Thanks Matt. This was the best breakdown of these two ibuyers that I’ve heard up to this point.
In a rational market you want to see the home. You want to see the neighborhood. As technologies improve perhaps that can the case but with interest rates rising and inflation being a concern for the first time in nearly 4 decades I don’t see how these companies stay afloat beyond next year. Too much debt, not enough revenue and they just don’t know how to tighten the purse strings.
Great Video looks like they hire licensed realtors and disrupting the traditional brokerage models

Fair enough. It's definitely in the early days of its evolution.
Im betting that open will come out on top simply because they have way more cash on hand and they both started at around the same time period yet opendoor has a much bigger lead.

I don't think housing market will collapse. No one in my neborhood is selling.
So these i buyers have brought loads of properties and the property market is about to collaspe?
Another way to look at it is that they control lots of houses at a time when there is little to no inventory.
Inventory is constrained.
House builders dont want to build while rates are high.
Making the homes on opendoor and offerpad more valuable to them!
