for my car, it doesn't mean my car is worth a million.
To be fair if you see what you get for $600k here in the UK down south then if you think that is overcrowded you would think you were living in a football stadium here with the other fans lol 😂

The drawer under the stove wasn't broken. It had a tray in it to hold smaller items.
Half bathrooms do not have a tub nor shower. It's just a toilet and a sink.

The drawer he “broke” is a spice drawer. The bottles fit in a small bracket and they tilt outward so your spices are handy while cooking.

Washer dryer in most states has to have a drain in the floor for leak or broken water hose.You can't put the washer dryer any place.

In Oklahoma City you would get a house twice the size for that price plus acres of land. Tulsa prices are overinflated and they have small yards.

I agree I think could be white bricks or even brick facades that just create the look of real brick masonry.
There are still some people that have painted brick which I agree is a costly maintenance issue over time.

Oklahoma (like most of the US) has very extreme weather - hot, humid summers and icy cold winters. So you end up living indoors where shops, cars and homes are air conditioned. High ceilings help reduce air con costs but slightly increase heating costs; but what Oklahomans love most about them is the way they give you a sense of space indoors. OK is a mainly flat state with big skies so people want breathing space indoors too. And you don't pay much more for them because you lose loft space. Also, American houses aren't priced according to the number of bedroom (like in Blighty) nor by cubic metres but by linear square footage.
Probably a better representation would be to choose houses in different areas of a State. Say one further out from a city center and one in a suburb closer to the city.
The last room shown with the sofa with the attic door technically cannot be "sold" as a bedroom. In the U.S. you can only consider a bedroom if it has a clothes closet. If you'd like to use it as a bedroom after purchase and intall a wardrobe (or as we call the armoires) then it could "used" as a bedroom.
Starting from Texas and going up, straight north, is all called "Tornado Alley". Hence the "panick room" in the garage. Housing will be cheaper throughout this region. Most new builds these days will have 2 ovens plus a microwave. (This to accommodate Thanksgiving & Christmas family gatherings & dinners.)
Also, when you have "cathedral ceilings", keep in mind the cost to heat thst space in the Winter & to cool in the Summer, will be quite high.
As concerning the laundry room.....your kids will be carrying their clothes up & down those stairs. 😂
Now, regarding the bathtub in the owners bathroom. Some people love to have a soak once and awhile. It's good to have options. It will be a good selling feature, if you ever decide to sell.
A few general comments about the video and home prices:
(1) Location makes a difference within the state. I live in northwest Arkansas, next door to Oklahoma & Texas and my 2,400 square foot house is valued at $499,400 by Zillow while the state median housing price is $265,300. My area is growing fast - the builders are having trouble keeping up, but if you were to go to other areas that are growing more slowly, the same house would be priced much lower. FYI, the median priced house in Oklahoma is $250,800 and in Texas it is $357,700.
(2) Texas, Oklahoma and Arkansas (which you have not gotten to yet, but will soon - hint, hint) have more issues with heat than the cold, so the high ceilings make a big difference since the heat rises above where you would feel it. My house has high ceilings and I use ceiling fans in the winter to push the heat down but not in the summertime, the exact opposite of what many not used to living in the South might think was normal.
(3) I agree with the negative comments about painted brick, which once painted, must be repainted in the future. My house is brick & stone outside and it will NEVER have to be repainted. It was visually stunning to look at, though.
(4) The "safe room" in a state like Oklahoma (and where I am in Arkansas) is more likely to be used as a tornado shelter than a place to hide from intruders. I am still making repairs from damage from a tornado that came through about a mile from my house on Memorial Day 2024. I don't have a safe room, so was in one of the bathrooms when the edge of the tornado was blowing by.
(5) I like a larger yard (mine is much larger) and like more landscaping than what they had in the video, but my house was built in 2006 and I think they are making yards smaller now because land costs have gone up a lot.
The toilet in that small room looks narrow cause of the type of camera he's using, plenty of space in there to do your thing, lol

.19 sucks for America. High ceilings you said were a waste. Guess that goes for an upstairs you don't need. This is tornado alley so no basement is a killer. Also if they have that many clothes they surely should be able to afford another acre or two for some privacy. If you get to Maine, look to central Maine rather than expensive south shoreline.

"No basement is a killer" might make sense, but it is not accurate. Oklahoma has few basements due to a high water table and clay soil, which make building a reliably waterproof basement cost prohibitive. Even if basements were possible in Oklahoma, creating maximum tornado safety in a basement-sized area would be costly, impractical, and unnecessary. Unlike hurricanes, a tornado comes and goes in a matter of minutes. During those minutes, you're not thinking about space or comfort--just staying safe. Oklahoma has mastered tornado safety, and the closet-sized safe room is designed for maximum protection.

Most bang for your buck is W. Virginia or Mississippi. Both economically depressed along with the house prices but places I would like. Least bang for your buck is the large N Eastern cities or the California coast. Also any ski resort. He is in Oklahoma. He has to check the drawers/doors for rattlesnakes. There is a channel asking for a photo tour of his viewers homes & to write down the history of their old house. Very popular & getting him lots of view.
The narrator really dropped the ball by not having a drawn floor plan to display. Heck, even Zillow is putting floor plans in the photos section of some of their listings.

When you live in a climate with high heat, the lighter the color the more it deflects the sun and your air conditioning will not have the strain to keep it cool. Usually homes of this size have dual systems, one downstairs and one up in the attic space.
Family safe is when you have tornado's
I live in a rather small house with a combined living room, kitchen and dining room. However the entire space is quite small. The living room/dining room area has high ceilings, which I rather like because it helps to give the illusion of a much bigger space (if that makes sense?). I think if the ceiling was lower it would feel super small and claustrophobic. The high ceilings really do help in making it feel a bit roomier.

Oklahoma is Tornado Alley..Great rodeos though. Give me a single story villa with a courtyard in the middle with spanish tile roof. I live in Manhattan where square footage is a premium.

Tulsa/Jenks is a more highly populated area in Oklahoma. You get a lot more out house and land away from that.
The light-colored brick is to reflect heat. It gets very hot there.
There are quite a few new homes that do have laundry on both levels for just such a reason.
Pick ANY city, it will be more expensive than 3/4 of the rest of the state. Check the listings. Work remote & save half your money for more home & acreage, ponds, creeks.
It would blow your mind to see housing costs and low interest rates 4 to 8 years ago. Houses have basically skyrocketed in the past 4 years. Some of it was due to Covid (lost jobs) and the bad economy. The home you viewed is at least $100K more.
Ten years ago for 600 thousand you could have a castle of 4000 sq feet + in Atlanta and even bigger if you were patient enough to look for it.

High ceilings are absolutely essential in a climate that reaches into the 120’s in the summer and is warm about 10 months of the year. Heat rises. This is also why we all have ceiling fans in the South. There’s a method to our madness. No wasted space. Up north, they live in little boxes where men have to duck to enter a room. I’ll take the high ceilings. No disrespect.

In Seattle, not many homes for under a $1,000,000! The 1920 house (4 bd2 ba 2,430 sqft), that I rented in 2008 was estimated to be worth @$400,000, I paid $1,750 in rent, today it's valued at 1.5 Million. The only new construction single family homes are where someone has paid over a Million for an old house, torn it down and has built new.
I know the states around the great lakes have lower cost housing. Ohio, Michigan, Indiana, Illinois, Wisconsin, Minnesota. But don't look in major cities like Chicago. And the winters are awful. Las Vegas is good price wise and weather wise. Idaho and New Mexico and Arizona might be good. I'm thinking of quality of life too. Texas has great prices but the summers are too hot and humid and they get hurricanes and tornadoes .
This garage has a safe room in it…This is Okla.. a.k.a. Tornado alley. It is not unusual to have safe rooms in your house or garage….I’m an Okie and my garage has a safe room in it as well.
Being an architect, looking at model homes...
1.) Whatever your eyes can see, is NOT what you should be looking at. All the important stuff is buried, such as piping and foundation or hidden away in the walls or the attic, like plumbing, insulation and the actual structure of the house.
2.) Your comments about the high ceilings are right and wrong. The empty space will cost you more to heat and cool but ceiling fans are there to push hot air down in the winters and keep cold air down, in the summers. The open ceilings do NOT count as square footage, so it's not costing anywhere near what an enclosed room would cost.
3.) 2--story houses are CHEAPER to build (per sq. ft) than 1--story. The expensive stuff is the foundation and the roof, so by getting rid of that open space and moving the roof down to the first floor, you got rid of the drama, went back to designing your grandmother's 1950s house, devalued your new house by about $100K, and haven't saved any money because you are still building a foundation and roof over the same amount of square footage.
Outside tree's...that can be a major expense

It will be a challenge in Southern California for 500-600k and will probably get you a 1-2 bedroom condo in a not so good area or out towards the desert. The cheapest starter homes in my town start at 750k up and are nothing close to this house.

They build nice houses for people that can afford them. Most people go way into debt to buy these houses. My problem is that the builders maximize the land, which means putting houses 10 feet from each other. I just couldn't live like that. I live in the country and have 10.5 acres. My parents live in a smaller house in the front of the property (Dad is 89 and Mom is 88, so I like to be close in case they need help). My closest neighbor is 1/4 mile away. I like my privacy, peace, and quiet (and no neighbors to complain when I play my guitar loudly!).
If you do New York, do upstate. Try the Buffalo, Rochester, and Syracuse area. The closer you get to NYC, the more things cost.
While everyone has commented on the family safe re tornadoes, no one has mentioned the most likely day to day use - a gun room.

Here in the US any home built since at least the early to mid 80's has a similar quality to this one built in 2019.
Now mind you. In California and the upper east coast, Chicago, Minneapolis, Seattle and most of the northern states these houses would be $700-$1M.

The more room you have the more cleaning you have to do and for that house to be $500,000 you have to be in a place you don't want to live that determines the price of houses the price is low when no one wants to live there the price is high when everybody wants to live there
