I would put a bath on both floors and cover the stairs to the bedrooms and make a hole in the kitchen wall to use it from inside the house. There’s no reason to go outside to go to bed, just cover those stairs. I’d leave the bath at street level and use it to clean up after working on the land. Then the little home would make sense and be a sweet little get away.❤️🤗🐝
Demolish the existing bathroom. Add a new full bathroom upstairs with a big walk-in shower. Add a half bath on the first floor. It’s a shame that some people can’t see the potential because this could be a fabulous country home.

You need permission for that. It can took months to get them. You need also permission for replacing the bathroom. I really doubt it will cost you only 5k as Claudia says, make it double. You need also permission to cover the stairs and add the cost of an architect or geometra that has to be in charge of following the renovation project
You can do a well. They aren't that expensive and the ground water table is pretty high. There might be a well already. You can write the agent if you are really interested. BRAD

It's an old house from simpler times. If you go to Greece, half the country has outside stairs. These were built by and for simple country folk who didn't see bathrooms as a houses main feature. Before this, alot of people had outhouses and the original owners of this house likely grew up with an outdoor loo. As you might have noticed, they didn't have a washing machine either. Alot of people used to not have one. And in italy, dryers are a pretty recent common thing. What italian homes always had was a cantina. That's what the garage is, besides farming equippment storage. A place where you process the olives, make your wine if you have vines, make your mandatory sugo (everyone grows tomatoes and cans their own) and make pizza, bake bread etc. This is what any old school Italian would require back in the day, not a fancy bath.

I lived in Austin for 24 years, so I understand very well what you are saying about these towns being like neighborhoods in the US. I am very curious about living in Italy and might seek out dual citizenship since my great great grandmother and grandfather lived their lives in Palermo growing food and selling it for a living. I feel a need for some connection to my ancestral roots. Interestingly, I grow food and have a green thumb that seems to come to me naturally. I never knew until recently that my great great grandparents were farmers. My great grandmother was born in the states, but her parents never naturalized so I think I may have a legitimate path to citizenship.

Just discovered your channel, Brad (greetings from NYC from one 'Allan' to another!). Interesting little house and layout, tho a little too remote for me. I'm also looking myself more specifically in Abruzzo to buy in the next couple of years. For what the house has already I don't think it needs that much work, just cosmetic. I'd even keep the kitchen the way it is. I'd agree with the commenter who would but baths on each floor and cover the outside stairs, and I'd probably put a spiral staircase on the inside. As for Leroy Merlin, I'm sure you know it's a French company founded by two French guys, Leroy and Merlin (pronounced the French way!) Anyway I got to know the store while I was living in Poland and South Africa for two years each, and it ended up being a favorite home store! I'll be checking out your other videos now. Ciao!

I would have enough room for a couple mules or horses to ride in the mountains ! Knock a couple windows in that garage to bring fresh air and ventilation to a couple horse stall . And I'd have a place to let my dogs out to go to the bathroom . I could have this place look fantastic for 50.000 $ total . .

Meh…. Kind of hard to realistically add to them and they’re not that expensive. If I wasn’t gonna remove the existing ones, I would find a nice piece of furniture that would serve as a cabinet, but they didn’t look awkward and have a different style. But that’s just my taste.

OK Smarty pants... The "neighbors" were just the son and father owners waiting while we filmed. The house across the street is owned by some people from Midele AMerica that jsut bought it last year as a base for European travels. Any house this cheap is going to need some renovations and additions. Have we become so spoiled that a house AFTER renovations could be had WITH land and a HUGE garage for €70.000 all fixed up nice? In the EU? Near to a cute town and close to others and 90 mins from Rome in a place that doesn't have earthquakes?!? My friends new pickups in Texas cost more than that!

Believe it or not, people do take the info and show up completely unannounced to the property and catching the current residents at home, which is understandably disconcerting for them. No on Tax scheme. You can't get a loan on a property this cheap... Yes on purchasing from Overseas as long as Italians can purchase in your home country.
When you have a house like this, that’s been shut up for a long time that’s quite possibly the case. Nothing but a good strong bleach solution won’t fix. And of course, making sure it doesn’t return. But that whole bathroom thing needs to be redone completely.

Why don't you cover how hard (long) it takes to get plans o.k. to do any renovations and how expensive labor cost's are . It's not a walk in the park when you have to wait a year to do some up dating to a property. 🇺🇸
It depends of the area. In Italy, if the house is in a natural protected area or a hydrogeologic risk area you can not build or extend a house. So please, do get information at the City Hall about the restrictions before buyng any house in Italy. Remember you need permission and the guide of a professional also for closing the outside stairs, replacing the bathroom, build internal stairs or any other work that is categorized not as regular maintence work but as exceptional work. The house is nice and it is a bargain, but you can lost 32+10k (costs of purchase) if you can't renovate it.
What always surprises me, is having to go outside to get to the other floor! Kitchen needs counter space. The sanded walls ... nah, painting over that. Bedrooms are huge, too big really. But also big enough to have a bathroom w/toilet, sink & shower. Skip the darned bidet. Good to have a garage. Not a lot of fixing up really.
I think a lot of the going outside to get to the other floor is because traditionally these houses were people upstairs and farm animals, equipment downstairs so an internal staircase wasn't used (imagine the smells coming up through the staircase if you had your cows and pigs downstairs as tenants!). I am just guessing.

What a strange setup for a living space with the outside stair to the bedrooms and that bath under the stairs also from the outsude of the house. What concerns me most are those creepy neighbours, thing is you buy the house and also get these strange guys with it. Maybe they'd be willing to sell their property for another 30k? Anyway I do love the location and I can see the potential this building has to offer. I like it a lot.
The creepy neighbors were the owners that had come over and were waiting for us to get done filming... 🤣🤣🤣 The other house on other side of the street was sold to a couple from Missouri, USA!
It needs the house reworked for sure. But yeah, that’s not uncommon here. Remember that as recently as 80 years ago, most homes in Italy didn’t have indoor plumbing. Seems crazy, but that’s true. You’ll see a lot of places that have bathrooms that have been basically bolted on the outside of the house, sometimes way up off the ground.
Wild Boar, Fox, Spinosa (think gigantic Porcupine), Badger, Deer, Rabbits, not sure about wolves, they have them a bit farther north in Umbria and Tuscany...
Well the garage is a garage... I thought it was a great building to be included for just €32K! Agreed bummer on bathroom, but for the price overall, not that hard to add a nice one up stairs and still have a place with land, huge garage/storage and a house too boot for such a low price!

That house is almost “demolish and rebuild” worthy (saving the blue tiles from the big master bedroom). Having an external staircase to access both bedrooms is just yuck. The only saving grace is the walls in that back room behind the kitchen will look beautiful if that coating is removed and that bluish color is exposed all the way around. I wonder if there would be a way to build an internal staircase up from the kitchen or living room and create a hallway in some of the excess space in that huge bedroom, so you walk up internal stairs into a hallway and enter each bedroom from that hallway. You might be able to put an en suite into each bedroom.
Here's a funny... A lot of even the very expensive homes here in Tuscany where I live have an external staircase first and foremeost, then sometimes have been redone with internal. The reason is that in the olden days, the downstairs was just for animals and tools, and the families lived upstairs. Not saying that is the case here but maybe. And the bathroom might have been an add on when they started making indoor baths! Who knows.

Not out here in country like this house. But in even smallish towns you often do. You can get Starlink for €40/month and just €200 equipment cost. I have 200 Megs down and about 12 Maximum UP on that service in the country in Italy where I live.

Meh…. Kind of hard to realistically add to them and they’re not that expensive. If I wasn’t gonna remove the existing ones, I would find a nice piece of furniture that would serve as a cabinet, but they didn’t look awkward and have a different style. But that’s just my taste.

I am not sure, doubt the city would object... But I would look at doing an internal spiral first, those are pretty simple and wouldn't probably even need approval and much cheaper. But just thinking outloud here...

OK Smarty pants... The "neighbors" were just the son and father owners waiting while we filmed. The house across the street is owned by some people from Midele AMerica that jsut bought it last year as a base for European travels.
Any house this cheap is going to need some renovations and additions. Have we become so spoiled that a house AFTER renovations could be had WITH land and a HUGE garage for €70.000 all fixed up nice? In the EU? Near to a cute town and close to others and 90 mins from Rome in a place that doesn't have earthquakes?!?

@@mr2ferrari Just a friendly heads up, addresses are almost never given on property videos like these or outside of inquiring with the local agent directly because of privacy concerns. Believe it or not, people do take the info and show up completely unannounced to the property and catching the current residents at home, which is understandably disconcerting for them. And when you do manage to find an address on your own, it would be a good idea not to post it. 🙂

When you have a house like this, that’s been shut up for a long time that’s quite possibly the case. Nothing but a good strong bleach solution won’t fix. And of course, making sure it doesn’t return. But that whole bathroom thing needs to be redone completely.

Why don't you cover how hard (long) it takes to get plans o.k. to do any renovations and how expensive labor cost's are . It's not a walk in the park when you have to wait a year to do some up dating to a property. 🇺🇸

It depends of the area. In Italy, if the house is in a natural protected area or a hydrogeologic risk area you can not build or extend a house. So please, do get information at the City Hall about the restrictions before buyng any house in Italy. Remember you need permission and the guide of a professional also for closing the outside stairs, replacing the bathroom, build internal stairs or any other work that is categorized not as regular maintence work but as exceptional work. The house is nice and it is a bargain, but you can lost 32+10k (costs of purchase) if you can't renovate it.

I think a lot of the going outside to get to the other floor is because traditionally these houses were people upstairs and farm animals, equipment downstairs so an internal staircase wasn't used (imagine the smells coming up through the staircase if you had your cows and pigs downstairs as tenants!). I am just guessing.

What a strange setup for a living space with the outside stair to the bedrooms and that bath under the stairs also from the outsude of the house. What concerns me most are those creepy neighbours, thing is you buy the house and also get these strange guys with it. Maybe they'd be willing to sell their property for another 30k? Anyway I do love the location and I can see the potential this building has to offer. I like it a lot.

It needs the house reworked for sure. But yeah, that’s not uncommon here. Remember that as recently as 80 years ago, most homes in Italy didn’t have indoor plumbing. Seems crazy, but that’s true. You’ll see a lot of places that have bathrooms that have been basically bolted on the outside of the house, sometimes way up off the ground.

Well the garage is a garage... I thought it was a great building to be included for just €32K! Agreed bummer on bathroom, but for the price overall, not that hard to add a nice one up stairs and still have a place with land, huge garage/storage and a house too boot for such a low price!

They were the property owners who had come to open up for us. The house across the street is owned by a family from USA that are remodeling it... Not the first to comment the same. I will mention it next time in the video if people are just sitting around.

That house is almost “demolish and rebuild” worthy (saving the blue tiles from the big master bedroom). Having an external staircase to access both bedrooms is just yuck. The only saving grace is the walls in that back room behind the kitchen will look beautiful if that coating is removed and that bluish color is exposed all the way around. I wonder if there would be a way to build an internal staircase up from the kitchen or living room and create a hallway in some of the excess space in that huge bedroom, so you walk up internal stairs into a hallway and enter each bedroom from that hallway. You might be able to put an en suite into each bedroom.
Here's a funny... A lot of even the very expensive homes here in Tuscany where I live have an external staircase first and foremeost, then sometimes have been redone with internal. The reason is that in the olden days, the downstairs was just for animals and tools, and the families lived upstairs. Not saying that is the case here but maybe. And the bathroom might have been an add on when they started making indoor baths! Who knows.
