Future video idea: The Homeowner Protection Office and how they specifically do not allow owner builders from building rental housing, the written 100 question exam we are forced to write, the $425 fee we are forced to pay, etc. HPO is another big reason why we have a housing shortage. It was a 3 year fight with RDN and it cost me $60K in red tape just for the paperwork for my small 1000sqft single story. The total cost of red tape will exceed $100K by the time we have occupancy, this exceeds the cost of the materials. I will say that again - the cost of red tape exceeds the cost of the build materials.
I’ve had a script that I’ve been working on for a while in regards to this. The only thing that stopping from making it is the new regulations that allow single-family homes to be subdivided into multifamily complexes. Truly, this is a complex topic that needs a lot of research. But I’ll do my best to have something else this winter the ridiculous process.

Just in the middle of completing my first purchase of a house in Nanaimo in the Hammond Bay area. Looking forward to that island life soon. I have definitely noticed the same properties popping up again and again in my search.
Homes in neighbourhood where I live don’t come up for sale often & are snapped up at increased pr. when they do. (Departure Bay … top of Barrington, in Rock City area)

From Calgary Alberta. Thinking of moving to the states to make more money in healthcare. The Nanaimo hospital is apparently awful to receive care in and even worse to work in - very toxic work environment 😢
You're right. Nanaimo Hospital did have issues. They have taken steps to change it, but won't be a full-service hospital for another 7 to 10 years. It lacks the latest cardiac technology so you have to be flown to Victoria, when it might too late.
just wondering if you know that CPI being flatish doesn't mean prices have come down? they are simply going up at a slower rate, so not clear that should lead to a reduction in house prices. take care

We've noticed, we're trying to GTHO of Nanaimo and move to Victoria. The downtown area has its problems, but the north end is pretty lame in its own way. The people are provincial, tawdry, and ooze with complacency. It's been an enormous mistake. You should know what you're getting yourselves into it, it's very much small town life.
