One other option would of been to leave the pump volute in line and just remove the pump motor. Take the pump to your supplier and get the proper seal kit. Those seal kits install easily. Other than that, your a beast!
Yeah thats the actual way to do it. He even said he saw the water coming through the seal. But that way can work too, but much more work.
I would want block-off plates installed on the inlet and outlet flanges while the pump was out - bad things happen. Do any buildings stock the sal kits? That sounds short-sighted of the building managers.
@@davidnull5590 When I used to do pump work, we would try and talk to these companies into having some back up seal kits, gaskets, etc handy for these occasions. We were having long lead times on some items, and some of these pumps can't afford to be off long.
@@strikerj4810 That's why I was super glad the last two places I worked stocked seal kits and parts for our pumps and big mech units. made life soo much better, especially when they'd fail at 3 in the morning lol
My man JMT takes on all comers and knocks it out! Great work!
When they don't complain about price, I fix it all and am available for 24 hour emergency service 👍 Thanks for watching! 🙏🔧⚡️
Nice sunny and 70 here in Florida. Sitting on my deck enjoying JMT video.
Oh man I wish it was 70 degrees! During this service call, it was snowing 😂 Enjoy your day & thanks for watching Scott! 🔧⚡️
You the man, would you consider doing a truck/van tour? I feel like yours would be super organized and stocked. Ty for the content
Nice job & don't forget to vid the replacement ... Thx
Thank God for a strong helper
Always need a strong helper and a strong coffee to get the job done🔧 Thanks for watching & stay tuned for new videos every week⚡️
Great Video. Thank you for sharing. That's pump is huge. I'm waiting to watch part 2 of this pump. Good job and nice work. Have a nice weekend
Big compared to residential pumps....but in heavy commercial that is a little guy. We have pumps that have 250hp motors that weigh 2500lbs. It all relative. These inline pumps are a pain compared to a horizontal on a skid. I recently had an emergency service call for a chilled water pump. It was an inline with a 100hp motor and we had to take it from another chiller that was luckily down for a teardown. Its not easy....but its fun
I thought I was only maintenance technician that caught all s,,, jobs glad to have company 😅 keep on trucking brother man you rox
I'm hoping you'll get another socket set before the replacement install.
Nothing worse then the service call when you expect to be off. Have you considered just replacing the pump seal onsite and having some spare seals for critical pumps?
Facts! If only I could get the pump seal kit. I need to call Bell & Gosset and find out which kit I need exactly for the series 80 pumps. That would be great to have on site along with a spare pump ready to go so there wouldn't be as much down time. Swap out the pump then rebuild the broken seal on site for the next one and have that ready for the future. Thanks for watching! 🔧⚡️
buy some vulcanized rubber gasket material and make your own. You also left a potential for 208 3 phase to be switched on to an open lead. Always cap wires. Good video though :)
The pump needs a new mechanical seal.....rubber isnt going to help.@MrDmadness
I was going to say replace mechanical seal my self !
@@Tim.F83 absolutely agree, I made the comment initially thinking he was referring to the flange seals. My bad
The best way to find the switch ...😅😅😅😅😅😅. Good job ....
One at a time 😂😂😂
Thanks for watching! 🙏🔧⚡️
"Eenie meenie miney mo"
Wow !!! Great job JMT. Indeed helpful and interesting video
Thank you very much! I'm glad you found this video interesting🙏🔧⚡️
Do you realize how much a new pump and motor would cost? Where I worked, they would have had me install a new seal onsite and have that pump back up and running by the end of the work day. Bell and Gosset is easy stuff to work on. You went to a lot of trouble and expense for nothing. You couldn't work for my old boss. I am retired industrail maintenance. No lock out tag out. You left wires hanging where someone could turn the breaker back on. That is a C Face motor. You unbolt the motor and lift it off. Then unbolt the bearing assembling from the volute. Remove the impeller and then install new seal. Put impeller back on and install new volute gasket. Parts should be less than $100.
As badly as they maintained the equipment I'm not sure there would be much of an impeller left. Would have definitely gave it a look over just to be sure how bad is bad. If it's just a seal no biggie, if the pump is shot here's the picture. ❤
You can replace the impeller if needed. They are available as a replacement part. Most of the time, they are okay or can be cleaned up or trimmed. The pumps all appeared to be the same series. The owner should have had an extra seal kit and gasket on hand in case of a breakdown like this. Water treatment is what usualy eats up the seal and/or impeller.
@EWB66 definitely an ounce of prevention is worth a pound of cure. They should have srals and gaskets handy as they are very cheap parts. The seal can be replaced without removing the volute as well so no excuse for this. The degree of neglect is jaw dropping with this boiler room. Thankfully lots of pumps are designed to be serviced without removing the plumbing so service isn't a complete PITA. ❤️
Why would you reset the breaker? That breaker could've popped and it tripped for a reason you as a service should've trouble shoot the issue. It's easy to rebuild in place and its always good to have spare pump seal kits.
Should have capped off the electrical feed or / and tagged the disconnect
I agree. That would be the proper thing to do. Thanks for watching & stay tuned for new videos every week🔧⚡️
Yup LOTO for sure. The gun locks with the flexible shackle make very nice locks for this use, especially for valves.
Uhhhh you switched one of those pumps to a different setting than it was before you turned it off.
Good video man, keep em coming
Thank you very much! You got it 👍 Thanks for watching & stay tuned for new videos every week🔧⚡️
Good stuff man. Hey you obviously know what’s up….it looked like you turned some starters into auto that may have been in hand. Just be careful brother. 😎😎
Good job Jumper, Get yourself a Milwaukee impact socket set, so you can use an impact wrench or driver, in situations like that, it would save you time.
Great videos from Laars
Thank you!!
You guys don’t replace mechanical seals in the field?
I love your videos…please tell which camera setup you use
Please please please reply
Thank you buddy
I left the answer on the other comment as well, but it's the GoPro Hero 8 Black 👍 Thanks for watching!

Haven’t seen you use LOTO in your videos. Why? It is the first thing that you should have been taught, can’t work if you’re dead.
Yup water and 3 phase is a potent mix, especially when it gets to the higher voltage range. ⚡️ 😳💀💀💀
Good Job!
Thank you!! Much appreciated 🙏🔧⚡️
It just needs a Seal!!
Oh my gosh .
Correct. The pump seal failed and this pump was rebuilt in the shop. Thanks for watching! 🔧⚡️
Just leave the volute and pull the pump assembly. Pulling the whole thing is a lot of extra work. Our motor shop here will reseal just the pump and bearing assemblies. I only pull the volute whenever absolutely necessary
JMT what is your title or do you consider yourself as HVAC guy, electrician, general repair man? Sorry if it’s a stupid question love the videos as always thanks
I used a Harbor Freight 120v winch to move those B&G pumps in and out of places surrounded with pipes. Usually just did pump seals so its easier to drop the pump back down slowly and make sure the seal doesn't pop out.
another day, another nightmare 🥴🫡🦾
Indeed 😂😂😂 Thanks for watching! 🙏🔧⚡️
They sure messed up your day, but that's a part of becoming wealthy. That's how I look at it with some of my crazy Tennants calling me at the wrong day and time.
Great video, enjoy your weekend
It's a blessing and a curse. I wanted the day off as I worked many days in a row but in all, I'm grateful & happy I was able to handle this situation for them. I agree. It is part of becoming wealthy. Can't be lazy & must handle responsibility. Thank you very much! You also enjoy your weekend & thank you for watching/supporting 🙏🔧⚡️
I wanted to hit you when you started hitting the flange with your screwdriver, use wood!
Great channel :)
i think it is better to leave pump shell in place . it is easy for you guys.
If only I could get the seal kit and replace it on site. It was taken out and repaired in the shop. Thanks for watching! 🔧⚡️
Uh! That pump motor had the circuit power Label. Why Guess?
All 4 large pumps were labeled wrong. When I was done here, I labeled the starters and pumps properly. Thansk for watching! 🔧⚡️
Poor maintenance in the NYC Mechanical Rooms.
Agreed. Maintenance is commonly overlooked and it turns into more issues down the road. Thanks for watching! 🔧⚡️
You actually don’t have to pull the entire pump. We usually pull pump out of valute. Piping stays connected. Drop repaired pump back in with new gasket. Done.
You don't but they're going to send it to a pump service company. I'm an Operating/Stationary Engineer. I've rebuild 1/4 HP to 350 HP motor pumps from B&G , Gould, Aurora, Chalmers, Taco, Grundfos, Peerless just to name a few. I enjoy and love what I do for a living.
he does it all ...
24 hour emergency service! Thanks for watching 🙏🔧⚡️
hope you put the switches pump 1 and 2 back on hand instead of auto :o :)
Came looking for this comment he didn’t reply I’m hoping he’s driving back to the site to check 😂
Pump one was auto back to auto pump 2 was hand back to auto so hopefully pump 2 has been running
First thing I noticed.
More Laars videos welcome
You got it! Stay tuned for new videos every week 🔧⚡️
Pump 3 was in auto, not anymore...
I thought it was in Man
@@steveurbach3093 it was in manual 😲
Wow nice
1:01 turning off pumps reminds me of the scene in Jurassic Park resetting the breakers turning on the park systems
Im surprised they dont have their own maintenance department that fixes this stuff internally?
you switched the second pump back on to the wrong setting
Invest in some combo wrenches and replace the bolts with new ones.
Stainless steel bolts at that
Man everything looks old in nyc
They stole your socket set And your wrenches so you had to use two adjustables???
I left my socket set on site after completing a job and when I returned a few days later to get it back, it was gone and nobody knew anything. It was taken for sure. Shiny new socket set. All I had were adjustables that can fit those large nuts/bolts so I did what I had to. Thanks for watching & stay tuned for new videos every week! 🔧⚡️
@@JumpermanTechrespectfully intended but if you waited more than a day that loss is on you
@@MrDmadness Agreed. Can't leave anything and expect it to still be there even a few hours later 😂 Thanks for watching!
What does he say in the intro? Can't understand most of it just something about diy
Welcome to jumper man tech where we specialize in hvac, we do everything DIY?
I dont know u talking about , im my eyes its so good like a toy upon time a kid , i m teknisi to but i just aircondiseder
It makes no sense at all there was not a spare available at that building ready to go. Pitiful
I agree. That's why I'm going to hook them up with a new setup and a spare for the future 👍 Thanks for watching! 🙏🔧⚡️
Get a mechanical seal...leave the volute in place. Bada bing...bada boom.
Man ensure the bill covers your tool that was stolen and time you the professional I guess they keep on giving to you these buildings
Facts. I got myself a new set now. It wasn't included in the price though 😂 I left my set on site and when I returned a few days later, it was gone. My mistake in the end. Thanks for watching brother! 🔧⚡️
" My socket set was stolen" AKA Christian Left em on a roof!! hahahah just kidding, service life is not easy in Gotham city I've had my ladder stolen our from under me my while on a roof! Keep on jumping jumper man !
Hey @Jumpen man, why did you delete my comments?
castellano motors to the rescue.
😂😂😂 That's exactly where I went! Haha, They are pricey, but they got what you need when you need it and can get the job done 👍 Thanks for watching! Enjoy your weekend 🔧⚡️
