    I think negotiations are done better by your Filipina friend vs rich expat. I always stay hidden and let my wife do it. Even when getting a hotel room.

    Your point about "covid pricing" is very true....when tourism opens up, expect everything to increase in cost. From Red Horse beer to your plane ticket, everything will go up.

    Hey Paul, another enjoyable "Shooting-the-Breeze" with your buddy Mark.
    I believe that the 'rent-before-you-buy' advice applies to anywhere you are moving to. The renting for about 3-6 months works out a list of pros-cons, wants-needs, budge vs location, etc.

    I stayed in a place in Bacolod City where there were two loud karaoke guys both playing very different, very loud stuff. I quickly learned in The Philippines, karaoke happens:)

    I agree with you guys, rent from a foreigner if you can, you'll probably get things fixed if something big goes wrong, and you'll probably get your security deposit back. Please note the word "probably".
    I've never gotten a security deposit back from a Filipino landlord, and I've never even heard of a Filipino landlord giving back a security deposit to a foreigner, although I'm sure it's happened somewhere. My wife says that she has gotten security deposits back once in a while, but not often, but that was before she married a foreigner. And many Filipino landlords are MIA when the toilet stops working, so you pay to get it repaired, and when you ask the landlord to reimburse you for that, he/she tells you, "No, that is your responsibility, it is fixed now, enjoy your stay in my house." And that's the end of the conversation.
    I'm a U.S. national, and never had an American landlord in the Philippines, but I've had one in Germany, one in Canada and my current one is in Italy. Each one had/has a local older Filipina in-country they pay to collect the rent and act as sort of a property manager.

    I live in Silang Cavite and after listening to your advice checked out FB Marketplace and was shocked at the price of apartments in your area. They are double or triple the prices here, but I will also add they looked nicer than usual fare here. My only advice is to visit any place you want to rent on Friday, Saturday, and Sundays to hear what the noise level is like and if the singers are acceptable to you haha. I always enjoy listening to you both.

    This is another tip / suggestion go to the Barangay office you want to live at and ask there if they know any home for rent leave your name and number. Then goto the next Barangay. You nailed it they won’t budge on there price and rather leave it empty

    This is why I will be moving to a condo complex. No need to worry about noise or roosters. In addition, at my age, I don't want to have to maintain a house or have to install a gas generator.

      If you think that living in a high rise condo is any magic guarantee that you will not have noise issues, you're sadly mistaken. Even if you pay the "Association Fee" as part of your lease agreement, as a "renter", you will have little to no say, especially if you are going up against an "owner". There are at least two vloggers on UA-cam that have each spent many years moving from one nice, modern condo to another in Cebu City, that have at times both featured noise as an issue where they were living.
      You also may not be aware that "Emergency Power" means just that in many condos. It is often defined as one light fixture (of their choosing) and one electric socket (also of their choosing) into which you can plug a fan, per unit. Some hallway lights will remain on and one elevator may still work, somewhere in the building. You will still be hot and your refrigerator will still melt.

      @@danp1043 : Thanks for the tip. I am aware of those condos and I also know, from vloggers here, that there are condos that have a full backup system, not just hall lights and an outlet. I have been researching this for 5 years now.

      We stayed at Marina condos near the beach in Dumaguete on the eighth floor you can’t hear dogs or roosters up that high also great thing you can open your windows for the ocean breeze and mosquitoes do not fly that high we loved it

    Thanks for the information guys. A side note a bit too many ads for the length and volume was low, so when all the ads ran, it was a race to turn down the volume at least you get a 5 second warning 😁

    I'm here in the US and living in a 300 unit condo complex. Dogs and coyote's barking middle of the night, along with babies crying, loud music and parties are common disturbances. It all depends on who's moving in and out of the complex. The piece de resistance was thefts in community mail boxes. It got so bad post office stopped delivering mail. So for 4 months I drove to post office everyday and waited in line 30 minutes to pickup mail. Finally the slower then molasses condo board resolved the issue and installed theft proof mailboxes! But it took 4 Fuckking months!!!! Opp's, almost forgot to mention community water heaters always going down and plus piss poor water pressure. I expected more from units built in the 1990's and completely rehabbed in 2006.

    You can also check out Craigslist. I know Cebu has a page and probably most of the larger Phillipine cities do as well.But I agree with Mark. Air BNB is the way to go. Many nice listings for under $35/night.

    You guys rock! Very enteraining and informative! Totally agree Mark, Airbnb is THE way to go if you can find what your're looking for for the reasons you mentioned, and a few more. Been using them almost exclusively during my retirement travels.

    I've not dealt with that many Thai landladies, but something I've noticed - and pals agree - is that they do not want any trouble from the authorities. I get the impression that the courts must at the very least be unpredictable, and they might be fair. I wonder what other countries in the region are like. Pure prejudice on my part, but I can't help but feel that Laos and Vietnam can't be that great!

    We had an issue with noisy karaoke neighbors when we first moved into our rental home in Mactan which was quickly solved..Being singers ourselves and these neighbors being great people they invited us to join in.

    I've stayed many times in the Angeles city area. ( great deals) use a local rental agency. They tend to be more knowledgeable in what foreigners are looking/expecting to rent.

    In Baguio I did find house numbers or street property number. Not numbered like US, but there were numbers. You mentioned about the Karoake Guy, my sister and brother-in-law have lived in the same house for over 40 years and there has been very little moving activities in the neighbourhood, until about 5 years ago. Both neighbours on each side moved. The one new owner did some landscaping which weakened a tree on his property. My brother-in-law had to tell the owner that something had to be done or the tree would fall on my brother-in-law and sister's house. Just before the tree fell, the owner had it removed but still it partly fell on Sis & Bro's house. On the other side a fellow moved in who smoked big, smelly cigars. They were so strong that it was difficult even for them to be in the house when this fellow was smoking. So, it happens in the US as well as here - neighbours can change and not necessarily for the best!
    I have lived here for 10 years, going on 11, and in Baguio I would jump from one place to another to try to find a place to live. Wrong move! Now I have been living to the West of Baguio in La Union province, Ilocos Sur region for 4 years. The place I originally had in this compound was remodeled and I had to relocate to a different place in the same compound, which I like because there is more room for the dogs, of which I have 5. You should do a video on Filipinos and dogs. In Baguio many Americans go there and leave within a few months due to all the dogs!

      True on the dogs. How can so many dogs be constantly barking and never even take a breath.
      They treat dogs here like they are part of the fence. Short leashes and they just bark.

    Facebook marketplace ads in Philippines are a joke. Pictures of toilet bowls, vertical pictures, garbage cans etc. Nice country, nice people but no organization.

    I rented a house in a sub division in Davao City, PI in 2013. The rent was always paid in advance and on time every month. After one year we gave a 30 day notice to vacate. To make a long story short it took about six months to get our security deposit refunded. The landlord always had some excuse why she couldn't refund it. Finally, We filed a complaint with the barangay captain and we had proof of a security deposit plus a copy of the rental agreement. Finally after six months we got it refunded. Filing the complaint really help. I will never ever again give a two months security deposit in advance in the PI., Keep all your paper work and make notes. Get receipts signed by the landlord.

    Great video Paul. Very helpful. It would be interesting to hear both of your take on dealing with the noise there. I think that is huge to acclimating there. Your video looks really sharp, but your audio is soft and has some ambient static noise. Just an FYI.

    If they dont want to give back deposit tell you can always ask if they have been paying taxes on the rent? Most of them don't.

    The best way to get the karaoke guys to accommodate you is to befriend them by singing karaoke and having a beer or two with them once in a while. Then you can gently request for them to turn it down a little bit for you.

    It only takes one person to ruin everything (loud music) or (barking dogs) all day and night. Moved into a place very quiet for the first 4 months. Then there son lost his job and moved his family 5 people = seven into his parents 2 bedroom home. Know one worked and they had no TV, but the boy brought their fan and of course his two large speakers with microphone. Tried to talk to them about the loud music, all they could say in English or Lao was (you know like leave)!

    I think Thailand is loud. Soi dogs howling right after the 5AM temple bells. Then the advertising trucks with a load of Thai and one phrase you recognise "Phra na noi kapa nee so *MANCHESTAAAR*". And my pal said, "Thailand is nothing like as loud as the Philippines!" 😂

    From what i've seen after watching numerous p.i. videos all the barking dogs & screaming chickens & karaoke nuts & drunks would make living there in paradise .......... HELL. The dogs and chickens alone would drive me nuts. i just thought of one other thing most people won't. The motorcycles buzzing up & down the road in front of your house has got to be fun to listen too also.

      If you listen carefully the renter did a deal under the table without Airbnb involvement. That way the homeowner doesn't have to pay the commission to Airbnb and the renter can save some money... plus no 1099

      Be careful in Thailand as the banks will steal your USA money once you pass and make the family prove where every penny came from in the event you have a lot of assets in the bank. It’s a huge problem in Thailand.

    prices will go up? the question for me is how much demand for lodging will their be when the PH opens to foreign tourists? I could see the demand being really high...and pushing prices easily higher than pre-pandemic. OR.....I could see WEAK demand (people took a financial hit during the pandemic.....or found a country in south america they decided to call home) under which prices would still go up but would still be cheaper than pre-pandemic. I've took a major financial hit myself.

    anywhere in phil there are problems with noisey music but if it's a party i understand that you can complain to the local authorities that it's a covid risk and they will shut it down ,or the cops will take their turn at the mic lol

    Some good points. I just wonder how you find these places or get stuff delivered if there are no address's. I did notice that on my trips there that there might be a street name but no house numbers.

      There are addresses in some cities (Manila and the cities within - Makati, Malate, etc., and then other big cities like Davao, Angeles City, Cebu, Tacloban, etc.) in the Philippines, and people/businesses actually have mail delivered there by the Philippines Postal Service. It's not dependable mail service, ever, from the Philippines Postal Service, but it happens. Where I live in Tacloban, there are usable physical addresses and I have things delivered from overseas via shippers like Aramex, UPS, FedEx, DHL, ECMS, LBC, and in-country courier services. They're very dependable and offer tracking, etc. Quite expensive, though. Out in the provinces, usually no addresses.

      @@biff9999 I have been in Manila, Pasay and Cebu but never really noticed a lot of numbers on the buildings. The last hotel I stayed at in Pasay I had the address and was looking for numbers on the buildings but did not see any on Edsa and ended up going by the hotel and had to go and turn around.

      You have to wait until the plane flies overhead. Get on your roof and flag him; the pilot rolls down his window and drops it into the the net you prepared in advance.
      It works, but not very well during typhoon season. On the plus side, you don't have to tip...

    In the PH, the pics on rental sites, FB, Airbnb are very poor at best. just q few pics, poor quality, bad angles, poor lightning.
