I’m currently planning on becoming a home owner real soon. I can feel the emotions right now. Watching this video inspired me and reassured me that I am ready! Thank you!
The thing that scares me is the 2-4% fees. I dont just have 20-37000 laying around. But having the house is kinda start of me having more stability in my life. I just dont want to keep waiting on saving when my first thought or plan is paying on the house is investing to myself

Hey Jim, I’m active duty however my wife isn’t. I’m planning on using my first VA loan within the next 7 months. How long would my spouse have to be working at her job for her income to be factored in for getting us approved for more money?
@@JimmyVercellino thanks for the reply, she is a stay at home mom currently and would only have a job for about 6 months when I apply. Someone told me she had to have 2 years straight on a job
You sure can. Make sure the lender that you're working with is well versed in grants and VA Loans coupled together. Let me know if I can answer any questions - jimmy@valoansforvets.com
Hi Jimmy! Here’s my situation: owe $450K 2.25% interest on a home that could sell for ~$650K-$700K. We’re done raising kids and need to downsize. My thought is to try to find a 4 plex closer to work. I’m afraid I’m in interest rate jail. Any ideas?
Hi Jake, sure. So long as a Veteran is going to occupy the new property you can convert that home into a rental property and use the remaining benefit you have leftover (estimated at 276,200) towards the home you plan to move into. Does that answer your question?
I think they'll be comporable to where that at now. High 6's low 7's maybe. Keep in mind this is a range and a guess based off what I see taking place in the economy.
Yes, as long as we could document a 2 year history and provide an explanation for the gap in employment you would be able to proceed. Assuming you meet all other requirements of course.
How much more money is added to the agreed purchase price for the fees acquired to process the loan and what would the to be total amount that will be borrowed if I had an agreed purchase price of $545,000.00 with a seller? I’m in escrow right now and the amount to be borrowed with a VA loan seems to be excessively higher than the purchase price.

Hey Ray - are you referring to the VA Funding Fee? If so, that can be rolled into the loan.

Can the seller help with the fees associated with closing cost?
Certainly. If they agree to it.

Are veterans discharged with a general dish charge eligible for the VA loan?
Possibly. VA will have to make a judgement call on that.
Does it matter if the first 2 enlistments were honorable then a general under honorable?@@JimmyVercellino
What is percentage? Or how much do we pay the loan originator?
This will depend on who you work with.
