      It's funny, I've used to teach business education to high school students and they barely pay attention because they are thinking I don't need credit and I'm not buying a house right now. However, when they get in their 20s and they contact me -they are like Mrs. Hill I should have been paying attention. That saying "when the student is ready the teacher will appear" is very true, when things become relevant people start paying attention. But hopefully some of what I taught stuck with those 14-18 year olds.

    I had a comment thread but it disappeared. None the less I came back to correct what I found out in regards to my being self employed to say there are loans that can still help someone like myself. If this gets taken down then at least I know you have my apologies for freaking out after watching this video and being straightened out about how as a 1099 NEC worker my tax return net income would be viewed and I work nights and was tired, not thinking straight and have been so stressed so it just wasn't a good time for me. I feel better now I read there is hope. Not sure if you can still help with that sort of loan Shaheedah should I make my move to GA, but I do still trust you as I know you have the heart of a teacher and I love and have learned from all of your videos. Thank you

      Thank you for watching, for self employed buyers they also have bank statement loans where they look primarily at your credit and bank statements for approval. The only issue with that is you will need a larger down payment, like 10-20%, high credit score and the interest rate is usually higher. No apologies needed, I get it.

      @@ShaheedahHill Yes that is correct but still doable. and No MI in most cases so it may even out a bit on that little higher interest rate. I can't help I've been Self employed in the same industry pretty much since 1988 and receiving a 1099 from the same company since 2005. I 've been saving all I can but this sudden news to move now threw me for a bad spell. My mom is receiving cancer treatment here in FL and I wasn't prepared just yet to move until at least middle of this year and so wanted to move out of state but now considering that possibility just for cost saving factors and not wanting to be homeless. Rents are crazy worse at this point of time. Anyway thanks again and should I find I can move to GA like I have wanted for many years now I will be calling you.

    How do you pre-approve someone who is retired?
    For example, credit score 785, annual income from 401k around $60k, net worth $3 million, own a home with mortgage paid off.

      Ask you lender to verfiy about unfiled taxes. I have not closed a loan with a client with unfiled past taxes. Current year maybe, past years no. Because if you owe that would be a debt and often they make you pay that off first.

      It is really difficult to get a home with poor credit, especially right now. I really recommend you improve your credit score and pay off debt to get the best mortgage terms. They do have some lenders that will lend to you with bad credit and the terms are typically bad as well and you will pay more in interest. I really want to do videos about how to make the best decisions when buying your first house.

      Yes, but for now - reserve requirements vary by lender. For example there is no reserve requirement for FHA loans but if there is a low credit score or high dti the lender may require you to have 1-2 month of the mortgage payment in savings at closing. Conventional loans will vary as well 0-6 months of mortgage payments saved.

      Yes, but for now - there are mortgage brokers and mortgage bankers. Mortgage brokers shop around different lenders and find you the best loan. Mortgage lenders lend directly. You should always get at least 3 quotes to see who if giving you the best deal.

    I Love ur videos Very informative BUT how are you going to do a video about pre-qualification and NOT mention Bankruptcies?????? A lot of people have filed Bankruptcy and they need to know the time frame from the date of "DISCHARGE" that will qualify or disqualify them. This was my issue 10yrs ago I've already owned 2 homes

      If you are not on lease, some lenders will accept a letter from the lessee verifying on-time payment history. Make sure you have record of all your payments. This is a good question to ask the lender prior to pre-approval.

    So are you saying multiple credit pull for pre-approval will drop credit every time. I thought there was a 14 day period for credit pull that would only drop credit once.

    So I heard that mortgage doesn't go off of general credit karma scores how can I obtain the mortgage credit score before even applying to be pre-approved? I feel that's what is holding up my attempt. I have had such a rough time over these past few years and I'm approaching the end of my 7 years from filing bankruptcy.

      I recommend you start with a lender your agent recommends but you are ready to buy you should get a total of 3 pre-approvals - one from your agents recommendation, your current lender or credit union, and one on-line or mortgage broker.     What is the difference between Prequalification , qualification, and an approval letter from a lender?

      She explained that in the video but typically the main difference is a pre-qualification does not include the lender collecting documents -W2s, check stubs, bank statements, etc. Pre-approvals usually require that to be submitted.

    Speaking on employment history of two years, my wife has had the same job for 7 years but my last two years has been 1 1/2 years with a company and my current job is 6 months. Will this hinder our approval in itself?

      It will depend on your income, debt and credit. Calculate your debt to income ratio and you should have a good idea of what you would qualify for.

      The 2nd house would be considered an investment property so there is typically a higher down payment required 15-20%, the loan would be conventional since it would not be owner occupied. Usually banks only allow one property you own to be considered owner occupied. Also, they usually like to see at least 6 months of your primary mortgage payment on reserve(saved).

      I say do the pre-approval becuase if you don't get approved or if the terms are not favorable you will still know where you stand. Then you can have a plan to move forward.

      There is not a typically a certain amount of days but if the money is not there by the time you go to underwrinting you will likely have to explain where you are getting the funds.

      It really depends by lender and how long you have been doing it and if there are long breaks in between jobs.

    If you have a “discharged Chapter 7” and the discharge date is 2 months shy of the actual discharge date two years, ago 8-13-18. Do I have to wait until 8-13-2020, to submit paperwork for a pre approval?? I found a home but the home builders won’t wait until August! I don’t want to lose the home by waiting as there are only 3 homes left. I’m ready to submit paperwork now.

      You are likely going to need to get the credit score up, I don't know of lender doing mortgages with that credit score. You may be able to find one but the terms of the loan will likely not be favorable. Work on getting you credit score up it will be better in the long run.

      Yes, but you cannot use their income to qualify - only the spouse on the applications income will be used.

    This was so so so informative! Thank you so much for the content! I was wondering what you consider a good credit score to be. I am looking into buying with two family members. I have a 770 credit score, one family member has a 661, and the other has a 643. (I now know banks look at the lowest credit score) Would a 643 be eligible for a lower interest rate on an FHA loan? I appreciate you taking the time out to answer these questions :)))

      Hi, some lenders will not loan even with FHA lower than 660 or 680 now. Lenders can set their own guidelines so when you are looking for a lender see what their minimum credit score is. It would be beneficial to every ones credit score up to above 700s to get the best rates. However, rates are low now so if it is going to take them a long time to get it up you may want to try to qualify where you are. Get approved to see where you stand, you may not need all three to qualify for the home you want and the lender can also tell you what they can do to get their scores up. Thank you for watching!

    If my last two tax returns have my soon to be ex husbands info will that effect me adversely? I'll be just getting out of school and starting a new job when I plan to apply.

      They will look at your tax returns and your current income so if you income has decreased as a result of the pending divorce you may qualify for less. But it shouldn't stop your individual chances of getting approved.

Down payment assistance programs/Closing Costs/Amount of money to have saved for the house price/Checking and savings account requirements during pre-approval and closing (unexplained deposits/withdrawals)/Job requirements to qualify for loan (how long to be in job, will multiple jobs assist in qualifications)/DPA programs are specific to states, but what about other mortgage types i.e.HomeReady mortgage/Pre-approval process and high DTI/Can retirement loans be used for down payment and will those monthly loan payments count towards DTI/Credit scores were discussed in this video - elaborate on which median FICO score - FICO mortgage score or FICO score 8 or 9/PMI and property taxes when mortgage loan is financed at 100%

    My student loan is 149 monthly with a total of 18000 owed. Loan in good standing. Making 59000 yearly. Dti ratio is under 36%. Trying to buy home for 212000. Credit score 590 and trending up

    OUTSTANDING VIDEO. I'm a relatively new listing agent and helped my sister sell her house and then buy. We were both shocked that they used her student loans to disqualify her when buying. Her credit is exceptional, DAMN NEAR 800, and we were blown away by how challenging it was to close on the purchase all because of the DTI using the student loans.

      @@ShaheedahHill Quick Update: We we’re told we had to pay off the collections we had. Mines total $1700 (this is in a DMP and I’ll be done in 3 months) and he had a medical debt for $800. I guess the rules down here in South Georgia a little different on the collections less than $2000 because they requiring us to pay ours. Anywho thanks again for the great content!

    Would 401k deductions deduce the amount of income considered when calculating the approval? For a few years now I’ve been putting 30% of my paycheck towards my 401k and on my pay stub it’s shown as a deduction. Should I reduce that amount that way it’s not shown as such a big chunk of money being deducted from my pay check each month? Hope this isn’t too random of a question but thanks.

      No, lenders look at gross pay so it shouldn't impact you since you can always change your contribution. Ask you lender prior to pre-approval how that may impact you.

    For soft pull do I need to submit documents? I'm applying through a lender right now and they confirmed it will be a soft pull but I'm confused why I have to submit all the required documents i.e. w2, paystubs, etc

      I always recommend buyers to get at least 3 mortgage quotes- each lender has different fees and mortgage programs, you should also talk to them prior to the application to see if they are willing to advise you and explain the mortgage process. Also, seek referrals from friends, family and your Realtor.

      @@nb0724 If you have a good idea of your credit, income, etc. They should be able to tell you what programs would be best and what interest rates are right now. My clients with good credit are getting rates between 2.75-3.25.

    I bought a house when I was 20 as a 1st time homebuyer. Now I’m 27 and married. Will we be able to apply for the 1st time homebuyer loan since my wife hasn’t taken a home loan?
