The price of real estate is determined by the market. If you look at the comp sales and competing listings, this is a great list price. Not everyone can afford it- but that's also part of the appeal for the people who do want to buy there. There's also a $12M listing in there.

Sorry, but this property was not my cup of tea, but you have a good channel and I am glad you cover Hawaii Real Estate. Have you also considered doing some of the other islands like Oahu and Maui?
I've stayed at Kolea on A-bay in a top-floor unit, and this is similar, though Hapuna is a better location IMO and it sounds like room service (and I assume housekeeping) make it a bit more full service.
I wouldn't pay more then 700k for a condo. I would never pay 7 mil when Hawaii has ocean front homes for 4 mil. I could almost get two homes for the price of this one condo.
I don’t have $700K or $7M; from that perspective I’d guess it’s mostly location - Hapuna Beach and the resort are well known. Followed by high end finishes and high end appliances - it all adds up.
@@HawaiiRealEstate a person has money because they don't make unwise investments. A person can get a beautiful ocean front in the most wanted location for the price of the condo. Reselling a condo will be harder then reselling an ocean front home. The condo isn't worth the 7 mil. Being it's a nice condo and a good location I would say max would be 2 mil. But then again I don't believe in buying condos. To much negatives comes with not being the sole person owning the property. You might say but a person does own the whole condo. But you will forget it's attached to a property the condo owner doesn't own. The person will have less say and control over their own home
That's a crazy number, as you can buy much nicer and larger for less in Mauna Lani, Hualalai and others. I've done work in these units and the build quality is no where close to other high end properties in this price range. HOA is also high and based on sqft.
Gorgeous view, but not sure it’s optimal given $7M price. Condo looks like it’s in immaculate condition. Odd layout though. Configured family room adjacent to kitchen was the right move. The dining room area is the odd part. Would have been better if there was no wall between family room and dining room. Stovetop next to the counter edge means bacon grease splatter will end up on the floor. No tub in primary?! Again for $7M, one would expect at least a tub no? Hotel amenities is a huge plus. Sure, but then you'd have to live in Houston. I'm from Texas, and I lived in H-town for a year. Never again! For that asking price the finishes are quite standard. I do agree with the rest that this unit is overpriced. Love the view though!!

We *did* enjoy Hapuna Beach very much - so the location can't be beat.
