@@fishingexplorationeastcoas1346 minimum is 580. Try again next yr. Pay down your highest, dont get any more credit cards, and ask to increase your credit limits at the end of year after not missing payments

@@emmanuelgutierrez8616 I read fha goes down to a 500 credit score but it depends on the lender . do you know of any lenders who do go that low? I'm assuming no since you said I would need a 580. I have recently applied for a manufactured home loan that has no min credit score required but idk if once they run my credit if they will approve me . So stressful!!!!!! I know home prices are crazy high right now but i need to find a place asap.

regarding the qualifying amounts: I always tell my clients just because I’m prequalifying you for this amount doesn’t mean you have to get that amount what are you comfortable paying? Is my main question. Ty for your video. I always like refresher courses and updating myself with the new guidelines even though we have our mandatory CE. I’ve been a loan officer since 1998 in Florida and love what I do.

Great video! I do want to add a little clarification regarding the employment section though (if no one else already has).
You stated that it is "perfectly fine to change employers 6 times in two years", however, if a borrower changes employers more than three times in the most recent 12 month period (and they aren't in an industry where that is the norm) then the lender is going to have to document that the borrower has received continual increases in either pay or benefits. So, frequent job changes can make it a bit more complicated.

I was laughed at when I told them I wanted to put 20% down on my fha loan, they said with that much down I should do conventional. Applied for conventional and got denied many times because they said 660 credit score was too low. Needless to say I’m stuck paying about $100/mo pmi on my fha loan. Fha is a good way to get started and definitely better than renting but just be ready to work on your credit score and refinance into conventional.

I was approved for FHA by two lenders not conventional. What can be done to get around that problem if you come across properties you really are interested in?
