    Oh my goodness! Thank you for simplifying what a deed is. A receipt!!! I will never forget what it is now and what it does....it is an evidence of transfer (of ownership (title). 👍👌👏‼️🙄😃

    I come from Chile, South America and I've been living in the United States 2 years. When I arrived here I didn't speak any English, so I had to learn it.... Can you imagine how difficult it is for me to learn the real estate language if I am still learning English? Well, you have been helping me a lot with your videos... Thank you so so much!! I'm two days away for taking my real estate exam in California and I am calm and confident for it. Million thanks for your videos and your help!

    According to my Real Estate book hypothecation is defined as a pledge of proerty to the lender without giving up possession

    Having them read all the question and answers before giving the answers was perfect. Especially when you defined everything first then went back to answer with confidence. That was great! Do more that way.

    Hypothication and estimate of value? That is totally different than my understanding. I believe it is when something other than the parcel in question is pledged as collateral to secure the loan on that parcel as additional security for the lender.

    you should use the PITT instead of TTIP. Possession, Interest, Time, Title. for Joint Tenancy

    I passed the California exam on the first try thanks you so much Joe!!! You videos are perfect and I was completely prepared because of them. I was having such a difficult time using a different program and had I relied on that I KNOW I wouldn't have done as well and likely would not have passed on my first try. Your webinars make it easy to understand these concepts and most importantly made it easy to remember them. I highly recommend his program prep-agent it was worth every penny!!!! Thank you!       +Nayelli Granados I studied 1-2 hours a day and on weeks when I couldn't study during the work week I studied about 6hrs+ on my days off. I treated it like a second job. It was worth it because I passed on my first try and using Joes program made it feel super easy.

    Hello Joe! Your webinars are great! They've helped me tremendously, however I have a question about when things are due. For example, how many days do you have to turn in an Escrow check and or Trust accounts? I'm confused about bank days and etc...Also, for Property Managers how long do they have to keep records of past tenants and do Property Managers need a RE license in Oregon? Thanks in advanced!

    I've been watching a lot of your videos and I'm taking my state exam this March31st! Hope I pass! Oh and also, I wish all your questions are more situational, than terminologies. Because I know when it comes to the real examination, every question and every answer is trick-they will test your knowledge. Yours is more like, keywords-which I know is right too. But I just wish its more situations. Thanks! Listening to all your videos!

    Been listening to your videos while at work... the school I went to didn't teach me everything or has very old material as questions that were on the test were never addressed in class. I bought a book off Amazon, studying that and listening to you... taking my exam for the 4th time this Friday. fingers crossed

    Love it! So what if a house is worth 700k and the lien (mortgage) is $70k, can it be transferred with a quitclaim deed? And who will be in charge of the mortgage lien?

    Thank you so much for your help! I'm on the flex path since I'm currently a leasing agent, so anywhere I can go beyond the book is important for me. I've taken a separate math program, I've done my 15 hour balance at the school a little at a time, but most of my studying has been through the book and personal experiences.

    Nevada state test has a few RESPA questions and if it's the responsibility of the lender or the realtor to get the info to the buyer.

    The definition of Hypothecation in my Principles & Practice book is "To pledge property as a security for an obligation or loan without giving up possession of it". I can't find Joe's definition anywhere in the web.

    love your videos so helpful. question I'm so familiar with 95 to 98 % of the info math excluded haha. I can finish our instructors sentences answer all the questions during ur videos correct bf your student but....I'm bombing my "end-grades" they are geared to trick you not to see how much you know. it's sooo super discouraging!! my reading comp. is not the greatest I'm sure that's my issue. I'm doing written definitions, flash cards, ur videos , our class audio cds, I read 3/4 the book bf class even started. I'm taking notes in color. Any other advice? thx Heather from NC

      Oh an I'm careful not to take in wrong Info so when I study my wrong in grades that I have screen shots of I only read the question and the highlighted green correct answer.

    I remember the difference of tenancy in common and joint tenancy by tenancy in common they share the same blood line. So it passes to their Heirs.

    Hello, for the first question I still don't quite understand why the answer is not "severalty" if severalty mean only one owner, which will also mean no survivorship or any divided interest, right? please explain..

      +Jennifer Asis If you own it in severalty there is no one for you to survive it to. In severalty you can will your property to whomever you want because you own it in fee simple..Im taking the test today but I think that is the answer to your question

    If three people share Joint Tenancy and one dies or goes away then the OTHER TWO would have the right to survivorship, i.e. inherit the third person's interest in the property. ..so it makes no sense to me why a third new person would come in as a Tenant in Common... That doesn't follow the logic of the question at all.
