The Difference Between OfferPad And OpenDoor

- I recently sold my house and a rental property to an ibuyer. If you're not familiar, ibuyer stands for instant buyer or what I like to call them; internet buyers. These are companies setup to offer and buy your house without having it listed on the mls.
If you have a busy work schedule and lifestyle like me, you may want to consider sell your house or rental property to an ibuyer. They truly take the hassle away from the process of selling your home. Now they may not offer you the best or highest price for your piece of real estate, but their offers are competitive enough in my opinion.
Initially I decided to test the water with my rental property and went through Offerpad. That transaction later fell apart for reasons only known to offerpad. I then later tried Opendoor and it was pretty much smooth selling from the time they made an offer to buy the house all the way to closing and wiring us the funds.
Once we had a successful sale with Opendoor, It was no brainer to sell my house to them also. Not only was that a smooth sailing process too, they also offered $15,000 more than offerpad did.

Mike. I'm a realtor from CA. If your an investor you could write off your fees spent on any real estate commission. Also most importantly opendoor is offering you much lower than market price. If you put your home on the market for that price you'd most likely get multiple offers quickly. Also plenty of realtors help home owners find contractors paint if needed if you want to make more. Selling with those companies mean they make more profit that you would have made.. we received a text offer from a co that was significantly lower than our homes worth like 500k less. Sorry I'm in CA and 500k is worth the headache of going to market. Plenty of realtors will help with lower fees or help pay for inspections that way you don't lose money. Makes me cringe to see a Corp then sell your home and make all the profit you could have made

If your property was older than 1980 or early 80s and you had popcorn ceilings, that’s where the asbestos was. They don’t use asbestos in popcorn ceilings anymore but older homes did have asbestos in the ceilings. Just a thought if there was no mention of asbestos in the report but you had an older home with popcorn ceilings.

I looked into these companies .There bait and switch buyers. Offer pad will charge you a 5 percent concession fee and they will also tack on seller credit .Yes Credits ..In other words more money out of your pocket for repairs. Great video but I'm really surprised you didn't know about asbestos if your real estate investor .It's only been around for 50 years or more .I think they will use the asbestos excuse just to avoid any legal problems if they back out of a deal . Dealing with agents is a hassle and ibuyers (opendoor) make things happen A LOT FASTER!
Making the rich man richer! Sure if you’re desperate for money Opendoor, offerpad etc. etc. You want to keep more out of your home investment you put it on the open market.
I wish you told us what percent more they offered. And was it below or how close to market rate.

Did they offer full market value or do you think it could sell for more in the open market?

These types of buyers do t offer full market value plus they charge you the same “fees” or more than most realtors do.

Why would you want to do that when you lose thousands of dollars. Working with many brokers will help you clean out your home do needed repairs and paint. I'm a realtor in CA I'll help a client's either with a reduced fee or by helping oay fees if you want the most money you want your home to go to market you get the most money if you price your home ar the reduced fee you get at opendoor you'll get multiple offers
It was actually the opposite in my case. The same house sold 9 months later for $11,000 less.
My advice to anyone using one of these companies is to run away as fast as you can. But if you don't, get a great attorney and let them handle all the BS because trust me, the BS is coming.

Don't listen to Timothy. I personally sold 2 houses to Opendoor. Both great experiences.

They cut all the bs that you have to deal with when working with a realtor.

I was mad but then I made $15,000 more with Openhouse. Not only did they offer more, they actually kept true to their offer until closing.
Any idea what OD sold it for? At a loss? Might be why Offerpad don’t buy it.
Why would he be mad he made more money selling to the competitor who didn't pull their offer for BS reasons
