As soon as the architect came in, I knew that it was no longer a middle class budget. Just be honest up front and say that this is a total transformation from the 1970s up to current standards for e.g., $200k or so. A middle class budget is more like updating the bathrooms and kitchen, e.g., 6k-10k on each bathroom and $15k-30k on kitchen remodel. Over time maybe you can replace windows.
Well, I loved the first half of the video. Bought a 70’s house and you need to remodel it, correctly, but on a budget. You just spoke to me and half of America right there.....then you brought in the Architect and turned your video into the same HGTV non-sense you decried at the opening.
Maybe he'll tone it down to more realistic expectations later on? It would be great if he did, but then he's not exactly cash poor like the rest of us.
He's acting out what happens to so many home owners. They want some affordable updates, then meet with a designer. Next thing they know, they're refinancing and selling off arms and legs to pay for the "dream" remodel.
I self contracted my gut renovation. Met some contractors and designers and they had good ideas and all, but prices were killer. I kept it simpler and it took much, much longer to finish, but was a good bit cheaper in the end.
He badmouths “tired 70’s” this and that. Let’s face it, even in the 70’s this house design and construction techniques ... sucked. I live in a 60’s house that is a classic design that never goes out of style.

The architect's "crime" was listening to and responding to the homeowner's requests.

I think it was first in the bathroom that he stated "I have to talk to an interior designer about that" and I knew it was all going to be downhill from there, he makes great interesting video's, well-intentioned but completely clueless as to how the other half live
First half the video.. we're gonna do some simple updating second half the video.. now we're doing a full blown reno with a face lift and changing the layout lol

And those in the industry understand the value of doing this. Spending more improves the value. It's a good choice, even if *you* can't afford to do it.

“Tired” doesn’t seem like a reason to change something in a budget project. cut out the intro cause it’s incredibly misleading. Changing roof pitch because it’s uninviting, moving a staircase, etc... Was curious to see what kind of DIY tips i could pick up and i got nada
I love your channel Matt but I have to agree with some others here. The architect's suggestions will far exceed the value of the home. Entry area - great idea, rearranging master suite - okay, but fiddling with the trusses and roof framing - yikes! At this point the project becomes a tear-down.
It's already a tear down, IMO. It's rotted from the outside, in. As soon as he mentioned weirdo stairs (I actually like the stairs) and relocating them, I laughed out loud. He tripled his budget from the beginning of the video to the end.

Demoing that crappy shed and deck. Cleaning up and putting down cheap floor from Home Depot. Replace siding where needed and replace drywall where needed. And a fresh paint job.

I think reasonably.. About $25,000 for most of it.. including remodeling the kitchen. I do not understand why people spend $30k+ for a kitchen remodel alone!
@ArmchairWarrior New windows could probably be done for 10k or less, basic vinyl nothing too fancy.
New flooring, siding and fascia, windows, and a lot of paint, plus minor drywall repair, could have that place looking very nice for 30-50k. Who really gives a care that it looks like a 70s house?
15k. You are high on drugs. Cannot tell you how many rehabs I have done. Finished an apt complex. The apt complex was 20 unit. Pretty much all cosmetic, some upgrades and it was 20-22k a unit keeping the expenses tight. Each apt was 850 sq ft.
That HVAC system is pretty bad. Even a budget renovation would mean new ductwork and a new HVAC with an ERV. Same for the aluminum frame windows- they are a black hole for thermal issues. Austin gets damned hot and quite humid.

He only thinks that his experience is middle class. At best, he is at the very upper range of upper-middle class. Middle-class don't have million dollar homes. My home is $170k on a good day.

Granted, I live in WA. Upper Middle Class love in apartments that cost over $30,000/yr and homes that are easily over $1 million.
I figured Austin may have areas like that.
If this was a video just for Austin, WA or CA, that'd be different. But he markets his videos to all of America (and possibly Canada) and the middle class income range was "$40,425 to $120,672 in 2016" according to Pew research. This house does not fit that criteria. He also said he'd have to be making financial decisions for where to trim cost, but it looks like he ended up just saying, "forget it...spend whatever."

Bringing an architect into your remodel is always a great way to get talked way out of your budget.
Eh I think a lot of folks I. The comments need to chill- a designer or architect can be budgeted for and depending on your area (I live in the New Orleans metro) they can pay for themselves in better prices to you and headaches solved. The architect/engineer is never mentioned on other remodel shows- but no one has any right to blow out rafters and add on without talking to an expert! Too many horror stories of diy’ers or out of their league contractors costing homeowners double a budget when they do a job like this and it has to be completely redone because they didn’t know what they were doing. I know the price tags are high but when has Mr. Risinger put out a bad series? I’m sure this will be informative and entertaining!
Not true at all. Any decent architect will quickly assess your budget and design to it. Most homeowners have unrealistic ideas how expensive Reno’s can be.

Matt, love your channel and was pumped at the beginning of the video when you talked about a $50K-$75K budget. Once the architect came onto the scene it was a like a completely different mindset, Talking about changing rooflines and moving walls, door and stairwells around. I thought you said you weren't going to move much to make it a much more reasonable and modest reno? I'm not saying i won't be interested in this project but this is suddenly a heavy duty structual reno and not a more reasonable reno like you mention at the outset.
Architects seldom provide cost-effective home renovations - you could rebuild this house from scratch for what it will cost to renovate...
The architect is what made it not attainable. That's not going to be a house that 120k or less family can afford. I'd also like to see comps that say the neighborhood could hold that kind of investment.
But mostly I'm sad that it's not going to be a "reasonable remodel, but done right" .

@@Usonian7 You understand that the house was bought at market value for 445k, right? This was never going to be an affordable house on that kind of income. I'd be curious to see if you could even rent in that area for under 2.5-3k per month
I didn't realize how out of touch you're with the middle class. You sound so uppity in this video. I think you're better off staying with the million+ dollar builds. Also, pay for your own materials dude, stop asking for hand outs, especially if you're going to trash talk lower budget renovations.

Matt, please include the cost of interior designer and architect for the project. Those are costs that the typical homeowner doesn't include in a "normal" remodel, especially when they are self performing GC roles and subbing most of the work. Thanks! 👍
To avoid liability. The typical middle-class remodel isn't going to involve moving stairs and changing roof lines. I'd be more interested in seeing them update the existing stairs.

one and one In my defense, I didn’t know of the purchase price. If this home was worth that much in this condition, it must be worth a lot more after it’s brought up to standard living conditions. I thought the house was around $160K. But Austin market must be insane. Glad I am in Dallas. You could buy a mansion for that amount.

The architect, in typical McMansion fashion, just had to add some weird roof somewhere. His proposal for the MBR roof looks completely out of place. Its a ranch, the roof should generally look the same pitch throughout.
Don't forget relocating the stairs. lol
And "I don't want to change the walls" to more than half of the walls get removed or moved.
Not to mention all the sponsors for free products for the build ... blah, blah , blah .....
Heck, I need sponsors to get my 70yr old home remodel at least up to livable standards

Why would he knock down a $500,000 house and then pay to rebuild a $500,000 house instead of investing $100,000 to ensure the home lasts for the next 30 years as he rents it for nearly $3,000 a month if not more? Let's do that math, if he averages $35,000 a year for 30 years = a million dollars. What do you want to bet that property is going to be worth a million in 30 years? Two million dollars. Real estate isn't some get rich quick scheme.
"Real" remodel - changing roof lines, moving staircases, messing with load bearing walls... at some point you might as well just build a new house. The close to $1M you're going to spend here would buy you a palace in most of the country.
I'm into this idea, but that budget and remodel is way outside the reach of most American middle class budgets.
So true. I am also in Central Texas (Ft Hood) where you can still find nice, livable house for under $100K.
75 - 100K seems cheap to me. Austin's cost of living is closer to the coasts compared to the midwest. So are their salaries.

Sounds fun, but remember in the beginning of the video where you said something to the effect of “I’m not changing structural elements - just stickin with the finishes” 😂
and then, lets remove the wall between the masterbed and powder room, and hey lets move the stairs too!
Sticking with just the finishes, annnnnd cutting open the slab to move the powder toilet a few feet, no biggie!
The proposed kitchen looks small, and the staircase bottom will be even further away from an exterior door. I renovated my house and considered moving the staircase, but left it as is. In case of fire, I'd rather it be 5 ft from the front door!

With house cost probably is about 600k but 75k to 100k is pretty normal to spend on a home remodel and no alot of people dont do it cash they refinance and squeeze equity from there home
Ok I see what he’s doing. He’s going to fix this house up to the way he wants it and then rent it out to the church like he said in the beginning of the video which in turn pays the cost for some of the remodeling and then he sells his house and moves in. Kinda smart if u think about it
So glad I'm not the only one who started out super excited then ended up super disappointed. First red flag was when he said he needed to talk the interior designer, then... oh no... the ARCHITECT? Five minutes later: budget doubled. What a bummer.
I love this show but, his 'budget' remodel is about 75-100k...
Man, I'm doing all sorts of home renovations on my own home built in 1900. I've done a good bit with just 10k(doing most of the work myself). It's going to cost me another 10-15k to do everything I want.
I think we have very different definitions of 'Middle Class' here.
Middle class isn't some absolute number, it's a range and you're on the lowest end of that range.

I have a much lower budget also, but we will learn great ways to use building science on a house similar to ours with this series.

Kevin is a landlord and as far as I understand not one you want to live with as he is more interested in the money then the happiness of his renters. And all his solution is exactly what Matt's describes in the start lipstick solutions. However yes Matt did go a little overboard here with his architect if he want to keep it on a middle class budget however don't have a super hard time

I'll say Kevin is wrong. This channel has sponsors and gets products to use on the show and thousands will watch the install of these products on youtube. This guy builds $3 million plus dollar houses This home that was purchased is in really bad shape I'll enjoy the repair and remodeling of the home lets see how the products turn out. If you bring in an interior designer and/or architect the budget will sky-rocket and it will no longer be an acessible restoration. Beside you have the skills and the knowledge and the tools and the team!
Great idea. I’d love to see a “budget” new home build using sound building sciences. A lot of what makes your homes so expensive is the architect and cosmetic finishes. In other words, if a production builder used proper building science how much would that house cost.
Yes it's a "budget" remodel but none the less, I'm super excited to see what he is going to do with those old bones. I would be surprised if he spends less than $300k but he probably has a lot of contacts and people who will work for cheap in order to be on the show.
Why is architect making the house Expensive? If you want a bespoke design it costs money. Would you work for nothing?

S M the architecture complexity is a major difference in overall cost of a build. I never said architects shouldn’t be paid. A box is much easier (thus cheaper) to build than a home with a ton of gables or a flat roof.

So the average middle class budget is $100,000? I was thinking like $15,000 was a normal budget LOL. I don't have that kind of money. I got to take it one project at a time, usually one project a year. I can't afford anything more without going into debt for it. Looking forward to seeing the progress of this project.
If he puts in 200 and he rents it it will take a long time to get his investment. I hope he has decided to sell it himself and make some profit! Renting properties is a losing game!

Changing the structure of the house for a rental... Not the best way to maximize your return in my opinion.

@@grant1100 Modifying the property to that level could only be justified by living in it. If market price were paid, placing an additional $200k would not be reasonable. The amount you can charge for rent is the similar if the house is $200k or $650K. $2000 - $2500. Better to purchase another house for the extra money and rent it. Just an opinion. This is the best idea I have seen for a series. You see all these remodel shows and they like you said kiss and apply lipstick. They are just wanting to have a pretty Kodak moment for the TV. Looking forward to your build.

Keep track of your time doing the remodeling, in other words, how much would you charge a client for this remodel. Not just the costs involved. Might give us a better context of pricing and dollars spent.
That's a good idea. Then if you plan to be your own prime contractor and handle all the subcontracting and/or do any of the work yourself, it's easy enough to just subtract that cost. I hope he breaks it down for us.
Hey Matt you mention on a "middle class budget". With a middle class budget we can afford a remodel once every several years. How do you decide what to do first? Floors vs painting walls? Kitchen vs bathroom?
I think this approach of presenting an entire project is a great idea. Yes, it morphed from moderate budget to high budget, but that's the real world. Let's see how it develops. The front facade is much improved, but with that in-your-face garage I suggest cosying up the entrance as much as possible; posts, railings, planters; anything to say this is the entrance, not just the dark void beside the garage.
I bet Matt will show what all these wild renovations would cost and tone it down to meet the budget; as the renovation TV shows should do. Otherwise I’m jumping into MeetKevins rescue boat! Love the channel Matt.

At the beginning of the video I saw that original entrance and said that needs some work, it needs to draw my attention/focus quickly. The proposed plan left me searching-where is the entrance? That nook next to the front on the right hand side is terrible. At first look is it confusing as to whether it is another entrance. It looks like a framing mistake. There needs to be more than a single door. The proportions aren't right. That tree in the center needs to be removed to show the grandeur of the new house, otherwise the house has to be viewed from a west viewpoint or an east viewpoint but never appreciating the complete house.

I lived in Austin's Quail Creek neighborhood from 1970-1974. Bill Milburn built the more down-market homes while NPC built the upscale properties. There was a third area builder putting up homes in Quail Creek, but I don't recall the name. With immediate proximity to Lanier High School, the Milburn homes - all entry level - were priced at $25-30K, and NPC's homes were in the $32-45K range. I shook my head when you revealed how much you paid for this place. I left Austin in '79, but would now like to retire there; but with home prices and property taxes having shot way up, I'm priced out of every area of town where I'd consider living. Like they're beginning to say, for affordability there's Waco and Abilene to consider - and they're both "just up the road".
end of last year, I had my plumbing completely replaced and remodeled and reconfigured a a 6x9 bathroom. From watching shows like Flip or Flop I thought I could get re plumbed with Pex for aprox $3,000 and hopefully the bath for about $8000. I accomplished both, through a plumbing Contractor that lives down the street, Im very happy with the outcome, and no more orangish water from old Galvanized pipe. I did a builder grade bath, with a nice looking marble looking tile floor
Wow... The budget quadrupled in about 3 minutes. A totally unrealistic thing there - and exactly what happens in reality!

I'm a teacher for Civil Engineering and Architecture, and this will be an amazing series to follow with my high school students! I was in the home building industry for 15 years and have seen good and bad stuff from all budgets. You do amazing work, and love to see that people still care about quality products that are meant to last! A suggestion might be to point out builder grade vs. middle vs. high-end costs for each phase? Thank you for being a "Producer" and giving back your knowledge! Also, I probably wouldn't classify what your about to do to the home as budget friendly. I agree with others that this really shouldn't be a "Middle Class" home/remodel. Do what works for your budget and market, but don't classify it! Have fun with, and show what could be done! That's what makes building FUN!

100k renovation loan under fund control is bumping your head on the upper limit of Middle America. most will not know how or want to deal with FC and just refinance.
Love the channel, and loved the idea for the new series, but like others have said you lost me in the middle. I'm not too caught up in the amount of money, as that will vary by location, but everything you laid down in the first part of the video went out the window in the second half. Maybe this would actually be a good call-out as a pitfall for those looking to invest and remodel. There are some things you need to do, and some things you don't. The architect, while I appreciate his trade, basically sold you a new house's worth of work. I still like the idea of the series, but I'd suggest you change it from "middle class American budget" to simply "Matt's Remodel."

This reminds me why I don't read comments, nor do I usually comment. As an owner of a crappy 70's home and a DIY'er, I found this video extremely informative and reinforces some of the decisions I have made. Markets are markets and the same house in Santa Clara CA would be $1mil and the same house in my town would be $300k. Assuming one wanted to do everything at once and have it done by professionals, it isn't going to be $10k.
As a DIY'er, there are a few things I intend to hire an architect, engineer and/or even a contractor.

I'm not sure why Kevin was surprised. Matt makes a living selling over-priced, over-engineered building products to people with too much money. He's not the person you want managing a reno budget.
Just taking care of the exterior, updating kitchen and mechanicals could eat 75k in a second. Forget anything else or at least triple your budget .

If you are going to redo trusses and roof pitch anyways, you should reinforce the ceiling of the garage and make the roof a walkout patio/deck where there is enough room to put out an umbrella/awning and sit and read a book under that oak. It's not like you have snow down there and can't make a flat roof water/ice proof. Since you are redoing the entryway roof, enclose the space underneath and make it a proper foyer. Make the old master bedroom the living/dining room (knockout some walls) and the corner window can now be a popout bay, floor to ceiling, garden window/enclosure. You have plenty of room to put the master bedroom second story to the right of the stairs and extend the plumbing from the current bathroom straight upwards. The house needs closet space desperately too.
HVAC, I’d go with multi-zone ductless mini-splits. Removes the issue of ducts in a hot attic, and much easier to air seal.
Nope. Ducts are a pain, but mini’s are overpriced.

Then it turned into a very typical "with an unlimited budget look what we can do" video. Still a great video, just a little out of the budget for us normies. Keep up the great work Matt! 21:28 I wouldn't spring for the cost of re-working the stairs, but it would be well worth the cost to get rid of that hideous balustrade that can't decide if it's a half-wall or a Brady-Bunch-style railing. Yuk! Just a normal wood or metal railing, or even a well-done half wall would be a huge improvement over that Watergate-era mess.
The new staircase layout is weird and ruins the living room, plus it puts the bottom of the staircase farther from an exterior door.
There's a damn good reason most staircases end right next to the front or back door! In case of fire, you want to get out easily and firefighters dont want to walk through the whole house to go upstairs.

Look forward to the series Matt. I see a lot of gripe in the comments about the cost. Understand that house in much of the country could easily go for $100-150k. It would be best to do a cost comparison from different cities and break it down into %. Material costs should be nearly the same anywhere, but labor costs will be dramatically different. I suggest you check with builders/remodelers in Wheeling, Toledo, LA, Lincoln, Little Rock, Boston, etc. Maybe ask loyal viewers to give back of the envelope estimates from their hometown.

If people would just build small say 1000 - 1500 sf. then they could afford quality, and we would have houses 50 years old that were still in good shape.
Non-kitchen and bath areas cost pennies to build, but you pay the full price per sq ft on them. There is no incentive for most builders to build usable, smaller layouts. Easier to add 500 sq ft of hallways and foyers and get 50-100 bucks for each foot.

my house was built in 1978 as a model home. I always said, "it's got good bones"- and I was so wrong, when my siding was replaced. We discovered that the horizontal 2X4 that supported the upstairs MBR, had holes cut in to fit the plumbing ventilation pipes!! I couldn't believe it... So, now I say that my house bones have osteoporosis!!! Fixing it one project at a time...
Is that 75-100k of market rate, or your rate. To the comments that a budget friendly reno... just look at your base costs of home purchase. Each market is different. Some are VERY expensive for a comp than another town/city.
NM, watched rest of video. A bit misleading to call it REAL, when you're talking about months of remodel and rework spaces. Excited for how it comes out, but it's much less of a buy, fix up and move-in.
That is definitely true, but just because the market is more expensive, doesn't mean it's middle class. I would imagine a house with a base cost of $445,000 and a $100,000+ remodel cost is out of the price range of the vast majority of the middle class, even if it's the correct price range for the market it's in. Still a fun project to watch on youtube though.
@@marcsmith2708 I live in Seattle and prices are crazy. Two kids and we are making ends meet, barely with two good incomes and having bought our house at the bottom of the market 9 years ago! Don't know how folks do it now with a small to modest house costing double to triple what we paid
