Coach houses like the one shown range from $100k-$150k depending on options
$350 for a lot is nuts. Maybe if it had a coachhouse and covered parking, but for postage stamp piece of dirt that is crazy.
For what your getting in amenities it's pretty much in line. Remember they aren't building more dirt-right Andrew
hey andrew 👋 Beautiful resort 🏝🏜🏖thanks andrew for sharing this wonderful video 📹 thumbs up 👍 👍👍peace ✌ stay safe 😷 🇨🇦🇨🇦🤙
Hey Andrew,
Thanks for sharing this video on this stunning resort. We will be sure to check it out!
Don
That is a VERY nice resort! I want a spot like that for my retirement.
Clearly some people just can't wrap their heads around real estate values and the reasons why they are what they are. Sure you could buy a small house for $350k, but no rv parking, no waterfront views, no boat slip, virtually no amenities at all. If you own a Prevost or a Newell and a stacker trailer and/or a boat another $350 on top of the 2-3 million you've already spent is nothing, especially when you consider the amenities!
Point taken, these are million dollar homes.
I'd look good pulling up with my teardrop...We here now y'all...Go play!!! Put that gator back in the pond boy!!
Here ya go Clark I made ya some genuine gator shoes watch the glue ain't dry yet I glued the skin to your old shoes
Sorry, they restrict what can be parked😂
Looks nice. Thank you for this video. Happy trails!
Andrew, I was the one that waved at you today in Missouri in the white Ford dually pick up w/ the black trailer. That’s so funny seeing you going down the road, I saw the tags on the back and didn’t mean to startle you when I passed you and then slowed down to take another look to make sure it was you... what’s even more odd is I was apparently next-door to you at River Bend Resort The last few weeks. I was on my way back from Ft Meyers when I saw you today. I was the one that met you in your dad‘s AirStream display at the last Barrett Jackson. The leisure travel rig looked great, The dog looked happy sitting in the passenger seat. If you ever come back through Missouri let me know and I will give you a place to stay and show you my coach ........ small world
What a small world!! I was pretty flattered that someone recognized me on a Radom highway in rural Missouri! That made my day! Good to see you again, would be great to catch up sometime!
You should mention what the monthly/annual maintenance fee is
That’s a secret. Why tell the whole story that would ruin it.
What's strange is he always asks that in these places. I guess this review is earlier in his utubing
Freaking awesome place wow how would it be too jump on that spot sure isn't Idaho!!!! That would awesome too get away from the snow and cold the life style would be amazing thank you Andrew for showing us this wishing I was a lottery winner!!!! Montana Las Vegas and Florida!!!!! Hell yes too all oh yeah Oregon!!!!!!!! On the ocean!!!! Truly amazing life!!!!!
Not interested, but I will give it a thumbs up and watch it all the way through for you.
Wow, that is very nice it is just beautiful.
Hey Andrew if you yell loud enough Dean Loucks will hear you right next door at River Landing. Great places with access to the inter coastal
It's also less than an hour to Lake Okeechobe for some tremendous bass fishing
Super nice resort! Great video, Andrew!
This is a beautiful Motorcoach site Andrew
So the lots in that community go from 74K to 350K. Personally the price doesn't really matter to me, what does matter to me is the $5000 in Association fees, Then you have your taxes from $800 to $1900. That's a LOT to think about for a "piece of pavement."
You can buy a nice house in the area for 350K. Just saying...
Probably wouldn't let me in with a 1998 National Seabreeze 😕
I was needing a place to park my 2022 Newell. Looks like a good option 😆
If you're going to "park" your RV, why get an RV? Buy a lakehouse.
Thanks for a great video on our resort.
Looks like a beautifully established RV resort. !$350/k seems like a bargain. Great Review. 👍
Best rv lots in the country - bar none
Makes me want a Class A now.
That’s crazy! There was a beautiful 3 bedroom 2,000 square foot log cabin with a detached two stall log garage on a couple acres of land right on a lake back home in northern Wisconsin for $325.000!
And you could buy land and build that yourself for under 200
Nice resort, I like all the activities, great little RC track.
Bet it has more HOA rules than I want to follow
This is an HOA with an RV resort attached.
Its basically what I have now but this is a house and the cost is about the same.
Hoa's have their own rules ? Times they sure are a changing
@@1STGeneral best get in while the builders have control then leave just before the inmates take over the asylum.
I wonder if any of the amenities are included, is there a monthly minimum that you have to spend in the restaurant and how much in tips do all of the employees expect to receive? They might get paid an incredibly low minimum Florida wage and need their tips to survive? I think that $350,000 is a lot of money to pay in this area, unless it’s truly an all inclusive resort?
Hurricane comes along either Atlantic or Gulf the canal is going to back up and resort is ocean bottom. Just keep your flood insurance current😁😁😳
👍👍 Sounds like an great place to retire. Better start saving.
Q111
Is it a gator access site?
That is insane. I could buy a really nice house for less than that would cost. But ok. I guess for some this is affordable. Love to see some resorts that are actually affordable for a retiree who doesn’t need all the bling, but does want an rv site in a safe park.
Nice video & beautiful resort. Did everybody at the resort go to a convention at the same time, there wasn't one person in one video at all the different activity spots. Remember all over the world they're making more land check out the Japanese Airport out in the ocean, the Chinese have made hundreds of islands over the last 10 years, also the Palm Islands of Dubai, and all of the Isles of Fort Lauderdale which mega mansions are built on, plus the whole Florida Coast where inlets and Islands are built. RVs are at a bubble stage, so those properties and RVs are going to drop like a rock in a few years. How can anybody justify $350,000 for a driveway and shed. You can fly all over the world and stay at five star hotels with tons of Adventures and Incredible amenities still have a lot of money left over at the end of it.
Wow, my 'Common Sense' detector just went from green to red!
If you pay it off in Bitcoin, it's only 8.773 bits for this lot.
Great video super job , I like your lot in Polson Montana
Sure makes what Andrew paid seem more reasonable.
Still not on the water in montana
@@caroldegenhart2605 for $250 k less you can buy a nice boat
What is the HOA fee for al that great stuff?
Why we don’t get the type of coaches in Europe like in the states. For example the Leisure Travel Vans
This is the nicest motorcoach lot and the nicest motorcoach resort in Southwest Florida or maybe the country! That price is a bargain!
Perfect for your rig, but wait....you are no longer allowed in that type of resort with your van, right ?
Probably not. I didn't see anything there except 40-45' Diesel pushers.
A previous bosses parents used to own a site here with their Prevost. Eric and Verna Stovold.
You can buy a house and just use the driveway for the same price. Rent the house to mitigate the costs. The resort is like a timeshare. You’ll out grow it in a few years. Rent the cottage? They know how to profit from suckers.
Rather have a lot and much better casita with private pool and spa @ Desert Shores in Indio CA myself....for that price point especially. And then there's HOAs and taxes on top. And usually only Class A Diesels allowed at most. Guess I'd better trade and win the lottery, opposite order!
Here in texas , for that price I could buy 10 acres river front land with a 2500 sq foot house with a class A rv and on private property .
My Pop Up Camper will look great there! I’ll take it!
Should put a Murphy bed in the beach house😉
Are you able or do "THEY" allow for the owners of the lot to rent out to others?
I tought you were selling yours !
Where is this located?
That's nuts! I can stay in a lot of hotels for $350K. And that doesn't include the RV.
Would they accept a super c?
Very nice Andrew
Make it a time share. Instead of buying one, buy a piece of ten!
Very nice
Nice resort Andrew! Hey where did you get those shades?
Nice 1% Club resort.
It is an investment/rental property which doesn’t have enough luxury for the 1%.
@@mwn3512 What ROI return?????? The numbers are just not there. Also HOA can change rules and renting is out. If you love it, buy it. But not a good investment.
@@landbarron1420 Vacation/rental is not strictly about ROI. The owner uses the property for part of the year then rents to cover expenses.
Shew that is high
Andrew, I stopped in after watching your video... and Bobby in office said we were not welcome here... I have a 2020 Thor Outlaw 38MB Class A... ( April 7, 2021) I think this is the rudest I have ever been treated at an RV Resort... he said our RV is not welcome..... make sure you let people know that not Thor Outlaws RV’s are not wanted... at Riverbend
Wow! I'm sorry to hear that. I'm very curious why they wouldn't allow that.
@@RVingwithAndrewSteele said my Thor Outlaw 38MB wasn’t a class A RV... My thought is even if someone showed up in a Class C
, I would still show them the place and give a tour. That person may be back with a Diesel Pusher next year... I wouldn’t turn a potential customer off.. all RV’ers get the urge and are always upgrading... Bobby needs some customer training... I say treat people with respect and they will come back.. treat people like shit and they will post it on the internet... lol.. love your video’s keep them coming... Jim
What are the approximate Monthly HOA fees?
I’m in So Cal, So to all the Florida residences out there what are your property taxes lookin like?
Don't go to Florida and vote blue. We're having horrible problems with California residents doing that here in Texas. Don't vote for the same policies that made you flee in the first place.
@@SweetBluebonnet
Trust me, if I’m leaving California i’m not bringing the Lib Tarde policies with me
I own 2 homes and both are taxed at about 25 mils, that's $25 tax per $1000 accessed value.
PSL and Cutler Bay is where the homes are.
@@crankychris2
Wow. Thanks for the reply.
That’s insane. So much for retiring in Florida.
Maybe someday...that seem like a great place to spend some time away from it all ~>
any marinas close by?
Buy it!
If you invested the $350,000 you could use the dividends/profits to pay rent on a site and still have the $350,000. Ridiculous price tag.
Yes, at 6-7% it would yield around 2G/month. The avg fee at a FL KOA was $65.74 daily rate, Jan 2021.
If you don't like your neighbors, you can move tomorrow...
Wow..nice.
I don’t understand the prices-$300k+ for just a piece of concrete!!!😱😱😱 plus, other fees like property tax, maintenance, utility, laundry! I’d rather buy a vacation home or condo for the same amount of money with normal size shower and bathroom. Crazy!
This is one but I'm still trying to find the other one
Prevost buses only. All others prohibited! Lol
Hello may friends Good afternoon To you
awesome
Say that I have to pay $350,000 a year to have their RV on this property they got to be out of their head when they're so much free in this country we have RV we don't need all these wonderful amenities when the world is free the country's beautiful and I didn't cost anything to go through the woods and hide and do this or do that fish and no I don't have it it is not for me I'll an idiot would say that
350k would be fine if it had gone on it but for coachhouse no thanks
wow! New friend #PINAYUSA #HUNTERUSA
I did not know Ritch people camped
Do they except Super C ??
Forget it. The fees are $6000 to $7000 per year. That means you pay $350,000 for the right to rent the space. Go buy so property of your own and put in the driveway.
This lifestyle is not for everyone. Property on the water is hard to find
Not in FL. I just sold an acre lot on the PSL river, North Fork, 1 mile to Club Med and 5 miles to ocean,
NO IDLE ZONES AT ALL! 229K
Andrew you really have to stop saying “this is the best” or “second to none”.... You say that about EVERY coach, RV site etc as wherever you go it’s the best, whatever coach you walk in, it’s the best ever... From Liberty, to Newell from resort to resort... Just say it’s a beautiful coach, beautiful site etc, no need for comparison or rank!
Yes, this site has become nothing but an RV sales ad. It's quite obvious where Andrew's income is coming from.
@@crankychris2 That’s not what i was implying at all, I hope he is getting paid by those RV companies, good for him if he is! I was just saying stop with whatever RV he’s in, is the best ever until the next one.. Just saying he should stop ranking them as the best, nothing wrong with saying “this RV is incredible and ranks up there with the best I’ve ever been in!” That way he not hurting the last RV review he did where he said that one was the best!
@@COORS5766 I've watched a lot of his videos, and that seems to be his nature. To be fair, he has shown all the problems he had with his Tiffin and has interviewed other owners about their RV problems, too.
He has reviewed some
$350K for some concrete and a tiny piece of grass? No coach house? And another $100-$150k to build one? Sitting in a golf cart watching boats go by? Pickle? Shuffleboard? No wonder so many people with $$$ go broke. Sounds like a hotbed of excitement nightly at this place...NOT!!!! It’s nice but not $500K nice.
Then why own an RV? That's where you will spend your vacation forever. It's like a timeshare. That's now your vacation. I like VARIETY. One year I go to Yosemite, the next, the Grand Canyon. PASS...
Too bad it’s only for class a’s
I don’t think this is called “boon docking”? 😎
"Glamour Camping"? Known as "Glamping".
Sounds like an old folks home
You should see how this Resort plays!!!!
emty
I’ll take everything but the dumb arsh rv Park.
There are better places than this one with better home on site for a lot less out West.
In FL too.
