Perhaps a more appropriate example of Mandament van Spolie could be where someone who is behind on their rent is prohibited from taking possession of the property due to the Landlord changing the locks and throwing their possessions out in the street.

Thx for the info. It is much appreciated but could you please advise me with regards to what you need in order to successfully apply for a spoilation order, how long does the process take and which course of action is easier, more effective and least time consuming between the tribunal and the Sheriff of the court.
