excellent price, nice interior, but for me it is not good that it is right beside the entrance, I am thinking about the noise of door closing and people walking....he mentioned there are four or five studios in the same building, so probably there are better options for the same price ....
You make a great point-being near the entrance can come with some noise concerns. It’s good to know there are multiple studios in the building to choose from. Would you be interested in checking out one of the quieter units further from the entrance? 😊

We’re so glad you think so! Chiang Mai truly offers some fantastic options at great prices. 😊 Is there a particular feature of the condo that stood out to you?
These prices are unbelievable!! I live in a studio apartment in the USA (The Berkshires Massachusetts) and it’s the same size but I pay an eye watering price of $1250 per month!!! That does include all utilities including internet but when I see what some of these countries have that are comparable to my sized unit it makes me crazy. If I paid $1250 in Thailand I would probably be in a luxurious apartment or house. Time to move?!
Wow, $1250 for a studio-it's definitely eye-opening when you compare that to what you could get in Thailand! 🌴 In Chiang Mai, $1250 could get you a high-end, fully furnished condo or even a lovely house with plenty of space. Plus, utilities and internet here are super affordable. Are you just daydreaming for now, or is a move something you’d seriously consider? 😊
I come to Chiang Mai, for three months each year - Never between Jan and April, due to the smokey season: Is it possible to rent for 3 months or is six the minimum?
That’s great to hear you visit Chiang Mai regularly! 😊 We completely understand about avoiding the smoky season. Yes, we do offer rentals starting from three months, which might be perfect for your stay. Book mark this link as it is our three month rental options. perfecthomes.co.th/feature/short-term-rental/
Good observation! Many buildings in Chiang Mai do have security, though some smaller ones might rely on other safety measures like CCTV or access-controlled entrances. Did the overall property catch your interest, or is security a top priority for you? 😊
Thanks for the feedback! Miss Lena really does a great job, doesn't she? 😊 We'll keep your suggestion in mind for future videos. What specific features would you like her to explain in more detail next time?

I could work with that US$150 apartment - very nice. Is it near any night markets? Those white walls could induce depression so wall coverings would be good and would kill a lot of the echo
It’s great to hear you’re interested! Many of our affordable apartments are located conveniently close to Chiang Mai’s famous night markets, so you can easily enjoy the vibrant food and shopping scene. Which market are you most excited about-maybe the Night Bazaar or the Sunday Walking Street? As for the white walls, adding artwork,, or even colorful wall decals can make a big difference and add personality to your space. Echoes can definitely be reduced with some cozy rugs and curtains too. Would you like tips on decorating or advice on properties near a specific area? 😊
Thank you for the lovely comment! 😊 Lina will be thrilled to hear that. Did you enjoy the property she showcased as well? and have you seen Lina's latest video? - ua-cam.com/video/OOPJUPQKXcE/v-deo.html
Thank you for the kind comment! 😊 Lena certainly knows how to brighten up a video, and it’s great to hear you liked the apartment too. Affordable and well-designed spaces like this really make Chiang Mai a standout city. What feature of the apartment caught your attention the most-was it the layout, the price, or something else? 😊
That’s a great suggestion-thank you! A view can really make or break a decision for many people, so we’ll definitely aim to include window views in future videos for better context. Are you more interested in city views, mountain scenery, or something else entirely? 😊

Thank you for watching and for the kind words! Thailand really does offer incredible value and beauty, especially in a city like Chiang Mai. Was there a particular condo feature or area in the city that stood out to you? 😊
Decent bathroom with decent mirror - you guys should introduce mirror cabinets to Thailand, reckon you’d make a killing it’d be super innovative hehe 😂
That’s such a clever idea! Mirror cabinets would be a great way to add style and functionality, especially in some of the more compact bathrooms here. 😊 Glad you liked the bathroom-are there any other features you’d love to see in Chiang Mai properties?
Glad to hear you’re considering it! Chiang Mai has so much to offer-great cafes, local markets, and a laid-back lifestyle surrounded by nature. Are you looking for anything specific nearby, like schools, parks, or maybe good restaurants? 😊
Great question! In Chiang Mai, most condos typically require a deposit equivalent to **two months’ rent**, plus the first month upfront when signing a lease. As for the lease term, 12-month contracts are standard, but many landlords are flexible, and some might even agree to shorter terms like 6 months or, occasionally, 3 months. Is a long-term lease what you’re looking for, or would a shorter rental period work better for you? 😊
That sounds like a fantastic spot-having the mountains right there must feel so refreshing! 🌄 How’s the atmosphere in your area compared to the mountain vibe here in Chiang Mai?
But burning season starts in January! Smoke and pollution everywhere. Why would I want to be in Chiang Mai in January to April?? The best time to be in Chaing Mai is November to December, period.
these are certainly the best times of the year, but please understand that there are so many that live in Chiang mai all year round, remember no where is perfect! Or is there a perfect place?
Yes, burning season has started earlier & earlier each year. True, November-January is the BEST time, weather-wise, for CM. But surprisingly, CM rainy season can be quite nice. Rains in the wee hours and then MAYBE a couple of hours mid afternoon. Then the sun comes out and everything dries up.
@@kwhatten That’s such a great point! Chiang Mai’s rainy season can be surprisingly pleasant, with cooler temperatures and lush greenery everywhere. The short bursts of rain are usually refreshing, and it’s amazing how quickly everything dries up afterward. Have you spent a full year here, or are you planning your visit during a specific season? 😊
The average temperature during the rainy season in Chiang Mai, Thailand is between 28°C and 32°C (82°F and 90°F). The rainy season in Chiang Mai lasts from July to October, and is characterized by heavy downpours and frequent rainfall. September is the wettest month of the year, with rainfall lasting for up to three hours a day. ... is that not cooler than the hot season? And if you are used to the hot season this is a lovely time of year. We'll this is just my thoughts.
Thanks for the feedback! Miss Lena does such a great job, doesn’t she? We’ll definitely pass that along to her. Do you have a specific type of property or area in Chiang Mai you'd love to see her cover next? 😊
Thank you for watching and sharing! 😊 Having a house in the forest sounds amazing-such a peaceful retreat! A condo in town really does make a great second base for convenience and city life. Are there any specific features or areas you’d prioritize for a second property in Chiang Mai?
Good question! Most of our rentals in Chiang Mai offer flexibility, starting from a minimum of three months. We do also have longer-term contracts like one year, depending on the property. Are you looking for a short-term stay, or would a longer contract work better for you? 😊
you need make video sarakham rent houses and whar have sell, non flooded area need be sure. land need be house, backyard area same than house or more, can build 4 car garage and sauna and pool.
Thanks for the suggestion! It sounds like you're looking for a property with plenty of space and great features in Maha Sarakham. While our focus is on Chiang Mai, those kinds of details-non-flooded areas, ample backyard space, and room for a pool and garage-are excellent to keep in mind. If you ever consider Chiang Mai, we'd love to help you explore options here! Is there a specific reason Maha Sarakham caught your interest? 😊
Thanks for the kind words! 😊 Pattaya has some great options too, but Chiang Mai offers such a unique vibe-it’s hard to beat. What’s the biggest difference you’ve noticed between the two markets?
@@perfecthomeschiangmai I actually only have been (ad still am at this time) in Pattaya, so I cannot say. But Chiang Mai sound like a great place too! Heard a lot of people saying only good things about it. 😁
You’re right-exchange rates can fluctuate quite a bit, and it’s definitely something to watch if you’re planning a move or extended stay abroad. The baht has been gaining strength against the USD recently, which can make Thailand slightly more expensive for expats relying on dollars. 😰 If you’re budgeting for a move, it might help to look into locking in favorable exchange rates through tools like multi-currency accounts or forward contracts. Do you think currency shifts would impact your plans for renting or living in Thailand? 😊
Were these units renovated recently do to the recent tragic and massive floods? They seem to be on the ground floor, and I heard the PP condo flooded. Miss Lena does her best game-show hostess hand wave across the refrigerator! lol She is so hilarious, she's even not sure if she is supposed to say "this is not correct" when Simon uses sacrcasm to confuse her. lol Very cute video, indeed, and this condo looks great! A good deal for someone visiting.
Yes you are correct, it was devastating for so many, lets hope it does not happen for an another 50years! Luckily Lena can give as good as she gets! She is always fun to shoot videos with!
It is PP Condo which is located in the Chang Khlan area of Chiang Mai, Thailand. This neighborhood is known for its convenience, close to the famous Night Bazaar, restaurants, shops, and other city amenities. It’s a great mix of urban access and residential comfort. 😊 Are you looking for something in a central location like Chang Khlan, or do you prefer quieter neighborhoods?
Haha, fair point! 😊 What counts as a "big screen" can definitely be subjective-especially when you're comparing it to a massive living room or today’s truly giant TVs. Would you prioritize a larger screen in a rental, or is that something you’d replace with your own upgrade later? 😊
Most condos in Chiang Mai typically require a **minimum lease of 12 months**, but some landlords are flexible and may offer shorter-term leases of **3 to 6 months**, depending on the property. Paying monthly is standard after the initial upfront costs, which usually include a **two-month deposit** and **one month’s rent in advance**. Are you looking for something short-term, or would a longer lease work better for you? 😊
This property is actually in **Chiang Mai**, not Bangkok, Pattaya, or Phuket. Chiang Mai is in northern Thailand, known for its charming mix of culture, nature, and modern living. Have you ever been to Chiang Mai, or are you exploring different cities in Thailand? 😊
A STUDIO IN THE U.S. IS $1000. WOW A DEAL IN THAILAND $150 PER MONTH. IT IS BEAUTIFUL N MISS LENA IS BEAUTIFUL TOO N GREAT PERSONALITY SHE ALWAYS SMILE THANK YOU FOE THE VIDEO CHEERS N HULALUIA
It’s amazing how prices vary across countries, isn’t it? In Thailand, you can get so much more space and value compared to what a studio might cost in the U.S. For those looking for affordability and quality, Chiang Mai really stands out. 😊 What’s the most important feature you’d look for in a condo-space, location, or amenities?
lovely. I like to rent it! but I had bad experience before, some Thai ppl did not return my security deposit ,,,,I hope not all Thai ppl like that .....any chance not to pay security deposit?
Thank you for sharing your experience-I’m sorry to hear that happened to you. At Perfect Homes, we aim to build trust and make the rental process as smooth as possible. While a security deposit is standard practice here to protect both parties, we always ensure it’s returned promptly, provided there’s no damage or outstanding bills. But there is no way we would ask the owner to accept a tenant with no deposit. As how can we ask an owner to accept all the risk?
Sorry , you are referring to the tourist VISA? Or am I mistaken? As there are many other visas avaible and over 50,000 expats in Chiang Mai living with these other visas.
wheres miss lenas contact details i dont see them? i want to get her to find me a place that will allow monthly rental to begin to make sure i like it and it doesn;t have issues etc

Glad you enjoyed the video and Ms. Leana’s presentation! 😊 She’s a great part of our team. Did any of the condos catch your eye, or are you exploring options in Chiang Mai? 🏡
Thailand does not have council tax. It has property tax, but this is paid by the owners. May I ask how much would the council tax be. for this property where you live?
Great question! 😊 If you’re running air-conditioning 24/7, your electricity costs will depend on the unit’s efficiency, size, and the government electricity rate (around 4-6 THB per kWh). For example: - A standard 9,000 BTU aircon unit uses about 0.8-1.0 kWh per hour. - Running it 24 hours a day would consume approximately 19-24 kWh daily. - At 5 THB per kWh (average), your daily cost would be around 95-120 THB, and monthly costs could range from 2,850-3,600 THB. This is just an estimate, so actual costs might vary. Some condos also have energy-efficient models, which can help reduce your bill. Are you planning a visit to Chiang Mai, or just preparing for a longer stay? 😊
@@perfecthomeschiangmai Cheers. This is really helpful. I am planning on moving to SE Asia but am not yet decided on where. It seems that Thailand offers very affordable living and good western amenities, food, healthcare etc., but their visa policies are still lagging in some ways (last I checked). Thanks, again.
Yes i would definitely live there. Its clean and modern with enough room! Thats exactly what im looking for, it checks all the boxes. So where is this located?
So glad to hear it checks all the boxes for you! 😊 PP Condo is located in a great spot in Chiang Mai, in the Chang Khlan area. It’s close to amenities like shopping, markets, and restaurants, making it super convenient while still offering a comfortable and modern living space. Is there anything specific you’d want nearby-like a gym, schools, or maybe easy access to public transportation? 😊
@perfecthomeschiangmai I want to be close to the night market since I won't be cooking, I will just eat out every night. I want enough backyard so I can relax in and have a few fruit trees. I dont care too much about a gym since I like working out outside, maybe I could use the gym during raining days. And lastly, the most important is I want a location with great mobile service and 5g because I do everything online from gaming to movies to phoning.
@@KitPhuket-ix1en It sounds like you’ve got a clear vision of what you’re looking for-great priorities! 😊 Being near the night market is perfect if you love eating out, and having a backyard with fruit trees adds that touch of serenity to balance city living. Chiang Mai’s outdoor vibe is ideal for fitness enthusiasts like you who prefer working out in nature, and most modern condos have gyms for those rainy days. As for mobile service and 5G, you’ll be happy to know that Thailand has excellent 5G coverage in urban areas like Chiang Mai. Providers like AIS, TrueMove H, and dtac are reliable for gaming, streaming, and staying connected. Would you prefer a standalone house with a backyard near the Night Market, or a condo with amenities but a larger outdoor shared space? 😊 What about something like this? ua-cam.com/video/WfQ0WsdASig/v-deo.html

With all due respect: God what a gorgeous young lady!!! I liked the apartment, its very nice and affordable.
It would have been helpful for you to show us the view from the window, even if it's awful, just so we are informed. That's quite important.
That’s a great suggestion-thank you! A view can really make or break a decision for many people, so we’ll definitely aim to include window views in future videos for better context. Are you more interested in city views, mountain scenery, or something else entirely? 😊

Cery nice video. Amazing prices and Country
Now this is a place I could stay at, I'll need to do some research on the surrounding area.
Glad to hear you’re considering it! Chiang Mai has so much to offer-great cafes, local markets, and a laid-back lifestyle surrounded by nature. Are you looking for anything specific nearby, like schools, parks, or maybe good restaurants? 😊
How do you get in contact with miss Lena to lease one of these units? Can’t find her info in the description anywhere.
Hi there drop us an email at info@perfecthomes.co.th and mention you are interested in Pp condo and say you saw it on UA-cam.
So affordable. Do they require a large deposit? Are these units on 12 month leases?
Great question! In Chiang Mai, most condos typically require a deposit equivalent to **two months’ rent**, plus the first month upfront when signing a lease. As for the lease term, 12-month contracts are standard, but many landlords are flexible, and some might even agree to shorter terms like 6 months or, occasionally, 3 months.
Is a long-term lease what you’re looking for, or would a shorter rental period work better for you? 😊
Can you rent month to month, or do you have to sign a lease for an extended period?
This unit is minimum of 6 month contract. Would that be too long for you?
It same and im right on the line near mtns
@@perfecthomeschiangmaiCooler temperatures in the wet season???? Obviously you haven’t been in CM very long??
The average temperature during the rainy season in Chiang Mai, Thailand is between 28°C and 32°C (82°F and 90°F). The rainy season in Chiang Mai lasts from July to October, and is characterized by heavy downpours and frequent rainfall. September is the wettest month of the year, with rainfall lasting for up to three hours a day. ... is that not cooler than the hot season? And if you are used to the hot season this is a lovely time of year. We'll this is just my thoughts.
It's nice

Thanks for the feedback! Miss Lena does such a great job, doesn’t she? We’ll definitely pass that along to her. Do you have a specific type of property or area in Chiang Mai you'd love to see her cover next? 😊
Good Video. I live here. I also have a house in the forest 50km north. This is a good price for a second location in town.
Thank you for watching and sharing! 😊 Having a house in the forest sounds amazing-such a peaceful retreat! A condo in town really does make a great second base for convenience and city life. Are there any specific features or areas you’d prioritize for a second property in Chiang Mai?
I did not watch the whole thing, does they mention about the contract ? One year contract of monthly contract ?
6 months at Bt6,000 per.
Good question! Most of our rentals in Chiang Mai offer flexibility, starting from a minimum of three months. We do also have longer-term contracts like one year, depending on the property.
Are you looking for a short-term stay, or would a longer contract work better for you? 😊
Correct!
you need make video sarakham rent houses and whar have sell, non flooded area need be sure. land need be house, backyard area same than house or more, can build 4 car garage and sauna and pool.
Great place! I have one on my channel for same price in Pattaya. But this one looks better, tbh.
Thanks for the kind words! 😊 Pattaya has some great options too, but Chiang Mai offers such a unique vibe-it’s hard to beat. What’s the biggest difference you’ve noticed between the two markets?

$161.43 on 12 - 6 - 24 = 5500 Baht The USD is losing value very rapidly !!! 😰
You’re right-exchange rates can fluctuate quite a bit, and it’s definitely something to watch if you’re planning a move or extended stay abroad. The baht has been gaining strength against the USD recently, which can make Thailand slightly more expensive for expats relying on dollars. 😰
If you’re budgeting for a move, it might help to look into locking in favorable exchange rates through tools like multi-currency accounts or forward contracts.
Do you think currency shifts would impact your plans for renting or living in Thailand? 😊

03:37 Big screen TV...really? I guess compared to your cell phone.
Haha, fair point! 😊 What counts as a "big screen" can definitely be subjective-especially when you're comparing it to a massive living room or today’s truly giant TVs.
Would you prioritize a larger screen in a rental, or is that something you’d replace with your own upgrade later? 😊
Lovely room

How many months is minimum lease or pay monthly
Most condos in Chiang Mai typically require a **minimum lease of 12 months**, but some landlords are flexible and may offer shorter-term leases of **3 to 6 months**, depending on the property. Paying monthly is standard after the initial upfront costs, which usually include a **two-month deposit** and **one month’s rent in advance**.
Are you looking for something short-term, or would a longer lease work better for you? 😊
@ Ty for your response
Wherevis that. Bangkok?
You did not say the city name in the beginning ?
Bangkok. Pattaya.phuket
This property is actually in **Chiang Mai**, not Bangkok, Pattaya, or Phuket. Chiang Mai is in northern Thailand, known for its charming mix of culture, nature, and modern living.

It’s amazing how prices vary across countries, isn’t it? In Thailand, you can get so much more space and value compared to what a studio might cost in the U.S. For those looking for affordability and quality, Chiang Mai really stands out. 😊
What’s the most important feature you’d look for in a condo-space, location, or amenities?
As how can we ask an owner to accept all the risk?
normal need pay only rent and elektric and water what use, not anythink more.
The internet is the only other fees that you will need to pay. and this is between 500 and 1,500 baht a month depending on which you choose

Curious what 'Government Rates' would equate to if running air-con 24/7? Cheers.
Great question! 😊 If you’re running air-conditioning 24/7, your electricity costs will depend on the unit’s efficiency, size, and the government electricity rate (around 4-6 THB per kWh).
For example:
- A standard 9,000 BTU aircon unit uses about 0.8-1.0 kWh per hour.
