Fantastic home(s). I too am in shock that it is even still on the market. They did a fantastic job on the home. The one thing I would have added, would be an outdoor kitchen. Yes I know you have that very nice pass through, but let’s be honest, when everyone is outside, do you really want to be stuck inside? Also, I would have put a washer and dryer in the master suite.
This property got everything you ever could dream of, absolutely stunning. Love the wood in the kitchen, actually everything in this beautiful property in up to European luxury standards with buckets of love and good vibes. Love it! ♥️

The obvious upgrade is a PV/Battery Storage solution due to HECO unreliability; I don't know rainfall for the area but a water catchment system is a possibility as well. Very nice property overall. PS. Utility space appears almost like an after thought, given the lack of space for ironing & hanging laundered clothes (especially given the grandiose spaces you've presented in other Hales.). I missed my "Garage Peek."
Puako is very dry and catchment does not make sense there. As for the electric, I have not had any issues here on the big island. Maybe other islands are different

Mike you do a good job in your videos, I wish you would expand to the east side of the Big Island. However, in my humble opinion this house is overvalued by 50%. Yes great location. But 9 million it is not, more like 5 million on a good day. For 9 million the bedrooms need to be larger with the ceilings should be at least 11'. The lot is nothing special, other than it is oceanfront, as it is clear the neighbors can reach out and touch the house. And only a two car garage.
I was guessing $4.7M but maybe that area is higher. Just can’t see $9M for a what it is, especially on the Big Island. 7 figures for the redo? It must have been a dump before. Someone bought it hoping to make a killing on some howlies.
For the price of this house, I was shocked to see, in the kitchen, that they didn't put outlet extenders on the outlets along the tiled walls, did you notice that? The outlets were sunken in. It's such an easy fix. The tile installers should have known better! Okay, so that's the only fault I could find... 😂
For $9m there are many cheap materials and appliances. The best part is the view and layouts. I would definitely replace all the flooring and appliances. There’s nothing wrong with LG but it doesn’t go well with a $9m home. Horrible job on the master bathroom tiles in the shower. I guess you’re paying $9m for the location.
