    That looks better value than your recent purchase. Go for it. I did find it funny though how he said no riff raff is allowed here and he is covered in tattoos, smoking and holding a beer driving a golf cart.

    Super cool! Definitely seems worthy of a potential investment property. That HOA sounded horrible till he explained all that's included. Seems like a great deal if it's all cracked up to what he's saying.

    You can buy a house with large lot for RV parking for $250K in Henderson NV. It makes no sense to pay over $100K for a paved lot and nothing else on it. Outdoor kitchen in Las Vegas is bad idea. No cool nights. I once owned a timeshare, which are deeded. You never get back what you paid for it. The HOA for this resort is ridiculously high when there’s no structure for them to maintain.

    I remember staying there back when it first opened in 2001. There were no houses around it, and only a few sites. So much has changed over the years as I continue to visit from time to time.

    We stayed at this resort and it is amazing. I could not believe how much the sites were going for. It's like buying a house. I never thought a RV site would sell for over $300,000. The place is beautiful.

      Well Andrew was out in Creede Colorado at the Mountain Views At Riversedge - RV Resort Colorado. There sites started at 75K and went all the way to $750K. From what i understand most of the sites left are now from $300k-750k. Here's the slap in the face though or the Kicker. You don't actually OWN the site, it's a 40 Yr lease. And you can't even stay there All year round. Oh well to each their own.

    We spend our winters in Vegas and Love the LVMR been looking at lots there for sometime now haven't pulled the trigger yet but feel like the ones with the buildouts already done are a good value compared to the ones without any improvements done yet. The $395 HOA dues are fair for what you get there it's an amazing resort. Good luck in all your ventures

    Great place, stayed there and love it. I've watched the lots go from 70k Dec 2017 same lot 140 now.

    Beautiful place. I’m surprised HOA is not too bad. Our place in Texas has exactly the same features, a huge dog park, walk around fenced lake and our fees are $185. Check out Llano Grande RV resort in Mercedes Texas. 55plus community and well worth every dollar we’ve spent on two RV lots.

    Way too cold in Vegas in the winter....BTDT....Gotta go south of the coconut line..try Naples, FL, Sanibel, etc, someplace that doesn't hit the 40's for weeks at a time.

    Totally fun Andrew...what a plan...can you say your whole vacation helping dad with sewer people an hoping the old bathroom situation will work for a day or 2...this is the upkeep you avoid...so interesting...thanks ..so much fun..

    Stayed there for a month on my sisters lot. No doubt it’s very nice and people are very friendly. HOA’s are to high at $400 per month. My sister never could get her lot rented out through the rental pool ...just to many lots for rent and all the rentals went to well connected owners. All the rv’s you see there are mostly owners who just leave them there. My sister had a hard time selling but finally did and she is very glad she did. Don’t be fooled into thinking anyone wants to be there in the summer when it’s 115 degrees outside. I stayed there in December and it was cold every day..
    Park is right in the flight path of the airport ....I sat in the jacuzzi and watched them come in about one every 2 minutes. My sister got sold on the rental pool and all the bs that it’s a good investment....turned out to be a big mistake.

      About a year ago .....they never were able to rent it out for even one day, ....lots of undeveloped lots were for sale . She let me use it in December cause she couldn’t rent it.......I would never buy a lot at LVMR. LIKE MOST SALESMAN HE’s over hyping the place.

    Weather is awful in Vegas... who in there right mind wants to be in a RV when it’s 115 outside...my sister tried to stay the summer in a 45’ er all three ac’ running 24 hours... it’s a 100 at night.....HOA’s ($395) do not include electric....her electric bills were $400+ per month::: she finally had enough and went to Colorado for the rest of the summer

    Another great video Andrew, love that place and i was a little skeptical about the $395 HOA fee until he explained what is included with that. Fitness center, 5 pools 7 hot tubs. I am thinking i can buy one and park there and enjoy life like a baller. I think you could do well with investing in this also. The least expensive one is nice and a blank slate like your montana property, you could make it your dessert oasis. Looking forward to the second video. Thanks for sharing this content.

    Busy...sites full packed, mmmm 🧐, well land only goes up in value, and RVing is only going to continue to grow, and there are good amenities nearby the resort, and good resort amenities, can’t really go wrong purchasing in a popular area. Cheers 🍻

    HOA's are like $350 a month. I almost bought a lot for 129k there a few months back but the fees (and taxes) were too high to make it seem like a reasonable investment.

    They sell you an overpriced lot. Charge way too much for an HOA monthly payment. Then take 50% of the rent. I need to invest in developing an Rv Resort. Somebody is making money.

      Smacdiesel Iv’e got a new RV park going in right next to my property right now and it just opened this past year. It’s nothing as nice as this at all but he has been full every single day since he’s been open and he’s actually been trying to buy another 10-15 acres from me so that he can expand even more so yes, there is a need for RV parks and many of them are doing very well

      Yes, that will be in the part two video. it was too hot in the middle of the day for her paws on the asphalt but we had a trip to the shade grass area.

    I’m not an RVer but I thought the whole reason to do full time RVing would be to live as tax free and land free as possible basically to save money . If it’s going to cost me 140,000 to buy a space then it’s 5000 a year for maintenance I’ll but a small house what’s the difference . You also said you have a spot in Montana. I live in Long Island and pay 12-15 thousand a year in taxes which is ridiculous but my home value has gone up 7x it’s value I bought it for 99,000 in 1985 it is now worth 700,000 . How long does an RV last but to be honest I think in the long run RVing is a losing proposition in 20 years your RV is worth nothing and you will need to buy a new one don’t get me wrong I’m not bad mouthing RVers I’m just trying to understand the reasoning in doing it thank you.

      100 times nicer than Oasis. Not the same developer. Oasis is for all RV's and LVM Resort is a Class A only Resort.

    So, 50/50 split on rentals so they can keep the sites clean etc.. but your $395 per month HOA is doing that already, so $1900/2= $950-$395=$555... you may profit $555 and LVM $950..hmm and you own the site. If something breaks, they will contact owner so you can pay for it. hmm Beautiful place, I have this location saved on my google maps for places to visit for about 5 years now, I need to check it out.

    I’m a little confused when you guys discussed the split when renting it out. So the owner pays the full hoa and renter pays Eletric. What else is there to split with the property?

    Which would be better for ownership, LVMR or Motorcoach Country Club (Indio)?

      Both are great places. I love them both. Problem with MCC in Indio is there is not a lot to do there, but Golf, which I don't do. In Vedas, you have shows, restaurants and other activities all right there minutes from the resort.

    My only concern, would be what the governor is doing to the casino industry. His lockdown is going to ruin many of them. I follow Heidi Harris on Facebook who was born and raised their. She is a local radio commentator and has been posting a lot of stuff on the issue. She is on 670 am from 6-9 in the morning.

      Not going to get into politics here but the reality is that creating a safe place for guests and enforcing best practices will allow better control of the virus. Casinos understand the challenge to keeping the public safe and still finding ways to generate revenue. No company wants to be responsible for spreading COVID-19. It's bad for business. The way of the past is just that, the past. To survive, (and some may not), we will need to find new ways to interact with each other and still be conscious of your own health and those around you. We can't return to packed properties with no regard for health and safety.

Meanwhile here in Montana ours are open, restaurants are very busy, and our virus counts are pretty good. Even though people from all over the country are flooding because of that fact. I love Vegas as a city in general, and hate to see the damage being done.

    Not sure why these resorts need to market exclusivity by mandating that only class a motor homes are allowed.... Ridiculous as Super C’s are often more expensive and more visually appealing. Pretentious if you ask me.

    The thing that has ruined this whole concept is loud obnoxious TVs. All these big coaches have them and people pull in turn them on and assume you have to listen whether you like it or not. Outside TVs are the worst development in RVing in the last thirty years.

    Oh sh*t, oh dear Andrew UA-camrs must be rolling in dough. We've been in your Montana campground, nice but the area didn't really float our boat. We have a daughter in Las Vegas so we've been going there for years. Long before the Las Vegas Motorcoach Resort was built. Before the Oasis RV Resort was even built
    For several years the Oasis was a nice campground not so much anymore. Las Vegas Motorcoach is nice again Vegas isn't our thing. If it wasn't for the daughter we would never go there. We have stayed there several times. Nice but for us over priced. If Vegas does comeback you'll do okay. I personally wouldn't buy either one, maybe that's why we only have a Red. If I were to spend the money I'd probably buy Vegas but I'd actually rather spend my time in Montana. Good
