    I'm 19 and I hate school (now, I'm in sophomore pre-med college). We don't talk about these things in school, and that's what I realized last month because I'm turning into adulthood soon and I'm hungry about learning new things. But I need to finish school for my mother and I wanted to prove something. I'm interested in this stuff. I will become an entrepreneur soon.

    I LOVE THIS VIDEO! Im a fan and i keep up with his videos. What i like is he always promotes buying apartments multiple units and thats where you can sky rocket financially. This video given the unprecedented time we are in, he is telling us there is so much opportunity out there to start small on getting a house.

    What about property tax , PMI , home insurance , HOA , misc expenses as a landlord ? Im here in Texas , that florida math isnt giving profit on a single family home here. Yes someone is buying a house for you if you can break even but lets not mislead people to believe they are pulling profit out of any of this type of deal.

    I inherited a two flat building with one tenant and I live in it, but not making money. There's equility in the building, old building need remodeling and credit bad. How to get grant or low interest loan??

    A few comments on the first deal:
    1- you are not really making 300% on your money as you need to deduct the loan cost and cost of repairs
    2- foreclosures homes are typically sold cash, so you would need to get the loan beforehand with no guarantee that you will actually get the home
    3- foreclosures homes are typically sold as is, so you need to add the cost of repairs which may be huge

    This is my bread and butter. Just closed on a duplex for $89,000 that brings in $1500/mo in rent. I’m in escrow on a 5 unit building now for $160k that’s bringing in $2900/mo in rents and the rents are about $1-200 under market value. Will have a total of 13 rentals when the 5unit closes, let’s goooooooo

    I’m 19 studying this intensively…just got my offer of 50k submitted for a house up my road….we live down on the water w/ a large marina available and in heart of towns….needs work but the (walkout) basement and foundation is solid and now I’m debating on a flip or rent and save for another property or flip off the lease from this first home we’ll see what happens

    ironically enough i didn’t know that this was the best time to buy a small house and i did anyway, i closed on my first house for $62,000 in Kansas City 3 bed 2 bath with FHA loan- so i have to live here for 1 year but after that i’m renting it out!!!!!! saving for my next property too!

I know high school dropouts that got a GED that earn more than my friends that have college degrees. My GED peeps own their own businesses and employ college graduates, figure that one out :)

    That home in Carltone Golf Dr for 59K or whatever it is its located on a golf course with a $56,000 upfront membership fee and over $1,000/month Golf course membership.
    Be careful, do your own research. Not everything that shines its gold.

    I dont get this. You make 13,200 a year for the home on zillow that's worth 59,000. How is that making money when your minus 59,000 dollars if you payed cash or 59,000 in debt if you borrowed from the bank. It would take you approximately 5 years to BREAK EVEN by borrowing.....ITS NOT AFTER 5 LONG YEARS THAT NOW YOU STARTED MAKING MONEY BECAUSE THE HOME IS PAYED OFF......I don't understand this approach. Someone please enlighten me. I'm confused

    All good advice but need to be careful here. There are taxes, property taxes, mortgage insurance, building insurance etc. all which cut into the profit - its nit asuch as advertised in my experience. Also most banks dont give as cheap of interest rates for "investment" properties.

    Why would it matter if you told the bank your planning on renting the house? I noticed you say to "tell the bank your living in it"

      Because rental properties need investor loans which have a higher interest rate if you say your gonna live in it you can get a personal loan at a much better rate
