    I own a few properties in Iowa and one in Pensacola FL. Never raised rent on a tenant or charged for application fees or late fees. Always gave the full deposit back. I try to not stress people financially especially if they are college students or have kids. In return the leave my property in better shape than I gave it to them. I could have made a few thousands more squeezing every penny out of them, but the sense of reward I get by treating them like humans is priceless to me.

      I’m in the same boat. One property I could get at least $600 a month more but they have severe health problems. But now my taxes went up $500 one year alone! And the sky high insurance is next. If it goes from $2K to $4K then Imma hafta raise it I’m not running a charity. It’s a tough situation and my tenant takes beautiful care of my property which I will never get again!

      Life is complicated because our politicians make it complicated for us. You need to go through so much in order to qualify for a home that’s why people go to apartments because it’s less of a hassle but then again people that don’t have the proper credit score can’t buy a home even though they can afford 3,000 a month on rent can you imagine having a 520-560 and get denied for a home but you can get a nice apartment and pay more than you would On a house payment .

    To the insensitive people in the comments saying “just buy a house” please stop. People can’t afford rent what makes you think they can afford a mortgage right now? The housing market is extremely competitive and these companies are buying up properties! People that can buy a house over bidding way over the asking. It’s unrealistic right now. Have some sympathy.

      In areas surrounding NYC, rich people show up at houses for sale, the asking price plus $50,000 beyond, in cash! It goes to the highest bidder within 15 minutes. You can’t even rent a bunk in a boarding house for under $250 per week in NYC. That’s six to eight people to a bedroom with three such rooms sharing one bathroom off the hall, and no cooking or eating on premises. It’s also 100% illegal to do this, but when did that ever stop anyone?

    It’s crazy how during the pandemic they put out a temporary moratorium for renters which people took advantage of but there is no relief for people who worked and paid all their bills during that time. There has to be something that can be done to help renters.

      Exactly! We worked and paid the entire time, we did not take advantage & this is how our landlord repays us; raises our rent $700 to $2100 with barely 30 day notice to pay or vacate, knowing I was going thru a battle with cancer and trying to recover from major surgery, no mercy! Now in a Senior apt, & I'm seeing terror in their eyes as their rents are increasing above their fixed incomes, so sad.

      I paid the entire time also. I was hoping to buy a house but can’t find a house in my budget. Lets see what happens when my lease is up. 😩 $2100 I hope it’s not a 1 bedroom. DeSantis needs to stop fighting culture wars and help the residents of Florida.

      In the early 80's, I had the option to develop some family land and put mobile homes on it. I chose not to. I had seen first hand what landlords were going through at that time. My neighbor thought it was a good idea and put in 3 house trailers. I don't think he had one renter who did not screw him over-up until the day he passed away. From not paying rent after moving in, to just plain tearing the trailer up. He spent more money on court fee's for evictions and home repairs-than he ever made. Become a landlord with a heart and see how quick you are screwed over, then tell everyone landlords are evil.

    I got an identical letter from my landlord last week. No option to renew, no reason why. I spoke to the leasing office and was told it's because they want to renovate the unit (it was renovated 2 years ago before I moved in) so they need me out. The "renovated" unit will be rented for $2489 (I currently pay $1850)

    This should fall under price gouging and should be illegal , landlords should be allowed to raise it to a certain point but after awhile this is just profiteering and it's disgusting , expect more homeless people , and a lot of people living together and roommate situations just like in NYC unless your rich

      That’s not fair for the landlord. If there costs raises for than 3% that’s not their fault. As small landlord my costs went up more than 3% for property taxes and home insurance. I usually raise rent base on that. To me that’s fair for landlords to charge the increase of property taxes and home insurance

    My guess is the landlord ran all tenants' credit again and applied the "income must exceed 3x rent" standard test based on the new rent. People who passed were offered a new lease, and those who didn't have to vacate.

    I send my prayers and hope to these people. I was there in 2007. A few days before Thanksgiving that year, I was spending a quiet time at home. I had lived in that apartment for 16 years. So, I’m sitting there…comfortable…and I hear a paper be shoved under my door. Something told me it wasn’t good.
    After 16 years of perfect rent payment history and no complaints, the notice told me I had 60 days to get out. A few days before Thanksgiving, The property management company wanted me out so they could do capital improvements and raise the rent from the 1100 I was paying to 2000.
    Heartless and cruel. I know how these people feel. I do understand the need to make a profit, but I was a sure thing. A friend of mine who remained in the building told me that the property management company got their rent, but they ended up with a revolving door of tenants. They had to paint and recarpet each time (it’s a location where people tend to be picky). I hope they ended up losing money,

      @@allaboutroofing2 Absolutely not you can renew without raising rent you raise it because you want more $$ out of the person. A reasonable increase is 5 to 10% again its not necessary your tenant isn’t stealing from you continuing to pay their initial price.

    I am a realtor in Miami Florida and finding affordable apartments for rent for my
    Clients has been absolute hell. Everyone has been moving because of the rent increase and anytime sometime remotely decent and affordable comes on the market it gets flooded with multiple offers 😩

      @@allaboutroofing2 how that small commissions if the rental is crazy in Miami. My understanding is they get one month in rent towards their commission. So if she or he does 10 rental property she probably getting 15-20k an month. Right now that smart thing to do when selling house is slowing down and rental is going up.

    For every single person dealing with this, I'm saying a prayer for you. I dealt with this in Fort Lauderdale in 2018. And unfortunately, I couldn't change anything BUT it all worked out for me. I wish this on everybody. It's so unfair.

    This is heartbreaking 💔. The landlords across the country are moving in unison and raising rents to levels unseen. They're quickly wiping out the middle class.
    Many people want their own, but more and more we're going to need to room just to meet the rate demands. Between inflation and gas prices we have to outsmart the trend.
    1680 and 2,000 is not cheap rent.

      Sorry peeps .... but we've GOT to take back our lives....we NEED to adopt more alternative housing lifestyles. We cannot (and should not) keep expecting greedy landlords to meet our needs. We need more people willing to live sustainably in RV's, cars, SUV's, vans, tents, land, etc., --- whatever it takes to reclaim your life. All people are better than being trashed by disturbing apartment mgmt. companies. (Yes, even the elderly, disabled, and people with kids, can live alternatively.) Ya just gotta research it.🤷

    The governor is to blame for not implementing hard rent caps. A "bill of rights" for renters doesn't do anything. This is just blatantly stupid. I think the reason these landlords are doing this is to bleed the poor and middle class out of the apartments.

      @@jillmarshall4718 no hun, I am a landlord and rent goes up as the market dictates. I got a 25% increase this April to cover the increase in property tax, homeowners insurance and labor costs of maintenance. Also to make additional profit since that's the market and my right. I'm not running a 401c, so tell me why I should charge below market value again?
      P.s. my other property renews in July and it's going up 30%. I know if the tenant doesn't want to pay that much, I'll have several dozen other applicants that will and little to no vacancy. It's not hard to find good tenants and the one that took advantage of the moratorium is already gone without an option to renew at any price. What goes around, comes around.

      @@jillmarshall4718 You really should be blaming MASSIVE INFLATION and increases in demand, not your landlord. You won't find anything comparable for less, so you are going to have to DOWNSIZE or move to a less desirable area. Also, It's a lot more competitive applicant-wise, so don't be surprised if you don't qualify at all wherever you plan on moving unless its a different, cheaper area. Again, it's market driven. Biden is to blame for most of this with his stimulus checks, moratorium, and ending domestic oil independence. YELL at BIDEN.

    This is sad, this is what comes with hyperinflation. The majority of us Americans are struggling through it. My neighbor with a wife a 2 daughters, had to move out because their landlord raised the rent 2k. This hyperinflation is out of control, something could be done about it, they don't want to because they want to ruin the middle class.

      Exactly. That’s one of the main reasons why this is a problem in Florida. There is no rent control or regulations on what a landlord can charge or increase the rent.
      Another problem in Florida is during the pandemic, people from New York and California moved to Florida since their jobs became WFH, and it helped drive the prices up because people from NY and CA were used to paying high housing costs. The issue with that is the people from NY and CA are still getting paid NY and CA wages so they can afford it, while the people in FL are getting paid FL wages (some of the lowest in the country), so they can’t afford it anymore.
      Yes, there are landlords who are “getting back” at the people who took advantage of the “no eviction” rule during the pandemic when they were fully able to pay their rent.

    There’s a reason why they call it the American dream. Exactly what it it is. A dream. Come to the realization that not everyone gets to live that lifestyle. Learn how to compromise. I make almost 80k a year and I still have a roommate. Do I need one? No. But it is nice to have that extra money to do the stuff that I want to do in life rather than slave over a 1700 dollar mortgage/rent.

      I was homeless as a teenager, and a 10th grade high school dropout. I finally got tired enough of that to put my foot down and get back to a normal working life. Took low pay jobs, anything I could get. I got my GED, put myself through college (a state school with low tuition, and I got Pell grants and student aid).
      By age 35 I had independent financial means. If you want to make it, keep every dollar you can and only use money to INVEST, not to spend on anything else. Put money aside every month. You can put it in an S&P index fund and in 10, 20 years you will be in good shape.
      DON'T BLOW YOUR MONEY unless you come from money. Most of us don't. The good news is, in the USA, you don't have to. Always remember, you can do anything - including low paying jobs - that is TEMPORARY. Just have a plan to improve your situation. My plan was to attend college and get a degree that had jobs waiting when I graduated (engineering).

      Praise God; I too am a 4 year heart attack survivor and I am 66 years old. Something like this regarding not having a place to stay is very stressful and it can increase your blood pressure contributing to your have a heart attack. Heart attacks are the number one killer oppose to all cancers.

    It’s not easy to find any type of housing in pretty much any part of Florida these days, Everyone moves to Florida from other states, so even if you find a place you really have to get it quickly because homes don’t last long before some snatches it up. It’s sad that people are being forced to leave there own apartment.

      I have worked for several large apartment communities in Florida in the past. Apartment communities are not in the business to get rid of tenants, but try to keep good paying tenants. I question why if this couple are good tenants, and are able to pay as they claim why are they getting a non renewal. I believe there is probably more to this story then the couple are telling..

    This is across the whole US. People are moving into RVs, trailers, cars and tents because there are no options. Also across the US they are passing laws making living in a vehicle or "homeless" camping illegal. People still have to work so they stay in town. Because there is no community support or understanding they are also losing their jobs or forced to quit.
    Living this way it is hard to find a place to throw away garbage. Many people don't realize that most places lock up their trash. It only takes a few days to build up to much for a store garbage can and then you have a dilemma of where to put the trash. So it begins to pile up.
    Most people intend to get back into housing but it is very easy to spiral down when you are homeless. They were in a house and they do not want to lose all their possessions too! So they bring them which adds to the rubbish problem.
    You need water to eat, bath and toilet. The places people can park has no water. It doesn't take long to start getting dirty. Many businesses treat you horrible if you come in dirty. So does society. But there is limited places to bath or do laundry. Making everything worse.
    This is a major humanitarian problem in the US and the CHURCH not only has the resources but they are also morally obligated to help. Any Christian who is not helping people in crisis, the homeless, the widowed and the fatherless are mere churchians.
    75% of americans profess to be Christian. Over 250 Million of them. I think they forgot what Jesus said.

      Right now it is not just the wealthy who are off the rails, pick a subject, masks, vacinne, driving drove in a small tri town area being cut off 5 times in less than 5 miles, and often given the finger just for I guess existing,, where one sits at a concert, even if you were there first, I,m talking about school concerts to see your kids and grandkids preform. Shopping in big box stores, people blocking asiles to chat, and become verbally insulting , if you say , excuse me,to get through. Being actually verbally confronted, if I should dare to wear a mask in public. My family are all wearing them right niow, as our daughter is going through chemo, I am in 3rd stage kidney failure, my husband, at 83, after a massive heart attack, our son, a gulf war vet, who has had health issues since he returned, also has had a massive heart attack, lost a kidney, has PTSD, and he and my husband have pacemaker/difibulators. We continue working at what we can, enjoy life together. However being questioned and insulted, because we take precautios? My husband and I both had covid, I was hospitalized, we were exposed, "along with two other friends, at the same time" by a person who refused to take any precautions, and came to church sick with covid.,And made fun of those wearing masks, just by attending church and removing masks to sing for others. I have NEVER questioned or commented to anyone for the choices they make. but do not recieve the same respect, and By the way my car has been hit 3 times in a year, in the same parking lot, all three times no responsebility taken. I no longer shop for food, except at a small store were they shop for me, and bring it to my car! and on line. I'm fed up with even trying to mingle anywhere, except with family and close friends, The excuses I hear for this out of control, selfish, obnoxious behavior seems to be growing, one disagrees or is displeased with anything, pick a "soft target" and blow them away, and I'm called unpatriotic, judgemental,and a demon? WOW!!!!!!!!!!!

      I might add we are now renters as we lost our home,trying to help someone who screwed us, and a health care system demanding payment for hospital bill co-pay be payed in full within a yea asking for over 300$ a month, so it became a choice over that or food.If our rent is raised, we will be in the same situation.     I am glad cities like Washington, D.C. and New York City have rent control laws. If they didn't, many people would be homeless due to gentrification and skyrocketing rents. I hate the term affordable housing politicians use because the housing is not affordable at least not in Washington, DC. I prefer the term low cost housing.

    This such bs, I'm disabled live in a paid for mobile home but still pay a lot rent which when I moved in 20 years ago was just over $300 a mon, it is now over $900, with rent, passon tax, and water all in one bill, I'm waiting to see how much the own of the park going to raise it this year since he does every year but now landlords have gone apeshit with the raises, what are people gonna do, I'm 64 my roommate is 81, I read elderly people are getting kicked out of places where hud helps they dont want to pay the difference..     Same thing is happening across the country.
    Unfortunately, renting has no security.
    I've eventually paid off 4 mortgages (buying and selling) and working my "S" off along the way, but now in retirement, not having a mortgage payment is a big plus!

    Our office rent just keeps going up as we have our own business. It doesn’t make us money as we have to borrow large amounts of money every new year. I’m terminally ill and unable to work so it would be impossible for my wife to move to a new building as they hold payments for services for one full year if you change your address. We did it once already. Luckily it was before I became ill and I had a nice car and motorcycle collection I sold to pay office staff and rent. I live in Northern California and you can’t rent much of anything for $2,000.00 for a place to live.

    And people keep critizing San Francisco about its homeless. This is how it happened, folks! Lower and middle class people get kicked out of flats and apartments they have lived for years because owners sell the flats to developers and they turn them into condos! It happened all over the Mission ( the Latino neighborhood here) and slowly the rest of San Francisco...so when you point fingers at our homeless problem please know that if your city or town is letting developers kick out your citizens out of their apts...you def wiil be the next city to have a homeless problem.

    Ms. Lewis may have to seek an attorney. She and her companion are supposed to be given an opportunity to renew their lease. There are laws related to this; so, the property management company seems to be breaking a law. Thanks for doing this story.

      There's no obligation/law for a landlord to renew a lease. It's a set period and either party can terminate at lease end. I almost guarantee you they stopped paying rent during covid and it came back to bite them in the ass. That or their income is too low to qualify for the new lease terms. 🤷 Notice how they can't find a affordable alternative? That's because new rent amounts are current market value. I also bet they have no problembrerenting at the new pricing. That's life.

    A landlord in my immediate area just put up all 20 of his single family homes up forsale today. I feel so bad for the renters. He's selling all 20 homes as a portfolio package and refused to break them up.

    Our landlord said he needed market rate and raised our rent $700 up to $2100 or 30 days to move, even knew I was going thru cancer & in the middle of a major surgery. Perfect rental history, made repairs and maintained the property. I remember when the property sat vacant for a long time! We took such care this home but some CA were willing to pay more & as he put it "Business is business" he needs "market rate" no mercy, just greed going on here in AZ

    It’s about greed. Property prices have increased all over. Just recently a apartment building was sold new ours tried eviction notice to some tenants so they could renovate apartments for price increase. Most of the apartments have been renovated already prior to sale. They got rudely awakened when people started questioning the eviction notices, it’s wrong and they were to met with lawsuits. Then they dropped the evictions and asked tenants to be out by certain dates. New owners think about becoming millionaires over night, bad idea. Increases have been because property taxes, real estate jumps in prices, even insurance companies have been increasing their premiums. So yeah is it really greed or because of government?
    Remember everything has gone up, and who was behind that?

      This is why it is important to OWN and not rent. If you rent, then you are at the mercy of the building's owner and their rules. If you OWN, then you are the master and make the rules. A renter is someone purchasing time and space, neither of which is anything solid to be held onto.

      @@marcusvision You wouldn't have been able to do that in the 1950's either. Some jobs were only ever meant to be starting jobs for young people still in school. Fast food is one of those types of jobs. Mowing lawns is another. People aren't supposed to stay in those jobs and afford to make a living. The fast food jobs were just to get a kid used to working, get them a little experience, and earn some pocket money. That is what they were meant for. Most service jobs were meant to be low paid, low skilled, temporarily-held jobs. Manufacturing was where the money was that people were supposed to work in to afford a home and to live, then it got shipped overseas and the service industry took over. Now, it is the information industry, but like the service industry, although it needs more skill, it doesn't pay well. Manufacturing is the money maker.

    Four reasons landlords have to raise rents: 1) recover massive losses from the moratoriums; 2) huge increases in insurance costs especially in Florida; 3) huge increases in property taxes; 4) expected increases in federal taxes; and 5) to keep up with the rest of the market just the same way that they have to lower rents if the market falls.

It is not just the American Dream of owning a home that people have, but Old People dreams of playing with their grandkids on beaches. That is why they specifically choose places like Florida. They created the demand for rental space and housing, now they are reaping what they've sown.

    Same thing happened to us and every other tentant with kids in our community. Were now being forced to pay 2000+ somewhere else up from $1325. Because we have kids and work from home we can't downgrade and logically FIT into a small 700 sq ft 2 bedroom so it's either buy in this overpriced market or rent at 2000+

      You should really look into buying... you'll realize that besides needing a huge down payment, with property taxes, rising interest rates and homeowners insurance, the cost per month is about the same as renting, or often times more. Blame inflation. Biden administration created this with memorandums, removing domestic oil independence and printing money like it wouldn't come back on everyone. If you can't afford the rent, you definitely won't be able to or qualify to buy in the current market with no end insight for more increases.

He said he was going to loose the building thanks to the freeloaders. They could have gone back home for awhile but nope, they wanted to stay and bankrupt him. Some that borrowed against their investments have to raise rents to recover that money.

    The massive rent hikes imposed by greedy management companies / landlords should be capped at 1%- 2% at each lease renewal. Also, a law that caps the rent at 30% for a low income person. Every person has the innate right to have a place to call home. Instead, children, their hard working mother's, veterans, disabled, hard working professionals, and elderly people are being put out on the streets.
    As one of the richest nations on the planet we must be the laughing stock for the rest of the world. This is absolutely heartbreaking!

    I feel for them so much. ❤️ I’m trying to buy my rental right now and I’m awake all night with my stomach in knots trying to figure out how to raise closing costs on a surprise real estate purchase so my babies will have a roof over their heads. The stress is unreal. 😓

    The tenant is asking for rent cap. & Florida outlawed the idea of rent control decades ago. Not one county or city is allowed to install a rent control ordinance. That is awful.

      @@armchaireconomist8648 LOL, even that's not stable. Prices are too high, property taxes have increased significantly, in Florida home owners insurance companies are leaving the State. The nationwide salaries have been watered down in value in various industries for the past 3 decades.
      Then, when the minimum wage was increased, the pandemic took its hardest hit in industries, forcing single parents to quite, or forced one parent to stay home while the other now has to support the family while inflation is soaring.
      Then you had the great resignation. People reevaluated their worth, moved in massive numbers driving rents and home prices up.
      What followed after? Gas, building materials, and everything else.
      To afford a home at an average sale price of $700K, you need to be making $165K a year, have $60K as a down payment with a credit of 720 to get an FHA rate of 4.55% or a conventional loan at 5.99%.
      Here is the reality, the average US salary is at $56,310, with a median wage of $20.17 an hour. Buying is not an option here. Double it for a couple, they still can't afford to buy.

    The best option for most people is to move with that of a family member, split the utilities cost for about a year and save to get their own mortgage. It's less stressful!
    The neighborhoods that once were at it's lowest rent to live in many, years ago. Unfortunately aren't at it's lowest anymore! And unfortunately most people like the homeless, the retirement, the people on social security, etc...
    Are still hoping for that residential community to be built that once cared!

    500 dollar increase. How can anybody cope with increases like that. I have had a tenant for 20 years and they are so good that the rent they pay for 2 /1 on a golf course is 1600 per month. I feel i am making a profit while not charging a huge amount. The property is in Jacaranda which is a very good area. Landlords should have a little heart. It is okay to make a profit but people need a place to live as well.

    Greed. It's the American way. American Capitalism isn't about providing consumers with value for their dollars spent. It's about extracting the most dollars from consumers and providing little to no value to the consumer.

      ALL businesses are about making money for the owner(s) of the business, nothing more. There is no point to having the business if it is not making as much as possible for the owner(s). Only charities are concerned about the client. So long as there are consumers willing and able to purchase the product, then the business will continue until there are no longer consumers willing and/or able to make the purchase. The one's who can afford it will get. The one's who can't afford it, will not get.

    i just spent two years not getting paid by tenants at my properties. and nobody said it was wrong. this is fascinating to me.

      @@CollDott the moratorium ended last year. My bank account is still negative from it. Until it's positive I'm jacking the rent as high as I can

      I don’t see how people have the nerve not pay where they’re staying. Now, the rent increase is absolutely ridiculous. I never skipped a beat during Covid, and I’m sorry that you as a landlord had to experience this.

      Actually, fear is the root of all evil. Greed comes from fear, the fear that you can never have too much money and possessions in order to be "safe" in this world.
