    Another thing to consider re:off-grid living is your health. Being relatively close to a comprehensive trauma center or hospital is worth considering. Most off-grid situations will require you to invest heavily in emergency medical supplies & training, or have hired staff with those skill sets, especially if you are going to be doing the development on your own using power tools & machinery. The ability of an ambulance or helicopter to access your location is important.

    I think you have addressed these things in the past but I will add it here - insurable access, water and mineral rights are three things I would add to the list when checking out off-grid properties. Keep up the good work!

    It strikes me that, when talking about energy for Off-Grid areas (in the USA or Europe), they always refer to solar energy or propane tanks.
    Wind energy is a very good alternative. It is not necessary to have a huge mill in the middle of a mountain. A small one is enough (Look at the sailing ships in any port that use mills that are hardly seen). Also, it doesn't have to be a typical mill with blades. It can be a mill with vertical blades that rotate around the mast, not in front of the mast.
    The rest is exactly the same as solar energy, which is stored in batteries and that's it.
    A wind power generator, for a property in the mountains, does not need wind speeds greater than 7 miles per hour. With this, you don't need sun, just a moderate breeze.

    Make sure property boundaries are thoroughly and legally established and filed at the county office. Do not assume a fence line is a correct property line. Have the property boundary surveyed, including POL markers set anywhere there may be boundary disputes. It’s expensive, but it’s cheaper than hiring a legal team to defend your boundary after purchase.

    Considered that ten acre deal near Florence but it’s just a small non-foundation cabin so you’d have to build a house for big time resale value. Upside is 280 fruit trees surrounded by deer fence.

    Make sure you have a road to your property, don't expect to be able to park on someone else's land and walk in. Alot of land being sold right now is land locked.

    Sorry if you've already addressed this in other videos - can you talk a bit about the process of having a house built on an off grid or "deep in the woods" style property. Specifically, how much premium do the construction companies charge just because of the difficulty getting to the site? Do the crews bring RV's to stay overnights? Is it cheaper in total for construction materials or odd sized items (hottubs,sheds, etc) be brought in with a helicopter (hugely expensive but only 15mins vs hours and hours on trucks). In general, what are the oddities of building on property like this?

      This is what I have been thinking about the helicopter. Build a house/structures in town and have a a sky crane or Chinook fly it in, perhaps in sections. Sea containers with supplies as well. Just gotta prep the area/foundation, clear a LZ and set up a camp area until its complete which should not take long because most of it has been built prior. I would love to have a nice place in the middle of no where with no roads with-in 50 to100 miles and accessible by horse, foot, boat, snow mobile, skydive or dirt bike only.

      Not all problems you can just throw money at. You will probably have to choose between luxury house and off-grid cabin. There's plenty of luxury mountain houses in California, and Oregon. Would probably be more your style.

    I like the romantic notion of living off the grid but reality bites. You have to be independent, no regular medical treatments/follow-ups, hardened, Macgyver-like, early riser, ok with growing vegetables or eating canned and powdered foods, handy with tools, own lots of tools and backup tools, welders, tractor, snow plow, truck, utility trailer, wood splitter, boiler, etc. You might not be wired for it if you need relaxation, socialization, regular fresh foods, eating out, smartphones, the internet, and streaming videos.

    I was hoping Starlink was the answer for rural living but not so sure now after reading up on geomagnetic storms. For anyone interested, a quick Google opens eyes. These storms are tied to solar cycles which are common and are expected to worsen in the next few years. Our Sun started a new 11 year solar cycle in 2019 which peaks in 2025. Experts expect many more satellites destroyed in the next few years. Apparently the 40 lost Starlink satellites were newly launched, in lower orbit, and at higher risk for atmosphere drag. Not sure how the risks relate when they are in normal orbit but Starlink satellites orbit relatively close to earth for reduced data latency. Worst case this could be a bummer for home buyers hoping to work from rural, mountainous, or generally poor infrastructure areas like Montana.

    We’re sitting on the sidelines with cash waiting for the MT market to correct. Raising rates and the Fed stopping MBS purchases gonna pop that bubble. Raising rates…quells demand…subsequently increases supply…and finally lowers prices. Econ 101

      As a longtime MT resident I think you are being naive & unrealistic. The hottest markets in MT will not be going down any time soon due to limited availablility in those areas. Bozeman, Billings, Missoula, Whitefish have all been spendy for years. We sat in a flipper we rehabbed & looked for YEARS before finally getting lucky a couple months ago. Sure there will be stuff available but the prices will not fall as low as you may think. Bozeman, Missoula and Whitefish are all ski towns....... have Vail, Park City, Telluride, Aspen gotten any mor affordable in the last 30 years?

      @Jeff - Yep, the housing market has always been cyclical. It's best to not follow the herd.
      @Red Rider - on the other hand, that's what many asset gatherers like to say even though the Nasdaq 100 is down 17.3%, Russell 2000 is down 19.6%, and Cathy Wood's ARKK innovation is down 58.6%.

      @@kdub1666 I agree. How quickly people forget market cycles and fundamentals. These are the same folks who took lines of credit out on their houses in 2008 thinking the market would go up forever, and ultimately lost their a$$ & walked away. The pain is coming. MT is not impervious from that pain

      @@montuckypaddler4318 neither naive or unrealistic. I’m not sure you read one word of what I said. You think MT is immune to a downturn in real estate? Mortgage rates go up, demand goes down, and with it prices. Period. No matter where you live. That coupled with the end of quantitative easing (including mortgage backed securities) and eventual quantitative tightening. Real estate (including MT) is in a bubble. Along with equities. Both artificially inflated by QE, massive money printing, and historically low interest rates (easy money). The punch bowl is being taken away. No place to go but down. When that happens exactly, is anyones guess, but it’s coming.
