Property agents are working for developers and they can't say it's bad when they are marketing the project. That's why it is important for buyers to be savvy to choose the right project :)

just a fyi, 'no sale licence" does not mean that the developer cannot sell the condo units. rather it means that the developer cannot sell any of the units BEFORE TOP. This is to protect the buyers from a developer that has flouted some building regulations in the past. Thanks for sharing your analysis on all the new launches. Very interesting and useful. When it's RCR you can not Simply depends on MRT.. VIA BUS OR CAR it's still easy to commute... If You compare PR8 AND this NP Which one do you think is Fair Deal? Both if Will Be selling around 17xx?!. just Because Integrated will you say PR8 IS GOOD BUY because it's On MRT?!

Actually I don’t agree with most of the things you said, I used to live at the old Normanton Park for a few years during mid 2000, i don’t drive, and traveling to other places was never a problem, bus stop literally just outside the property, so it doesn’t mean that a property which is not near MRT will be a lousy property to invest, the only thing i agreed with you was that the developer’s poor track record.
You made a comment that 5 room and terrace houses in condos do not buy. So in your opinion, for own stay, anything from 2 bedroom to 4 bedroom is OK to buy?
Fyi, for Queens peak overall quantum is too high. Lousy and squeezy interior layout, looks like a Dbss, no condo feel. Worst, units facing mrt are difficult to sell. Damn noises and dusty. Even for rental, I would not be in the right mind to rent a place like this as there are many more units to rent in Queenstown estate.
Developer business perspective, if I can enbloc at a good price and build 3 times more than the current number of units, I will make money then I will enbloc. 💰💰💰

Chloe (self proclaimed investing/option guru) also stay Normanton Park. He got Normanton Park 2bd room unit (bought in 2021) and recently bought a landed at casuarina road from another clown Resh. Used to be renting landed, suddenly can afford to buy one. I realized this group of clowns (life educator, sean seah, chloe, resh, max koh, etc) tend to hang together
You mean all condo located more than 1km away from mrt does not have a good scoring for exit strategy? Didn’t know the future buyer are so poor and not able to own a car...

Owner price it so low to get rid of it but nobody really want to buy. Penrose, people rush to buy, units are mostly sold out during the 1st few days, it’s not good for investors. A good project, don’t sell all units within such a short span of time, instead it takes progressive stages to sell. Than investors who invest early will earn the profit when it comes to TOP.”)

Also, Normanton Parks has got high social status & its rich history. It is also located around British colonial black and white bungalows which spread from Kent ridges to portsdown road and Dempsey hill. Unlike most condo nowadays, that does not have any history and some even feels like an EC or DBSS. It goes to say “be an upgrader, be a condo dwellers”, don’t think or expect like a HDB dwellers anymore.”)
The 2br at SUO is 2b1b not 2b2b. 1 more toilet usually cost $150k more. 2b2b is a better choice. Penrose pricing is the best for 2020 new launch that is within 500m from MRT. Hope this helps :)
@@savvyericchiew wow.. that's very costly for 1 more toilet. But it's not worth in terms of maximize space utilisation. For instances, older type of hdb flats, some only have 1 wc & 1 shower area which equates to 1 bath. Cost less & have a bigger living space.
Mass units condo ..... Disadvantages : Not exclusive at all, Feels like hdb, fierce resale & rental competition. Facilities fight. Advantage : more to share the monthly maintenance fees

MRT ≠ Good Exit Strategy. There are areas without MRT with high demand. :)
