I will vouche for those websites as I have purchased from all of them.. my last one was on GSA I bought US Forestry and Research land in Alaska. Valued at 2m I paid 500k. I am building 15 vacation rentals on it. Love these sites.

Buying a house can be a lot of problems unless you get foundation construction and roof inspected. That's about a grand. There could be hidden plumbing that needs work. Unforeseen or can't see problems. For instance the wiring in my house was all screwed up. Cost me about 8K when all was said and done. Very dangerous if you are not careful. When buying land make sure it's not only not encumbered but it's not Land Locked.

Love the hustle. I would suggest speaking with a civil engineer before buying any raw land so they can detail if a project is feasible. Land may be cheap but off sites very expensive making other pieces more attractive even at higher value. From someone in the land business
In the mid 2000s , I looked at realtor listing in Detroit for beautiful homes. Cost $30k and repairs. Repairs were estimated at say $30-50k. The taxes were $12,000 without repairs. 🙀 I didn’t bother to look up the back taxes. Sad, because a few years later it was still on the market but the damage from not being lived in or maintained 🤦♀️. To bad they didn’t have any programs that stair stepped the taxes just to get the homes occupied by home owners, repaired and maintained. They said they couldn’t afford it, I say they couldn’t afford not to considering renovations would now cost $200k so they now sit empty, rotted and or burned out.
@@melyssaExplainsItAll preservation of properties in great to excellent condition is always preferable to renovation. The custom work in those homes would be prohibitively expensive to replace.
Excellent video and advice!!! I purchased a property for less than $100 several years ago. It was built in 1893, 3000 sq ft and I really loved it. Unfortunately, it had a lot of mold so I couldn't move in right away. After contacting several remediation companies and learning the price to bring the house up to code, I knew it was a money pit for me (since I didn't have the cash or financing to get it remediated). I didn't understand about paying annual taxes. I moved out of state and didn't pay taxes on it, and eventually lost the property. I've learned my lesson. Hopefully, I do better the next time. ✌
Pro tip. Mold remediation is just regular cleaning and spraying bleached everywhere until mold dies. Spray, check the next day. Rinse and repeat until it's all gone. It's super cheap to do it all yourself and hire a pro to do an inspection and clean up the final bits.
Absolutely. There is a buyer beware on every property whether on or off the market. Due diligence is key. These homes are typically taken over by the county due to backed taxes . But of course no matter where you buy, conduct your due diligence. Thanks for watching

I know, theres no reason to run around looking at properties. I been doing it for years, buy all my properties through online auctions. I use a proxy and notary to close.
I saw the lighthouse too on GSA! Lmaoooo my husband and I laughed soooo hard about it. It was just the lighthouse... you couldn't go up to it, couldn't go inside... matter of fact, don't even look at it! No one was allowed in the water around it unless they Navy (I believe) gave you permission.

A quit claim deed transfers title from one person to another and makes no promises about the property. Warranty deeds have more protection and provide clear title. There are a lot more differences in which I may have to do a video but those are just a few. Thanks for watching!

Civil engineers are pricey. But that cost is NOTHING compared to buying a plot and finding out you can't do what you want with it. Buy once, cry once.

Living in America there will always be taxes. In some placers seniors get a frozen tax.
Buyer beware. There's usually a good reason these homes haven't been sold already (mold, termites, meth lab, structural damage, etc).

It's so nice to see someone who is just a normal and genuinely nice person, not over the top, but just genuine and real and clearly very kind. I don't really know how to explain to you what it is that I'm trying to compliment you on, but it is very significant, and unmistakable. I'm surrounded by people it seems who are well meaning I suppose, but definitely fake and constantly in some sort of act of copying how other people act instead of being themselves. Also their kindness and thinking all seem to be copycat and surface (lots of signaling, and their acts of kindness or words of encouragement, are always clearly so much more about what they get out of it for themselves, rather than just genuinely wanting to share some encouragement or good feeling to another person).
People who are just "themselves" to the core and very genuine about who they are and what they feel and say, seem to be such a rarity these days. I'm sure where I live is causing me to be submerged in it even more, but it's also this way all over UA-cam and the internet. To come across someone like yourself who clearly just seems to be a very "genuine", "normal" (if that's ok to say lol), and a true/authentically "quality" person (in addition to being able to hear more about what's current in real estate!), has really been a pick-me-up for me this morning! I wish I could tell you how much I mean it! You have been a breath of fresh air! ... I'm not exaggerating when I say just watching you today and reading your comments, especially your comments to the servicemen and families, encouraged me this morning, and made me feel "hopeful" again that people like yourself still exist somewhere. Sorry for the long comment. You helped me today though, and I just wanted to give that back to you! Thanks again and I'll look forward to watching your other videos!

Usually the county has an annual sale where they offer up the properties for great deals

You mentioned " quick claim deed"... What exactly is this and is there another type deed you get later and when if so
A quit claim deed transfers title from one person to another and makes no promises about the property. Warranty deeds have more protection and provide clear title. There are a lot more differences in which I may have to do a video but those are just a few. Thanks for watching!
