I’m doing my homework on all of this information (VA home loan, COE, best areas to look for in my area, debt to income ratio… just about everything) and I’m slowly but surely understanding it. I am 60% disabled. I’m looking to get a house by the end of this year and/ or the beginning of next year. Credit it fair (just started building it last year) only debt I have is my car loan. Any more I formation I should regard looking at or think about before proceeding with this process? Also, great content!

How about work history and being a disabled veteran? What if you are working now but took the previous year off and did ride share? Asking for a friend.

So If I have a service connected disability, Do I qualify for my VA Loan? I was a reservist i did about 5 in a half years but was sent into the IRR early due my medical condition. I was later than approved for 60% disability. Would this consider me to qualify for my VA Loan?? Thank You
Hey Ace, I would think with VAD you should be entitled to use a VA Loan. We can certainly find out by requesting a COE on your behalf. You can also request thru your e-benefits portal too. Let me know if you'd like me to help - jimmy@valoansforvets.com
My husband and I are in GA and we really wanna buy but the market is crazy. I'm 100% and he's 50% and we have great credit. Is it wise to jump in this craziness where ppl are asking 25k+ over asking or maybe even a new build? How do we maximize these benefits in this market? Thank you.. Oh yea we're both Marine Vets as well.. Rahhhhh!!!
My feeling on this market: It's more important to lock in a payment for the next 30 years in a rising inflation market because rents will continue to rise. So in essence the value of the home is secondary to locking in your payment. Real Estate values have always go up. If you're in it for the long haul you'll be just fine. You are eligible for a refund if your claim was filed prior to your closing date of the home. When you use your VA Loan again in the future you will save big money by having your VA Funding waived.

My pleasure - that's a good question. VA does not provide any addtional benefits for Veterans that are deployed to a war zone.

Do I automatically get the loan if I’m 100% P&T?
Good question. VA requires you still qualify by way of income and credit history.
