I just purchased a home in Sterling with David as my agent. For anyone who is researching where to live, pay attention to this video. It was absolutely formative for me when making purchasing decisions. Driving south of route 7 in Sterling is like driving into a different world when you compare the homes and the aesthetics of the area!
It would be great if you can do a market update on the local Northern VA area something like a quarterly basis. Also would be interested to see your prediction on the 2022 real estate market. Is next year a good time to buy if I want to be buying within the next 3 years?
While you and these other bozos are bashing 20164 there are a few things you need to know. My family has lived here quite nicely for the last 20yrs in the quiet Spring Grove Farms subdivision. My father just purchased a new to be built home in 20164 for $865,000. The Montebello Del Web 55+ Gated community that backs up to our lovely Claude Moore Park that offers many amenities also in 20164. That community has homes selling for over $1,000,000 so you will need to adjust your average sale price. As for schools, even though we have been overlooked for many years our community fought and now we will be getting a brand new state of the art high school for about $160,000,000. Just stating more facts here.

#1 - the people are awful #2 - everyone works for the federal govt or tech, so virtually everyone is middle-class #3 - if you move there from any major city, you'll be bored to death #4 - you have to drive everywhere, and the traffic lights change at a glacial pace #5 - the people are awful (has to be said twice)
If it's east of 28 it's not great. Lots of crime. Thieves, shoplifters, killers, gang members and mischief and large numbers in homes. Lots of cars jamming the streets. 20147 is upscale. Lots of well educated people. People that immigrated in that zip code are the money makers. Also Lots of seniors in 20147. Nicer neighborhoods with much lower crime. North of 28 in Sterling has fair neighborhoods. I've gone to fast food places in Sterling Park. Sat in parking lot and had sherrifs stop by and warn me about heavy crime and to be careful.
I've lived in Sterling Park for over 20 years and I've never had an issue. (And I'm "well educated" (graduate degree). Full of hard working people who can't afford "upscale" (i.e. "overpriced") Ashburn.
