Just keep in mind if you offer money to buy someone's house that has back taxes owed on it to figure that into how much you will offer them as those taxes have to be settled at tax office before closing!

@@arthurbernestine2524 yes that's assuming the owner has the funds to pay the back taxes in which most cases they don't or they would have already paid them off , my friend sold his mini farm before moving to the city and he didn't have the money to pay off a years back taxes, so him and the buyer went to the courthouse together and the buyer had to pay the tax bill before they went to the title office to finalize the transaction

This was great information. I just found a distressed property around the corner from my parents house. It’s fully gutted with only the front of the house still in tact. Looks like someone started work with the gutting but has not been there for a while. How should I proceed? Was thinking of looking up the property but also asking neighbors for information as well. It would be great to own so close to family. As well as being closer to the school I teach at in DC. Been living in College Park for years. Born and raised in DC but way too costly to buy. Saw this as a way in.

Thanks for the question! You definitely would be looking for properties that have 2 or more years of taxes delinquent. You may also want to check the owners address and ensure it’s different from the subject property with delinquent taxes. That would mean they are absentee owners. Absentee owners are often extremely motivated to sell.

Not every county gives you this information for free. I live in michigan, & the county I live in charges for every inquiry. Do you have a way around that?

That is absolutely correct! All encumbrances must be paid at closing.
