Two thumbs up on this strategy, Rose. I'm retired now, but many years ago I bought a duplex in Dallas. One side was rented out and after I repainted the place inside and out, the second side rented quickly. Over the years I bought ten more apartments, all over 12 units. I had two property managers that stuck with me for 16 years. Needless to say, I sold them all over a two year period and retired. What you're doing here is taking away some of the fear, the hesitancy, the procrastination, that doom many investors before they are even out of the gate. That's one of the first requirements to being a successful RE investor. Do the numbers, then pull the trigger.
But how does one "do the numbers"???
What age you started buying property?
Rose…remember last year when we got scammed by people impersonating you? As you know, we are an older couple, and we got scammed out of our entire their life savings. I’ I’m a newbie at this, you made me feel like I can do it, everything you said was so straightforward. I thought about managing it myself, but no why should I create another job for myself? Fun to see your journey. We jumped in last year and bought 3 rentals. Got one more this year. I went through very similar learning lessons and others including bad management, tenant eviction, etc but at the end of the day real estate is a great place to investment
Thank you for thorough explanation on this process! You seriously have a knack to demystifying these things. I am forever grateful for your Options course 🙏
Love your down to earth enthusiasm. Your videos are getting better and better. Thanks.
Rose, your spot on, yet simplistic style of delivering content is what amazes me the most about you. Congratulations on your rental investment. I hope to be on that side very soon. Would definitely benefit from more such videos. Cheers
Rose, you and your channel are a true blessing to so many. Lots and lots of people spend their lives wondering if they’ve made a difference. You don’t have that problem. Viva la Rose Han. Long may you run.

I value all your information you put out there Grant! I do want to learn the Real Estate Business the way You play it! Just wish I knew this years ago! What does one do to get in that game if Im already close to 50 and lived most of my life working and house poor?
Most people are unable to handle a fall since they are accustomed to bull markets, but if you know where to look and how to get around, you can profit handsomely. It depends on your entry and exit strategy.
Given that the US stock market has been on its longest bull run in history, the widespread concern and excitement is reasonable, given that we are not used to such volatile markets. As you mentioned, it wasn't difficult for me to earn over $780k in the previous ten months, so there are opportunities if you know where to go. I engaged a portfolio adviser because I knew I needed a strong and trustworthy strategy to get through these tough times.

Hi Rose, just recently discovered your channel and have been learning so much. When buying your first rental property how much cash should an investor have available? I thought about buying rental property before, but the amount of money required seemed exorbitant and I didn't want to wipe out my entire portfolio to get started.
This content is absolutely mind-blowingly exciting for a rookie such as myself. LOL, THANK YOU!!
Thank you for providing essential information about the financial aspects of real estate investing, like calculating rental income, expenses, and cash flow. They were simplified and demystified in this video, making it feel more accessible for real estate investors like me

i love the video, thank you for sharing your story! out of state investing seems to make the most sense especially here in CA where its rough to get started
I'm going to start looking at vegas also!
I'm curious what happened to you after the sale. You got the buying down! But what about the ongoing challenges of property management? Have you ever encountered unexpected hurdles, like tricky tenants or maintenance issues, that really tested your skills?
I'm also curious if you've ever considered taking your investment properties to the next level with construction or renovations? It seems like a logical step to increase property value, but maybe there are reasons why you haven't ventured into that territory yet. I'd love to hear your thoughts on this!
keep up the great work!
Great video! Thoughts on home warranty purchase for rental property?
Thank you for this easy to understand info! Did you buy the properties outright? Not sure if I missed this somewhere
Rose you should do a video on divorce and how to limit one's financial liability during the separation process (prenup postnup and their success rate in court etc.). I'm 32 and have created a nice net worth for myself but I am afraid to get married just to have the marriage fail and loose half of my NetWorth after all my sacrifice to get there financially. That's very nice. Rental house passive income is so great. I did it before when I had my house.
Hi Rose, would love to hear if you did any neighborhood research and what tools you used for that if any. The problem I'm coming up with looking at out of state properties is that I hear the neighborhood can vary block by block. So I end up putting so much time into figuring out if the neighborhood the property is selling in is viable or not. Did you just pick whatever property where the numbers worked or does the neighborhood matter?
Excellent video Sister. Thanks for sharing this information.
thank you for the insight
Im always learning from you Rose. Thank you.
You are so welcome :)
Omg im in love with your hair!!! 😍😍

Thanks for your help, Rose.
First of all, you are so beautiful! Second of all, this video could not have come at a better time. I’m looking into investing in property as well! Vegas is definitely on the list! 👍
Helpful video!! Keep it up
Wow Rose. Thank you ☺️
Great video. Thank you so much!
This is interesting Rose! I like it!
Nice analysis Rose. Texas has among the highest property taxes in the USA. I'm in Arizona. Heard good things about Nevada. Even myself, pretty experienced investor did not know about the insurance terms as Total Replacement Cost Value (RCV), vs Actual Cash Value (ACV) Policy. Will contact State Farm agent to confirm which I myself have. Also, I do have an umbrella insurance policy for all my properties. Extremely cheap.
Question: Do you put your properties in separate LLCs? Personally I have one LLC per property.
Thanks Rose. . great information..
Nice video and congratulations on your first properties. I’m thinking about doing a new channel to show folks how to do small multi-families. I’ve been at it for about 20 years so I might be able to help some people
Just started following you when I came across your videos...I've been researching for months where and how to invest. How much was your down payment for the properties? Have you thought about investing in midterm rentals (MTR)?
great video, good information for the first time investor.
Rose, Thank you so much for continuing sharing your genuine experience. Have you consider doing a remote seminar on property investing?
I’m considering it! Thanks for the suggestion/idea, that would be fun!

Thanks for sharing, Rose! One question regarding the cash flow calculator: when calculate cash flow, should we exclude the "principal" portion of the monthly mortgage payment given it is paid towards the property equity and the owner will likely get it back when selling the house? Curious what's your thoughts around it?
I'm in the UK but would you always borrow for the property even if you have enough capital to buy outright? Or still work out the yield as if you were borrowing the money? What do you recommend? Thanks 😊
I agree learning by doing is the best
Great video. Blessings
The housing prices are going up faster than any working person could save. I was really hopeful of my investments this year, but all my plans have been disoriented, I've been studying the stock market and I realized some investors made millions from the recent 2008 recession and I was wondering if such success rate could be achieved in this present market. Any recommendations?
Yes, If you go long against the market you'd make such success.
I feel exceptionally lucky I started investing in my early 40s and compounded my income to create more cash flow. I grew to a 7 figure well-diversified portfolio just by following Trisha Jean Webb's recommendations and having exposure to different prolific investments mainly blue chip stocks, precious metals, REITs and high yield dividend funds. Now house and cars all paid off and no other debt.

Hello Rose. Just watched your video and it is amazing. Did you happen to LLC each of your properties or are they under your name? I was about to jump into the real estate game in February 2020 until the pandemic broke out a month later. I set up a business account but eventually closed it due to the uncertainty in the world at the time. I’m in California and they have empowered renters to the point that I’m second guessing to move forward now that things are returning to normal.
Did you own your own home before you started investing in real estate? Thank you for sharing this video 😊
I have 200k sitting doing nothing and i have analysis paralysis lol. I saved this video. Thank you for the motivation to go ahead and just do it even though im scared out of my mind haha
Rose did you create a business name and LLC before starting or is everything in your name?
Thanks & good job. Did you consider REITs?
Great video. Do you buy for cashflow or appreciation?
Including property in an investment portfolio can be a strategic move for diversification, spreading risk across different asset classes.
