Not surprised at all by the expensive housing costs. Besides supply/demand, the weather is nearly perfect, nice beaches and very family oriented which makes Hawaii a great place to live. BUT - it would be awesome to see more Kanaka Maoli's in the entrepreneur space of becoming real estate investors. Fighting for land is within their rights and I'm all for it! But the fight has been on-going for over a century since the overthrow. And within that time span, investors from overseas have been buying up land/properties to this day - sad.
The reason I stated "sad" because you can clearly see the Aloha spirit slowly vanishing. And it's just the little details like driving for example, slow down and let another vehicle cut in front of you. That vehicle would throw the quick shaka or wave meaning "Thank You!" Nowadays you don't see that often. No shaka/wave - sure that's within their rights but that's what made Hawaii special because we respect and very thankful for the small gestures or things in life. The locals still do it but not the people who originate/raised from the mainland which I believe they've over populated the island.
Also, Hawaiian Homesteads on "lease" lands and still taxed is a joke. The State of Hawaii (Government) should give up a decent amount of land soley to the natives without taxation. They can build whatever and however tf they want because it's royal lands own by the Hawaiian Monarch that was wrongfully overthrown. But knowing the State run by these overpaid politicians won't agree to give up land. The Kanaka Maoli's should look into becoming investors. Yes, it's sad they have to purchase their land back but at least they can continue to fight while doing so.
Pupukea is a very nice town btw. Soon as I get it made. That's where I'm retiring for good.

Waialua and Mokuleia are ripe for “gentrifying” as the stock of homes and the neighborhoods themselves are in need of updating and a “refresh”. I like the remoteness of the area but it is relatively close to the rest of the North Shore and easy to get to Town, so it’s a nice balance of many positive things.
The obvious problem with Pupukea and the rest of the upper North Shore is that you can easily be trapped by the crazy Kam traffic…it’s a blessing I suppose since widening the freeway would make things even busier and crazier up there.

I’m just stating my opinion on how sad it is that Hawaii has become what it is today. Why spend 1,000,000 on a 2 acre 2 bedroom houses with rising costs in hawaii when you can buy a 20 acre mansion for that price in the mainland. For now I’ll just keep “surviving”, but one day I’ll have something for my future family to call theirs not by luck but because I work hard.
