Tom - You could buy that land and mitigate the water run-off with an underground flood tube? As I mentioned below, couldn't you demo that old house (since it's a problem with the land)?
Christopher good question, it the taxes on the house. I would want to bulldoze the house, and reduces the taxes by 28K for the land. $70K is to high for 5 acres.
Okay I like the property so where is this property at can somebody tell me where this property is how I can get a hold of anybody somebody please let me know I really appreciate it
Lots of great firewood there on that land but a ton of work to do anything.. Will take the right person to want to buy it.. or buy it for a buffer for yourself to make sure no one will be next to you..
@@tnoel374 🫡 Hi Tom, this is your 2nd video that I watch. Just wondering.... why is the owner of that property not budging from $70K? Did she live on that property? How nuch did it cost her in reality? Maybe it has sentimental value.

The front of the land is so do able, and live in the old house if you can handle something like that. Then over time BAME you would have a great piece of land.
Richard it's 70K for 5 acres, and an old broken down house. It is not a problem for someone that knows what there doing. But the up from cost is 30K over real value.
Handyman headquarters is correct. It's not about having the cash to buy. It's about structuring your offer so both parties come out winners. Plus why use your money if you can use the sellers? Seller financing can bridge the gap between their price and where you want to be. Show the seller numbers that work. By the end of this video it sounds like you already purchased this property. Congrats if it all worked out!
@@tnoel374 I surely would try my best to clean it up. One of my challenges would be having the equipment to do all this work. Plus the know how to run said equipment. I would need help for sure. Idk 🤔
@@Elizabeth_Rojas Well I know how to make the land prefect, if you have the money? That the whole problem here the starting price is to high. I have the machinery, and the know how.
You should work on buying that land next to you so you don’t get stuck with a pile of meth heads or other drug addicts living next to you they could have a landfill back there smoking toxic fumes 24/7 couple hundred cars piled up and noise if that happened your log cabin and land would be devalued.
I see nothing but potential. It's beautiful wooded land. Bridge over the divide, perhaps build a cabin over that.
I don't see paying more than $27,000. And not 1 penny more.
You should love this. Free firewood. You need the drainage for the future. Your a lucky man.
Thanks for posting, nice project you have, I would buy that property next to you but no not at $70k😮
Dig it straight and install a culvert/drainage tile big enough to handle whatever comes through there and bury it /fill it in.
I would love that land. But it's too pricey.
Pretty place you have , you earned it. Thank You
Off-grid in Pocahontas County!
Borders almost 1 million acres of Monongahela National Forest.
Right on Tom. Glad you got 2 days over the weekend to think and start the foundation process for the cabin! Cool Nice land.
Thanks Wayman the next 2 days are going to be very fun. I will start this as early tomorrow as I can, and maybe spend the night.
depends on where its at and how much they want for it i may be interested
40k max with that work. It seems like prices coming down a little. Either way, much better place to spend your spare time than the city.
It was very informative
Hey bud I seen this property back up here is it still available

With those stones and block you could build yourself a nice outdoor fireplace🔥
Yes you got that right nice fire pit.😀😀😀
How much lot of fire wood if price is right can be nice property with little work the

Chris this is the whole problem, I want it but the price is over the top. The current owner is an old lady> Need I say more.
Hello hope all is well. Is this the same property with the house you showed us in another video?
Yes this is this same place been on the market for 3 years now. A lot of problems, the house value is one of them $28K over valued.

You mentioned the house being the problem- would the land be worth more without the home?
I was thinking that you could demo that old house and rebuild something new.
