So we had a 30x40 building installed the other day and it has roll up doors.. I just noticed that there’s a significant gap at the top between the door frame and the roll up doors. Is there supposed to be something in between the garage door and the frame?

This is very standard Lee! Roll Up Doors due to the nature of the door need to roll up/down into a barrel above. There needs to be space above the door for that barrel when it is fully open. We add a header seal above the door to help with this.

So I have a new garage 15' wide x 30' long x 12' high with standard roof 3.12 pitch. It has a 12' wide x 10' tall roller door with chain. So what do you recommend for a garage door opener?

This can depend on the door brand, but I would say Liftmasters are always good. We have also seen the 'Dominator EasyRoller' used previously. Best of luck on this!

Great question! Roll-up doors and overhead doors can be rated for winds that you require.
Keep in mind, most companies offer non-wind rated roll-up doors standard.

You can definitely turn your metal garage frame into a living space! You would need to look into requirements of making sure it is built to code for that. Barndos are becoming increasingly popular in certain areas. i would look into pricing for those in your area to see the ROI on that project for you (:

The price difference could be due to overhead door openers have a higher demand due to residential homes. Roll Up Door openers are less common.

For overhead door openers, yes. Very common. For roll-up doors, it can vary but it’s challenging depending the brand.

Another video where the guy is explaining things, and the woman next to him is repeating all of his words, about a half second later. He starts to say “cost effective”, and she jumps in. He starts to say “color”, and she jumps in and says ‘color”. She is constantly finishing his sentences. Why?? Do you have any idea how annoying that is to listen to?
