What a $400,000 House in Tokyo Japan will Get You

    This is a Japanese Home Tour of a $400,000 house in Tokyo. This 60,000,000 JPY House tour is pre-renovation so it may look a bit rough. It's a 160 square meters, 44 year old, 4LDK house with 2 garages and a backyard sitting on 181 square meters of land. So in Japan, housing properties are evaluated based on the land value plus the building value. In Tokyo, the average land value is about 1.2M yen 8110 USD per square meter, while in this area, on the outskirts, it averages about 330,000 yen / 2230 USD per square meters, which would value this house’s land at around 400,000 dollars. But since this house was built in 1980, has been poorly maintained, left un-renovated with no one living here for 3 years, the house value in Japan is considered close to zero. Therefore, a total valuation of 400,000 USD. This Tokyo house is a 12 minute walk away from Komae train station, which has many shops and cool restaurants and of course a supermarket. Also, about a 20 mins train ride from Shinjuku station, this area has a down to earth relaxing vibe and my favorite 3 breweries in the area with one just across the street.

    Someone’s ready to move to the burbs, right Paolo? With Japan’s ultra low interest rates , acquiring this type of house is extremely affordable. Put $80-$100k of renovations and you have a great property! Can you do a video post renovation please?

    It looks like a very nice layout; the long garage looks better as storage space than a car park. Improving the lighting, refresh the bathrooms, add more closets. Of course insulation!

    When Paolo first entered the house and it showed the stairs, all I was thinking about was Kayako when she came out in the corner, coming down the stairs. It still looks good to live in though. Hope you update us once the renovation is done!

    that garden seriously has huge potential.
    perfect spot for weekend barbeques.
    the only thing the house needs with the renovation is a full upstairs bathroom area.
    lovely house nevertheless.

    I love tatami mats! I think they should keep all the tatami rooms and a little bit of the vintage wall paper and furniture, but discard the flooring in the bathroom. The bathrooms and kitchen do need some work for sure.
    Though I feel like it would be nice if it was an actual home instead of the Airbnb.

    160 sq meters of uninsulated freezing bubble era splendor. I felt a chill up my back as you entered the front door. Some of these houses are colder inside than outside. I could easily see myself dumping a ton of $ into that place but it has the potential of being a very nice place. 2 garages in tokyo is awesome

    Paolo: I would like to see a vid on how Japanese approach investing or finanical literacy in general. From various cohorts (GenZ, Millennials, GenX and Boomers.) Do they invest in the Nikkei (stock market), are they buy/hold or trading, do they own rental property, crypto, etc. Cheers.

    Compared to many places I have lived in America, this place needs a small amount of TLC, but overall pretty good condition to move in. Of course you would want to have an inspection of the electrical and water prior. Great video sir, keep them coming.

    That’s a really good price. In Prague where i’m from, a comparable house would cost easily twice that much, 3x if it was brand new. At the same time the average wage here is half of what people make in Japan

    I am very interested to see how the renovation goes and since I'm planning a trip to Japan in the future, maybe I could stay there when it's converted to an Air B&B.
    If I were to live there, I would absolutely keep the second garage as food storage space.

    Honestly, this place looks pretty big and in line with what I would expect to pay for something this size outside of Boston, maybe even cheaper. I always hear how expensive Tokyo housing is, so that caught me off guard. Maybe my dream of retiring in Japan can remain alive.

    Those plastic toy figures in the cabinet in America were release4d in the early 80's and were branded Muscle Men.I had a full grocery bag of them at one point. I noticed some that looked to be Japan specvific and would sell really fast to US collectors if listed individually.

    I´d love to see the result of the make over. This house has a lot of potential. The kitchen area needed to be renovated in a more modern style, the toilet area maybe widened if possible with the walls. Also you could add a desk area at the of the broken looking wardrobes in the first Tatami rooms. Lots of ideas...

    I've always heard homes get torn down, which has always kind of baffled me. I can imagine the electric supply needing upgrades and wonder about insulation/mold, but I wouldn't have the slightest problem living there as is. It's close to the train station and very nice, aside from the stairs and that one room.

    If what you said about land value is correct, and the house has no structual damage from moisture/rain then this is a absolute steal. I would probably remove most or all of the furniture, install AC everywhere, replace the electrics, install a new kitchen and refinish the worn surfaces. After that, move in and maintain as needed: Paint, gardening, etc.

    Love this type of video!
    I would definitely keep one or two of these traditional rooms, as well as this old atmosphere. I am interested in what may grows in this garden during spring 😮 but looking at your friend's website, I am not concerned about how he will renovate this house!
    It is amazing that the building is "worthless" in Japan. In my opinion somebody can totally live in there

    Some significant potential for renovations. The budget for knocking the old building down could be put to some sympathetic renovations. Just changing out the colour of the wood would go a long-way. Modernising the kitchen, toilets and flooring would make this place very desirable.

    I live near Oxford Uk where house the size and style (detached) would be found in outer areas of Oxford b around 1.5 million Sterling 285 million yen or 1.9 million US dollar. In central London triple this price.

    The issue is that in japan, the secondary market is not well developed. In the two (not concurrent) places that I bought in Tokyo had houses on them. Both times, we had the previous owners tear down the houses and clear the land. You know but not a lot of people know that there is an earthquake about the pace of at least one a month. Now not all are disasters that make the international news, but seismic plat show that they occur often. We visited Japan for a month, in my Tokyo house (we keep the property) in Japan so we needn't need a hotel to stat in, we just go home. There are relatives living there while we living in the US.There are also limits of what can legally be built on the plot of land. There are several things that determine what can be built. Number one is kenpei ritsu (how much of the land can ne coved by the house and parking area and youseki rithsu that detrmines how much floor space you can have with all the floors combined. Next how large a shadow you place on the north side of your house casts on the neighboring properties. Both our properties have had streets on thew North side of our house, so the shadow is on the road. Also, popular at the time was nisetai jyutaku where two families live there. The second house, my Japanese wife and I bought and had built for us with the idea of having her parents live in the same house, with two separate doors. We also buitl a three story house, My in-laws lived on the first floor and we lived on the second and third floors.
    Having bought and sold a house and property then bought the second house and property, but kept the last one. My wife is the eldest of four daughters and being the husband makes me the "chonan" of the family even though one of my bothers-in-law is bit older than me. We also make the house where a nother kitchen could easily be made on the thrid floor, in other words the utilities (water, gas) the electricity is already separated wutg a breaker bos on each floor. So that one of my sisters-in-law could live there.
    There is a lot of reclaimed land in Japan, We did not buy on umitatechi and both places we took multiple core samples. Somehow, well searching records there was another house built and the builder had to make 5 supports way under the house to support a three story house. He showed it the original house floor that was still there. In fact our side has been removed but few of our neighbors' still have a wooden floor underneath their houses. It appears that the original house was torn down, but then they covered over with dirt and some of the house and tuned the land into sort of a farm. Then built it up further and built houses I.e they (who, I don't know) hid it. If you know, you cannot put wood either touching ground or underground it is a termite feeding ground and make the earth weak. But after the core samples were done, and we had the engineers remove the wood that was buried, the engineers had determined that there were no termite nests under gound. I would not remobed the house, I would tear it down and wpi;d go deep and rebuild the house. Or sell as is abd gave the next owner know they should get a core samples. I don't know much more about the house, but it could have hidden dangers and the bank woild also tell you, because the bank would want to know that a house won't collapse so they will investigate. You'be got to unserstand the history of the land and know that Edo castle used to be near the coast and sand was considered to be a good way to filil up the gound.
    Investigate many structures collapsed during and after the bif Hanshin earthquake which hit Kobe. Sand had been used a lot and with shaking water incursion, the sand gets liquified. Then there was a documentary about Sendai and the tidal wave and how far inland it had occurred in the past and there was a warning that nothing should be built that point and ocean, which wasn't that far away at the time. The Kansai airport is buld on reclaimed land.

    To be honest I'd leave it as is and just upgrade to modern appliances. Then add a little "Spice" to the current setup, like new doors, Lighting, plus add ambient dark lighting behind the wooden planks. Japan is known for cooking so add a fully modern kitchen with a Nordic themed setup. PLANTS needed Aswell.
