    Del Webb threw our gates open for an open house despite there being a sales office just outside the gates. Guess dollars mean more to them than t u e community safety

    Thank you for this video, Sandy. You’re very knowledgeable. Question please: After full build out in a Del Webb community, who “runs the place”, so to speak? Is the governance turned back to the homeowners to elect an HOA Board made up of residents, who then have unilateral decision-making about costs, upgrades, or even changing the management company (eg moving away from Del Webb as manager)? If the answer is that Del Webb continues to manage, isn’t it a little like “the fox guarding the henhouse”; they’re no longer profiting from selling homes, so their fee becomes everything to them, and the homeowners are locked in to anything Del Webb wishes to charge?

      Hi, Good Question! Here in Florida, once the builder is required to turn the development over to the owners. The homeowners then decide if they want to manage it themselves or hire a professional management company. Even if the HOA is professionally managed, a HOA board will be in place and comprised of homeowners. What I have normally seen is that the developer has subsidized the running of the development, and when handed over, there is usually a deficit that needs to be made up by the owners.

      thank you for that reply, Sandy. I definitely see what you mean about the deficit, as the developer kept the monthly fee rates artificially low to sell units. Good point there! I watched another of your videos when you pointed out the expense of the on-site restaurant and how the HOA must decide if they wish to keep and fund this restaurant. What a boondoggle!
