How does a Spoliation Order work?

How does a Spoliation Order work? Just got the Sms to say it was approved..but not sure do I go into the offices again or where to from here. Also what happens if the Landlord doesn't abide by the Spoliation Order?

Thx for the info. It is much appreciated but could you please advise me with regards to what you need in order to successfully apply for a spoliation order, how long does the process take, and which course of action is easier, more effective, and least time-consuming between the tribunal and the Sheriff of the court. Lekker, this is a challenging issue. Landlords are becoming extremely narcissistic and difficult and do not handle things lawfully.

I want to sell my rental property but the tenant ignores me and the estate agent who want to market the place. I want to sell it as an investment property with the month to month lease. The tenant have effectively deprived me of my ownership of the property.
