As a building inspector, I have been trying to educate people for the past 11 years. I am lost for words when people purchase a property without any conditions especially Inspections for both New construction and Old. We are not talking chump change for real estate In British Columbia. It's amazing how the majority of society looks at a new property and says they don't need an inspection it's a Brand new Home. Think about what makes that new home? The materials are new. The workmanship needs to be inspected. There are three things in life we spend the most money on but they are the most neglected. 1 of those 3 things are Homes. Do you want to pay for someone's neglect? Have the upper hand and protect yourself by hiring a reputable inspection company.
The crazy thing is, you can generally renegotiate the price based off the findings of an inspection. Also, the inspection findings allows you to call other professionals to give quotes to replacing roofs, plumbing, etc. If highlighted in the inspection report. I agree with your comment above entirely
Exactly! there is much more everyone needs to know about the topics of homes and how they are built, especially new homes today. @@Nanaimore thanks for the video.
Hello friend!!!! I’ve been watching your videos since December of last year, and noticed that you are not posting any new content. You are doing great in presenting Nanaimo to newcomers and I would like to encourage you to continue and add more content about new construction in area, and how mortgage loans works at BC. Here is a family that maybe is moving from USA 🇺🇸 to Canada 🇨🇦 and Nanaimo is in our list thanks to you.
I’ll be posting some new videos soon. Happily I do have two young children that I’ve been spending a lot of time with over the last few months. I love making these videos. It’s like a second time job and it takes away from my family time. I greatly appreciate the encouragement and thank you for enjoying and commenting on the videos
Thank you for saying so. I put a ton of work into these to help people exactly like you! I am a big believer in manifestation as well. If you ever have any questions, don’t hesitate to reach out!
Yes, they need to be separate. But typically, the septic field only leaches into the ground around 10-20 feet. Water wells are 40, 80, or 120+ feet below the ground, far out of reach. One concern is water from the surface going into the wellhead (top) and getting into the water during flooding or heavy rainfall. However, this can be avoided by ensuring the wellhead is a couple feet above the ground and in shed. This is all regulated by The Island Heath Authority, which oversees the creation and maintenance of these waste systems. Thanks for watching and commenting!!!
They can, and placement of each is crucial to avoid this. A qualified septic inspector will be able to tell you if there is a concern. New installations have many rules and regulations around placement.
From years of experience I have come to develop 7 crucial criteria one should follow when considering buying a rural property. So in addition to what is covered here in this video make sure to do the following: HOUSE INSPECTION, SEPTIC INSPECTION, WELL DRILLING RECORD, WELL INSPECTION, WELL WATER TEST, RESEARCH AQUIFER, and PRIVATE STRUCTURE INSPECTION (Ie: BRIDGE, CULVERT)
Another good video, but I think you're a little low on the number for the septic inspection and pumpout. I shopped around for these last year, and we ended up paying about $700 for just the inspection. Seller 'should' pay for the pumpout (it's their poop!) -- which they did in our case -- but our realtor said that was very rare in his experience. If you're paying for that too, it's about another $700.
Call me crazy but didn’t I put in the video that the inspection was going to be between $700 and $800. And I completely agree, it usually is the responsibility of the sellers to pay for the pump out of the septic system. Keep in mind facilitating the agreement between a contractor to pump the system and then inspect it and bill two separate parties can be somewhat of a headache.
@@scottlissa6433 6:18 "Having the tank pumped and then the septic system and field inspected costs around $800 give or take -- it actually depends upon the disposal cost of the materials they pump out of the tank". Agreed that that's actually 2 different contractors and 2 different bills. About $700 each in our case, but the buyer did pay for pumpout. Our veteran realtor said that they always ask the seller to pay for the pumpout, but that they virtually never agree to do so. Another excellent video though. Where are you when you're peering over the edge a the river below?

What cities does that include? How many people are just in Victoria proper? I believe 90,000. That sounds close to 10s of thousands. What do you think?

Does the septic field not pollute the water table and the well?

@@Nanaimore RDN. I got 3 quotes and they were all within $100. Perhaps the dreaded "Nanoose Bay tax"?!
