This is a reupload as I try to consolidate all finance contents on this new channel. If you have watched it before, it's a great refresher for you. 🌹🌹🌹
This is currently my favourite channel on UA-cam for everything Nigeria. Thank you always for the details and honesty. May God continue to favour you. Amen
I am in opinion of building the one that will yield money first. Biko engr c for me. Saving money when building helps alot cos building itself comes with a big knife no matter the size. So planning and asking questions before executing any plan is needful
I couldn't wait to finish the video before pressing 'like' and subscribe. You're so straight to the point and concise. I wish I had someone like you to teach me mathematics in my secondary school days, by now I'd be a renowned scientist. I really like the analogy you gave about house ownership. Well done. Waiting for more lectures.
So thankful my father thought me well. He stated with flats and today, I’m building his retirement duplex from the those flats. We still pay rent since 1989 at the same location.
I regret not knowing about Mr B when I brought my land in the mid 90s, a few years ago I connected in my spirit with Mr C and this is the route I am focusing on for the future. Thanks Flo.
I have liked it. I’m loving your channel. Tell me about it. Thank God I realised this guy was not good before starting the foundation. Now I’m saving a few millions on the foundation.
Exactly I always tell people that buying in abroad is like u still living in rental apartments only difference is dat u use ur down payment if u don't pay u will be pick out straight away
Hi Flo, Thank you or your insight and depth in the building videos you produce regularly. Your information is most encouraging and motivating for those of us who are sceptical, and scared of what the total cost would amount to. However, having searched diligently for it, I am yet to find any video where you have discussed the use of burnt bricks in building. To this regard therefore, please permit me to humbly ask the following questions (with the hope that you will take out time to get them properly researched out): 1). Are burnt bricks produced in Lagos-Nigeria? Where exactly and by whom? 2). How much does a burnt brick cost? 3). About how many burnt bricks will be required to build a standard 3 bedroom duplex? 4). What would be your recommended total sum for completing a 3 bedroom standard duplex using burnt bricks? Thank you for your valuable time. Waaz.
You have very good advice but I believe that what you call redundant houses bring visual aesthetic to an environment. If we were all the same, it would be absolutely boring. Moreover everything goes in a cycle. Modern is in vogue for a time while contemporary is relegated to the background and vice versa. Keep up the wonderful work you do, especially the best food on UA-cam.👌🏾
Hi Flo, I love this video because it enlightens the stereotypical minds on why building a house is far more advisable than buying one. I am a victim of such diminishing thought. But seeing this video has made me realise the importance of building your own structure from the grass root🙂
You forgot to mention that we also leave a substantial down payment percentage, not borrow the whole amount. Well, as far as the USA, don't know about other countries.
You think? lol in Nigeria today, building materials are definitely more expensive year on year. They are more expensive now (rainy season) than last Christmas (dry season). Even when we had stable prices, the setbacks due to rain is not worth the tiny difference in price.
Sis Flo, I'm already engineer C. My childhood friend who helped me get a land then thinks I was crazy when I told her I wanted to build 2 flats and rent one out and be using the other one . Now she's really appreciating the idea. When I stumbled on your analysis, I said bingo to what I did. Thanks sis Flo.
Kudos to you! 👏 It always sounds strange to those who only know about "make money and build yourself a mansion first" because it's the exact opposite of what they know and what they see many people doing. When you learn better you will see clearly how the other option makes sense only for those that mint money. 😃😃
Build your personal house first. It will motivate you to build commercial. You can build flats and can rarely collect rents in Nigeria ( you need to factor in the propensity of tenants to owe rents in your calculations). Build for your family and be comfortable first before thinking of investment. We live once
Block of flats is the best for a 1st time project. Say 4 flat as 1st project, u move into a flat and let 3 out. Smarter move that. Tomorrow isn't promised to any of us.
Flo! Love your shows and I'm a subscriber. Please let me enlighten your audience. There's mortgage facilities available in Nigeria and I can help anyone right from my base in the US. Here's the kicker, most people don't like to take loans but if you stand in front of a church or mosque and pray that everyone to become Dangote, they all would want to but Dangote would always use mortgages and loans!!!
@@oladmejiakogun1263 A duplex plus two-bedroom attached? I don't get this picture my brother/sister. How could that be done? Do you mean duplex with two- bedrooms boys quarters behind it?
So is bad to build a family mansion.. Because renter's are ignoring something always know when u going out and when you are coming in.. Is good to engr c. As you said building a house is to have pace of mind.. Renter's are ignoring something. But is Good to build a house for rent
Thanks or this update..about pillar my building has 16 pillars....to design 1 pillar cost me 20k too bad waste of money ...assuming I saw this video earlier I would have ask for another plan
Flo, you are doing a great job, your video is very informative. The examples of person A and person B are not very valid; it is like comparing orange with mango. A logical comparison would have been the amount of rent that would be paid for the they house they built being equivalent to the amount they pay for the house they rent.
But how much you pay in rent can never be equivalent to the cost of a house. A whole house? No way. You should be talking about how much they EARN. I decided not to consider how much they earn either because it's not about how much you earn, it's about how much you put to good use a. k. a. invest.
@@FloFinance: The comparison would have validity if the rent they will get from the house they built is equivalent to what they themselves pay for the house they rent. The other way to look at it is they would gone for a bigger house/appartement that would have cost so much as what they are getting as rent from the house they built.
"The comparison would have validity if the rent they will get from the house they built is equivalent to what they themselves pay for the house they rent." No. If they use ALL the money they make from their first house to pay rent, the aim of MAKING MONEY from their first house is defeated. They can as well build personal mansions and move in. I don't want that. I want them to make money from their first house. This means Mr A lost out. Ms B gained some and Engr C gained the most. My attempt to clear this up is based on the assumption that I understood where you are coming from because to be honest, I think you've lost me. 😂 This comparison is similar to the parable of the talent in the Bible but in mine, all 3 people have equal amount of talents to build a house with. The choice of house to build is up to them.
The only comments you make on my 2 channels are about updates to the building. May I ask, why are you always pushing for updates on the building? Are you going to move in with us?

Na you mention something bad about your question o. I made a video stating categorically that MONEY HAS FINISHED 👉 ua-cam.com/video/fyT0OvrkaJA/v-deo.html You should first of all ask me if we have found more money before asking for updates. Is it air that will bring about updates? Updates come when there are updates to be made. If you don't see them, it means there are no updates to be made. Constantly asking me when I will post updates sounds like I am your contractor building your house for you. We don't have flow of cash like ndi Nnewi ooo. Be patient, whenever there's an update, you will see it. It's rude to come to a whole video, no comment about the video but "when are you going to post updates?" Mba, my brother. It's high time I called you out on that.
It depends where you live. If you live in Nigeria, you better build personal house first to secure yourself before you build commercial property. After all, the only rent you are guaranteed to collect is the initial rent. Tenants are not very keen on paying rents.
Not everyone borrows money in Abroad. Investors pay cash in Abroad. If you are in the real estate investment industry, the no of persons that paycash while buying apartments units will surprise you.
I will never want to become Engr C that lives with his tenants in a block of flats. It is better to live in a comfortable duplex so one can really enjoy the sanity and able to create a big business that can yields more money than blocks of flats.
