    We forgot to mention foreigners cannot purchase land in their name. It has to be a Filipino citizen. Thank you all for watching! ❤

      Good stuff we’re just outside Davao (15 minutes from Ecoland mall) and everything is 4000 a sq m and up. Location is everything when shopping for land

      Former Filipino citizens can buy land up to a certain size depending where you buy. Usually 1000 sq meters.

    I was paying attention to what you were saying, and your right. It does matter where you buy. We bought two pieces of land, one 670 Sq meters, and one 1000 square meters. Both are near Butuan. Very good price for them. I can't wait to retire.

    We are from Santa Rosa, Laguna we purchased our land 352 square meters in a gated community back in 2014. The price per square meters was Php: 10,000.00. Now the lots in our community are going for Php: 36,000.00 to 40,000.00 per square meters. There are gated communities around us that are charging Php: 50,000.00 or more per square meters.

    funny you mention these items, we are in Negros Oriential right now in search of property close to the town of Valencia. When I first visited and returned for the second time in 2012, I truely wish we had purchased property at that time.

    A barangay is not a county. Counties in the Philippines are more like provinces. Barangays are small administrative districts within a town or city. It forms the most local level of government, really like a barrio or neighborhood. That's why there's like over 42,000 of them throughout the country.

    Auto loans through a bank in the Philippines is like using a high interest credit card. I paid cash doing a transfer from my Charles Schwab account to Toyota.

    40% interesting is so shocking. And when taking out a loan you are locked into paying all the interest on that loan. You can pay it off early, however you still have to pay the interest whereas in other countries that is not the case.

    Regarding those mini vans from japan, originally the were rh drive, the steering wheel was on the right side, also not all builders are good. Some just paint a reupholster and dont do anything with the mechanicals but change fluids. BTW how did you come up with the cool name for your channel?

    Something isn't adding up in my pea brain. Probably my OCD. 200 sq meters is 2,152 sq feet. There is 43,560 sq feet in one acre. According to Mr google, 200,000 pesos is $3,568 USD. That's $1.67/sq ft or $72,745 USD/ acre. Seems really expensive. Where did I go wrong?

    Please don't buy land without a clear title. Even if you go to the barungy and sign a contract, the actual owner can sue you for ownership and if you build, you will loose your home. A barungy captain has no legal powers. They are like arbitrators to assist in settling issues in lieu of to going to court. But a title issue will be handled in court. Thanks!!!

    • @samlloyd6197
      @samlloyd6197 6 місяців тому +1

      Big yes, we spent 800 pesos on an attorney We really wanted a particular lot but the title was not clear and the attorney also said don’t buy it. Well spent 800 pesos

  • @txtworld
    @txtworld 6 місяців тому

    Great video guys. If the land has a clean certificate of title, and you intend to build upon it, do you need to hire an attorney to transfer it to Your Pinay's name? Or can that be done by a signed and witnessed agreement at the barangay council?

    Hi Denis & Marissa, just want to ask about car insurance ,how much does it cost to have a car insurance over there in Philippines

  • @jamesalias595
    @jamesalias595 6 місяців тому

    You can no longer buy a good car for $3,000 in the USA, they have gone insane. The price for new and used cars currently are cheaper in the Philippines assume you have cash. You have been away from the USA to realize what happened to prices after Covid. The average transaction price for used vehicles in Q2 2023 was $29,472, a steep 46% increase from Q2 2018’s tally of $20,153. That price is much steeper on the low end for used cars than on the more expensive models. For example comparing two similar used 2012 Kia Sportage with similar trims and mileage in the Philippine price would be around $6,000 and the USA price is around $10,000, so a 12 year old vehicle that sold for $20,000 new is still worth 50% of it's value in the USA. These prices are just an example, you can pay more or less.
