    We bought in Naples Florida, the lot included a lanai, shed with washer and dryer for 130k. Amenities include 2 clubhouses, 3 pools, tennis, Pickleball, bocce, golf course and many activities. (Community and friends included!) Property taxes run $900 for the year and HOA fees of $2800 a year split and due quarterly.we pay electricity 50 to 75 per month depending on usage. Sewer, water and trash pick up are included in HOA fees. You can find a rv lot to fit your wallet…..whether it’s 25k or 850k if your looking for a home base or some where to winter this is a great option!

    At the$850k price point I think I would stick with a waterfront home and a long driveway/parking pad for the RV. But it is a beautiful resort!

    We bought a spot in one that is 20 minutes away from our home, it is in a forested area and feels like you are camping it was only 22k and we keep our RV there all year long with only a little over 100 a month for dues. totally worth it :D

      @@linpedigo4964 Washington, I believe there are alot of sites to buy around the country that arent super expensive, and will have less amenities than a lusxery site, but have great things about them. For me it was hard to find online different lot and communities. I think I looked at 4 communities nearby and settled on this one (nice pools that are heated and clean, several great playgrounds for my youngest and a large wooded spot where it feels like camping ) I hope you find your spot you love :D

    I bought a 2 bed 2 full bath in an active senior gated golf community 60 miles from vegas. HOA includes activities, water and golf. Rv parking on property is 30.00 a month. The house is being prepped to be a snowbird rental since I haven’t hung up my keys yet. Thanks for keeping me on the lookout for new things.

    Las Vegas… don’t gamble but still one of my favorite destinations. Airline Pilot and have traveled extensively throughout the entire world but haven’t experience much except airports, hotel rooms and restaurants. After a while, it just all runs together; food tastes the same, hotel rooms look the same and airport terminals all look the same irrespective of your location. I enjoy you guys sense of humor (can tell you were both in the military as I was as well) and am living vicariously through your videos. So keep’m coming and a little over one year away from retirement. Thanx to you both, I hope to do the full-time RV once I retire. Thank you for the education and many times, making me laugh.

      I was a tour bus driver before retiring 10yrs ago. I was able to see the better parts of Canada and USA but hotels and food got very boring. Drove a bus39yrs so can’t see me driving one on vacation, but happy trails to you

It got to the point of all the crew sitting at a restaurant table for breakfast, all of us looking at our watches scratching our collective heads and asking each other "What city are we in? What time zone is this? What day is this?", etc., etc. Been there! Done that! Stayed in the same hotel in some other city!😂😉😎👍🇺🇸

      @@dennispalmer6007 Dennis , this is so much different. You was told when and where you had to go. You saw what there was to see at places others wanted to see. You'd have to agree you go and come on your schedule in your RV. Even what to eat. In your RV you choose when and where to go.

    Not much privacy if there are many people year round, just a thought. Not mentioned are what the heck are the hidden fees? There has to be monthly maintenance fees, and maybe some crazy type other hidden fees? Most likely the state and town want their cut to. It might make a big difference in whether or not you can even afford to purchase one of those places.

    Thanks for the great video. I like to compare the total cost of RV site with a RV vs a retirement home. An average retirement home in a nice community in Florida is about $500k which in my opinion, it is equivalent to a $250K RV site with a $200k luxury RV. Tho you do have a larger space, you are confined to a permanent location. RV allow you to vacation any time and always have a place to come back to.

    There are tons of benefits as long as the price point is within your budget. There are a lot of new gated communities in Florida for considerably less. There is a great rental market for these both with your rv or just the lot to rent out to rv-ers. Was my favorite pro.
    You all are awesome thanks for showing both pros and cons.

    My husband and I have stayed at that park a few times. The first time we were there that $850,000 site was only $500,000 (2 1/2 years ago). We will be spending a couple of nights there again next month.

    I ended up buying my own lot in Texas which I’ll be occupying soon, I’m only a few months away from semi retirement. I have already sold the sticks and bricks and have been much-docking for 10 weeks now while I finish up my career..
    I bought a lot mainly due to Covid kicking people out of places, I did not want that issue,. I bought the wintering place and I’m looking for another area for summer or I’ll spend that time going to different areas.

    Good review guys. My wife and I have been doing the same for some time now; staying at 5* resorts. Excellent experience, although a little more expensive, but well worth it. We too will not be buying one any time soon, as we like the ability to stay at several of them through the year. Keep the vids coming, we love them.

    Having rented here numerous times it is fantastic, definitely my favorite. About 5 hours from home. The rates are not as high as you might think. From very reasonable to spendy, depending on the builtouts on the site. The staff is very good to help you to fit your style and budget. And vets the military discount is the best I have ever encountered. There are age restrictions on class A only also. Its is definitely a class in it self.

    You lost me with the first con. I cut my options for buying a home in the greater Houston area by 2/3 when I said "NO HOA" to the realtor. I don't want someone else telling me what I can do or not do with my property.

    Wow! That’s a nice place, but if I had $850k to invest, it would be somewhere waterfront with much more privacy. Love that you do so much to support veterans.

    We bought a lot in Virginia for 10k and thr value is now almost doubled. Property taxes are less than 1k. HOA is around $900 but that covered security, life guards, boat doct etc. We are allowed to build on our lot if we like. We intend to keep it as a retirement spot in the future.

      Do you have to get a new RV every 5 years? Alot of RV parks where you buy your own your RV can't be older than 5 years old.

    Great video review of rv lot investments. Aside from the rising temps these days, one possible thing to add is consideration for possible water shortage. LV is already hot enough and gawd forbid if its future involves water rationing.
    One of the MLS lot listings ($128.5k) shows HOA fees of $495/mo (annualized 4.6% of the lot price). Also, the RV park tends to take a pound of flesh (typically over 30%) of any rental income under the what's your's is really there's rule. Cha-ching!!

      It's $395 and they take half but all you have to do is cash the check. I've seen places that take 60%.

    When I finally get to fulltime, I plan to buy a little stand alone lot in the country and put hookups on it. That way I'll have a home base in a familiar location in case of...whatever may happen.

    Here in Ca we store our Travel Trailer at the resort (don’t have to pull it), we pay a monthly rental which is very low and for a fee added on to the camping fee they pull it to our spot and put it away when we leave. This suits us very well and is on the pacific coast beach.

    Great video guys! When your in the western NC area, check out Mountain Falls. The lots on top of the park are 1.5M! Go in the summer, it never gets above 80 degrees there

    We stayed there last week for three nights and loved every minute of our stay. Fairly close to the Strip if you’re into that thing but far away enough to enjoy the beauty and quietness of the resort. Great review and information as always. Hope to catch up with you at the Balloon Festival.

    We bought one in Arizona, The Palms in Arizona is a classy resort where you own the deeded lot. We got the lot for 39k so we felt we couldn't loose. It is a fun party place. No manufacture homes. All casitas are stucco and fit the resort look. It has all the amenities you showed in this park + some.

    Happy Birthday Stacy! Nice way to spend it! We are in the process of buying alittle over 10 acres of land as we have sat in place in our RV too long, actually it is so we have a place close to our daughter's family and grandchildren. We sold our 64.5 acres and now found 10.01. We will be constructing a barn to park our RV in over this winter.....we are supposed to close on the land by the 30th. We will stay through the barn build then hop back out on the road for travels. So our nomad FT life will be like other's who have a place to park if disaster strikes or if we just need a break from travels. It will be interesting if you buy a lot and where if this ever comes to be.

    I know some resorts have a “10 Year Old” RV rule. Would you be grandfathered in or would you have to buy a new RV every 10 years?

      They do have that policy, however, if the motorhome is in good repair, they will allow it. They ask for pictures prior to booking. We saw RV's over the 10 year limit in there.

    Fuel Your Wander is a channel. They bought two sites. A key consideration was, surprisingly, the weather. This led them to buying in two different states that they never would have considered but made their purchases wholly satisfying. Neither was in their "home" state. Do your research, but most importantly, stay at different resorts in different areas at different times of the year before buying.

    I absolutely LOVE your video productions. So professional. One day when I grow up I hope to do that... lol. (Im 70) We are just retired and a photography/video aficionado... been for many years... I got into drones about 3 years ago (I know... late to the party) and currently own a Mavic Air 2.... great little drone.     Where do you have your RV licensed to keep from taxes? In Virginia PPT is not horrible, but they exist

      I am not aware of a place to register your RV that doesn’t charge something. We are registered in Texas and we pay.

      Look at Licensing in South Dakota, no personal property tax on the rig. But check if your state may still want to tax as PPT just because you own it.

    I noticed you are using your wireless go II in split mode. This is why we can hear only one channel. I recommend you set up both transmitters in merged mode, this we we can hear you in stereo (both channels) at the same time. I was making the same mistake with mine. I hope you find this tip useful.

    If you want amenities and community but dont want to pay property taxes, or have to spend a lot of money consider a an Escapee SKP Park. I have a lot in Jojoba SKP Resort, Aquanga, CA. Your investment comes back when you leave the park and the monthly cost is very reasonable for California. There are other great SKP Parks in Washington, Oregon, Arizona, Texas and Florida to name a few.

      They all have full hookups. You can either have the propane trucks come to your site or take your rig out to the propane place. It is just like any other rv place.

    All beautiful places and they all at least take good care to have well groomed and maintained landscaping, particularly I noticed how neat and trimmed all the Palm Tree's are which is rare tisee them without the dead frawns building up on them.

    You guys should travel down 50-60 miles South of Vegas (in Arizona) and see the 1-acre RV lots we have. I just bought one and am building a 10x20 deck and have had a 10x12 Shed built on the property. Have my own septic and water and an incredible view at 3,600 feet elev. hundreds of lots. Price - $19,900+ BTW - I met you guys in Florida at a large RV event. You were serving ice cream. Thanks fo showing what the 5%'ers buy. My neighbors will get a kick out of that luxury location which is just up the road from us.

    All depends on your $$$, age, and plans.... we bought at two parks next to each other the same day in Naples FL off 951 about 20 years ago.. sold 1 about 6 yrs ago... doubled our money, always rented in season too. Built a mfg'ed home on the 2nd. Still have the rv... 135k miles... store it now after driving there from MI. Half of 530 lots there now mfg'ed homes. Life changes... btw, we have 3 pools, golf course, 2 clubhouses, lots more.

    you mentioned mortgage, do you know which bank will provide mortgage services to purchase RV site. most of the banks will not lend for this type of property as there is no dwelling on it

    I love you both! I was graced with a beautiful wife as well and we have been in love for some 26 years now. The thing is she was diagnosed with an aggressive cancer and it scares me so much. I look at your dream life hoping the grace of God will give us enough time to experience it together as well. God bless.

    Hello from Seattle Folks... Great video, love your positive energy always... I see that this RV resort has Bungalows and Cabanas on the property. 2 questions... In your estimation, how is this different from pouring a slab on your property and parking your RV at your house ? and secondly... Would it possible to buy 2 lots, rent out the second lot full time and have the renters reimburse you for both lots eventually... Could this be a feasible real estate investment ?

    Wow - Impressive - thanks for the tour. No way I'd ever spend that $850k on a RV lot! I used to rent a seasonal site in NJ shore years ago for about $4,000 a year but now I prefer going to different locations. Thankfully, our converted cargo camper is so SMALL - we never have an issue with finding a campsite. Thanks again for the lovely tour and forcing yourselves to partake in all their activities. LOL.

    What a great vid, Phil & Stacie! You didn't mention the cost of the hookups. Do owners get a utility bill each month/quarter? And for those who rent their sites, do the owners add in utility costs to the rental agreements?

      It varies by site.....we were in a premium site that was $180 a night. Some sites that had nothing other than a pedestal were $150 a night. Owners do get a bill for some utilities and HOA fees. The owner and the resort split the rental. We would assume utilities are rolled into the rental fee.

    Not on a public safety pension 😂 I’d be happy with a spot somewhere warm in the winter for under 50k with some rental potential to off set taxes and HOA’s. A pool would be nice. Other than that, I don’t need much. ✌🏼

    OMG! What a beautiful, yet expensive resort! Not for all certainly, and reminds me of my brotherinlaws place in Indio CA, he wsa a snowbirder witha Class A, but with the economy ans such, had to sell at a low period:( I was amazed how much his HOA dues were, even it not using it to support the pools, spas, clubhouse, golf etc. Great sahre and all the BEST to both of you!     Maybe a splurge for a visit but to buy 850K for a driveway and an outdoor kitchen with a roof........nope! I also own the airplane in the profile picture and some or most would say nope to that too. I think if I were to buy into a motorcoach resort it would be Hearthside Grove up in Michigan. Much more affordable cassita cottage lots. I mean for 850K you can buy into Blue Water Key down in Key West and be right on the water if you need a driveway with palm trees and a view.

    We bought there, Beautiful property. Other than the nice guy that helped us no one was friendly . We didn't last long, sold it. Great location.

    Happy Birthday 2022 Stacy!!! Interesting video guys, as the traditional "nomadic" lifestyle is kind of 180 degrees opposite of what this resort offers. I appreciate the honest pro's vs con's. So thank you two for highlighting this options for newer RV'rs and/or retirees. For me personally, I would rather have a true "sticks-n-bricks" that generates income with the benefit of utilizing it off-n-on throughout the year. Beat Army!

    What is rental rate, per night, are all sites the same rate, we have stayed at Hilton Motor Coach Resort SC, they cool the pool water in the summer and heat it in the winter Wow!

      Each site is different depending on the site you choose.....$120-$180 a night.

    Hope you got your military discount at LVMR? For years they offered a nice one. Almost bought lot there about 6 yrs ago. Since then lot prices have doubled! Lots of things to do, there and just outside the gate including tons of shopping & a great casino with an awesome buffet. Yes there’s a lot rental program, but the HOA takes a big cut and monthly owners fees were very high. Like you, in the end we figured renting was a better option. Hope the slots were nice to you guys!

    Is there a yearly maintenance cost to put a class A Diesel Pusher on a site like that after you pay that 800k?

      They do have dues for certain things, just not familiar with them.

    Phil , what's with the VW BUS on your Tee shirt? My son and I have been involved with VW's since 1982 . Before that myself. But I wanted something for me and my son to be involved with together. My son's vw bug was the first VW featured on the Volkswagen magazine on the Mississippi Gulf Coast. We've enjoyed bringing a VW back to life. Thanks again for great video.

    Dang!!! We missed you in Vegas!!! We took our RV out to Ohio for all of Sep. It was so damned hot here in Vegas but, at least you could swim! Next time you come out this way, we're taking you to steak! :)

    Immediate first response: no other people except at the breakfast place.... quick conclusion: most people hardly use the amenities... but have to keep paying for them. And.... what you buy at age 60... you likely won't use at age 75 or 80.

      There was other people in the restaurant but I cut them out. We went for breakfast after the rush. There is usually a wait for breakfast and lunch during peak times.
