I've been watching these videos for almost a year now. Here are some things I've noticed and hopefully the builders/planners will consider.
1. Westerners do not like having a washing machine in the kitchen. That place should be for the dishwasher.
2. A small area should becset aside (inside away from the elements) for a washer and dryer. I am aware most people in Thailand hang their clothes to dry, but westerners prefer the convenience of having them dried right away.
3. In the bathroom above the sink westerners would love a mirrored cabinet to store medicine and such.
4. All showers should be enclosed so water doesn't spray everwhere.
5. I hope this helps and your English has improved dramatically.
Why not design a house for them and submit your plans?...under copyright licence, of course .

What are the additional costs? Like community security, fees and so on? How about water, sewer, electricity projections? More detail on build such as insulation, electrical amperage too, please.
Exactly! They always tell the potential buyer the bare minimum to draw them in .........and then BOOM!
Also, are they freehold? Does the owner own everything including the land? Is there a certain amount of time that they must own the house before they can sell it? So many questions
Beautiful properties on your channel, at a reasonable price. I've been to Thailand twice and considering it as an option for retirement in a year or two. Condos can be purchased outright by a Farang, but I don't know of any options allowing a Farang to purchase a home without being married to a national. Are there? Is it possible with a trustworthy attorney? Perhaps for the UA-cam people that are curious, maybe a quick disclaimer or a separate video that you can link to so people are aware. Haha! Or link it to a Thai dating site! I'll keep watching these well done videos and dreaming while I work.
you do a good presentation. you have to be clear to separate the measurements of the property from the house. Americans like having 4 wall plugs in each room. you have to be clear is there an extra charge to install AC? how many AC units do you get?
Are these available as investment properties? I'd love more details if possible about maintenence, build times and extra available amenities. At 105,000 usd this is negotiable of course right?

Buyer beware, prices for foreigners 3times more expensive than locals,🥴. Rent in those countries are better and cheaper.

For 105k, I would expect a yard in Thialand. Nothing huge, but enough to maybe put a pool. Other than that, it’s a really nice house for the price!

Happy to see screens for the windows. It would be helpful to discuss the laundry situation. For example, do most occupants use portable twin tub washing machines, or some other setup?
Ya, I agree about the laundry thing. Who is going to put a washer and dryer out in the back yard? They should set aside an area inside the house.
When your talking about the windows the windows also have a screen so you can open to let a cool breeze in with out the bugs.

The master bedroom window facing your neighbours, they can watch you doing business with your husband/ wife on the bed night time. If you closed the curtains it also can see blurred version. House design no good.

Sorry, but no way is that house 240 square metres, maybe the land, but that actual house looks more like 140 square metres.
I think it's meant a size of land about 60 sqw or 240 sqm.x

Need some trees around the house but there is no space for Garden.
Quite nice, but very overlooked. Higher walls would help, but as the lot is so small, you’d probably feel hemmed in. I’d still be more inclined to buy a condo at the price point.
@@DeeKay68 condos face outwards and don’t have high walls or close neighbours looking in all your windows like this house does. Plus you get all the communal facilities such as a pool, gym etc. A bill makes sense when you have a garden, pool and privacy, which this one doesn’t have.

Same. I live in San Francisco, California and this house is about 5% of the cost of a home where I live. Also homes in San Francisco are old and beat up and goes for 1 million USD.

Or, perhaps some buyers don't want, or can't afford air conditioning? Another possible explanation is some buyers may want the master bedroom air conditioned for sleeping, but not necessarily the rest of the house?
I don't get it: are all air conditioners units plus labour costs included in the sales price?

I love to have a house in Thailand but the laws are very strict for foreigners and very risky because of that. I like this home but the issue of not being able to own land is the issue for me.
You can find agents who will rent lease or sell land to foreigners. You just have to do some research. I know some Taiwanese agents who do this.

@@christianbrother4724 Yeah, Thailand you can own if you a Thai citizen but not foreigners. The best you can do is get a lease on the land for 30 years. You can possibly renew the lease after 30 years. you can own a condo which is what most foreigners do but the catch is 51% of the building must be Thai owned. Similar laws exist in Philippines, Vietnam and other Asian countries. Its one of the reasons I look to move to South America as its easier to buy property there.

Short answer is no. You cannot own the land. Best thing is work on becoming a Thai citizen which is what I'm planning to do. That is why I feel showing foreigners of homes to buy is useless. Now there are ways but end of the day the land will never be in your name. I wish *Farang Homes* talk about this because this is very important.

@@allanwatts8361 I’m estimating around 2k a month. I got 100k of JEPI which pays me 1k every month and then I will have 200k in JEPI which will pay me 2k every month. Plus when I hit the retirement age I will have social, 401k, and Roth IRA monies. Which I will then have about 5k a month.

Is the 2k a month off 200k in JEPi consistently guaranteed/sustainable as a payout? A 10% return is high! You should also consider getting real estate and cash flowing off a rental property.
