2) Currently, as a first time buyer, I found this video really interesting and enjoyed listening to James explain his experience with property.
Great video. For the life of me I cannot see why this stuff isn’t taught in schools. JE’s bang on the money.
I’m a mortgage adviser and JE it’s absolutely on point with this. The rental market is crazy just now and he’s taking advantage in a big way not to mention London let prices.
I sell investment property in the UK directly from developers. London and the South East is comfortably the worst region in the UK for investment. The high purchase prices means the yield is amongst the lowest in the country. Basically, your income is lower than it would be elsewhere with a similar outlay. On top of that, although property prices in London will continue to increase, the appreciation in the North West over the next 5 years is far greater and 6x what is forecasted for London.
Ultimately, investment is about getting your money to work for you as hard as possible and London is one of the lowest returns you'll see. There's a reason the majority of developers are relocating up north.

A great video and some great advice from James and yourself. I'd echo what someone commented below regarding the workings of finance, good credit scores and always make payments….this should be taught in secondary school as it is so important.

I got my first property (a tiny 2 bedroom house) when I was 23 years old. Since then, bought and sold five properties and luckily they all did pretty well in the market, even through the 2008 financial collapse.
I was like James where even though I couple kill for an M3 at the time, I waited until my ducks were in a row before splurging on a car.
What’s about scary is here in the states we’re seeing some similar things now in the market like we saw during the real estate collapse. We might have a pretty sizable real estate bubble.

hi Archie i do stuff on credit for this reason to keep a good credit score , when i was younger i used to pay cash for everything it was only when i wanted to buy a new PC and put it on credit i got refused and they wouldn't tell me why

If your finances aren't in order it isn't as simple as they make out you need a good income if you're looking to buy a second property or more

Just to point out it's an extra 3% stamp duty if you already own a property.
Its nonsense to gloat about having properties, but still paying a mortgage.
You do not own nothing untill you pay off the mortgage and own the deeds .
Lot of landlords boast about owning all they properties.
It's just bullshit.

Just my opinion.
I have been a landlord for over 20 years .
Bought my first property when I was 19 and iam 42 now .
All mortgages were intrest only .
A debt / loan , with rental payments and over payments, my mension was to clear my debt with interest at over 10 % .
Fast forward to today and over 17 properties later , not one mortgage in sight , deeds with my bank and all properties been put into one of companies.
Just to point out , I have some idea what iam talking about 👍👍🤓🙈🕴🤣

There’s almost 0 tax benefit to property. All these lads are stacking up property, with no mention of Capital Gains when they sell, and taxation on the rent payments. It’s not as straight forward as these guys make out.
You also end up with an illiquid asset

@@Islam_is_the_truth.4 Sure. Firstly, property is relatively illiquid. The process of buying and selling is slow (6 months+ generally), so you can’t realise any gains in a hurry. When you sell, as it’s a second home, you’re liable for Capital Gains, and they removed higher rate tax relief on mortgage expenses. EIS schemes still attract 30% relief, SIPPs attract up to 45% relief, assuming you’re not above the ~£250k/annum threshold. Plus the yields in most areas are garbage. Whilst debt was cheap, buy to letters flying by the seat of their pants with tiny deposits and interest-only mortgages flourish. I’d love to see how they ride out the next 5 years or so. And power to them if they do well, but not my bag.

@@Islam_is_the_truth.4 bit of a difficult question to answer. It’s tax advantageous to own your own home, as you don’t pay any tax when you move from one primary residence to another, aside from Stamp Duty. You are however on the hook for maintenance costs, which you might not be as a renter. Likewise, you can’t just move whenever you want. If you buy, can you afford the mortgage repayments, and have enough left over to save for a rainy day? Long term, buying your primary residence will make sense, even with short term market instability.
