Our budget is $600K max. We’re wanting to build a 2 bedroom 2 bath log house from Meadow Lark Log Homes from Libby. We’d love to find some land around Libby. We’ll need a well, septic system and the log house. We don’t have to be in Libby, but we do have to be in the mountains with a hospital that has a chemotherapy clinic for my wife to work at.
You can buy NICE eastern KS hardwood timber land for $6 - 10K an acre. Next road over is prime bottom land for farming or ranching. Nice mixed bag area. Lots of lakes and deer, turkey, etc hunting. MO and OK even cheaper! I wouldn't buy in MT unless I could find a 40 - 80 acre parcel at $4K an acre.
I purchased 30 acres of hardwood timber land in eastern KS back in 1998 for $14,850 full price. Worth about $300K now. I can't imagine spending that much on just 2 acres.

Nothing about Montana is cheap. Barren, sparse, dry in places but not cheap.
