When I had to do an eviction, I never entered my rental when the couple were 3 months behind on rent, Plus I found out later that he had another person living/hiding in the apartment that was violent. I knew I had to have a good reason to enter I didn't, so I just got an attorney to help me, when that failed, yes my attorney failed me, I did the eviction myself filling out the paperwork getting a court date and going to the county to have papers served by the sheriff. Went to court I had everything in order copy of my lease, the 10 day eviction notice plus I gave the renters an extra 20 days till the end of the month to get out, I was more than fair, and the Judge agreed with me and said I know you want them out ASAP but I will give him 10 days to get out. And after that he was out in 10 days.

Most of these houses are crack dens and infested with roaches etc. Destroying any integrity the neighborhood once had. I know a man who is a squatter in a home that was vacant being uswd for sex trafficking whole the owner enjoys expensive trips with 89 properties. Not all squatters are bed some are community savers.
My friend had an apartment in baltimore. Needed alot of work and made a deal with tenant to make repairs for rent. They lived there several months and did nothing and refused to pay rent or get out. One day I showed up when my friend was in the apartment talking to them( all pre planned) . I knocked on the door pretending to be a housing inspector, walked in and starting threatening the landlord ( my friend) with fines and told the lowlife tenants this house is not safe to occupy and ordered everyone out within two hours. . The tenants left , he changed the locks and we went to lunch and laughed out A off.
If you haven't already, please do a video on getting rid of a non relative guest who has outstayed his welcome. that we have to share a common space. He has to walk through my bedroom to get to my bathroom. I did a 30 day to end tenancy. Never on lease. I have started the eviction process. He has been avoiding being served, but I have also started a restraining order.
A camera will show them breaking in and what day and time. I wonder how long you have to tell a constible after they've broken in to get them out immediately?
Definitely, the sooner the better. In these cases, it doesn't take long to establish residency. If they are there long enough to set up utilities or to move in their furniture, they can at least present a factual case that they have the right to do it. The sooner you can get their (catch them in the act, if possible) the likelier you will be able to remove them without the need for an eviction. A breaking and entering charge (criminal law) is very different from an eviction (civil law).
This is crazy how someone can work hard all their life to buy property to secure their future and now someone can just easily bring their ass and take over somebody else's property that worked hard to buy
Unfortunately, this tenads to happen to investment property that stays unoccupied and ungaurded over a long period of time. Essentially, someone fell asleep at the wheel. But, yes, either way, this is a crappy thing for another person to just move in for free.
Don't they have any type of Justice for the landlord it seemed like everywhere I see it's always the defense of the renter if it wasn't for the landlord the renters would not have a place to stay and I feel like this it should be more vacuum for the landlord it's like the landlord doesn't have a footstep to stand on for justice of their property. The laws needs to be changed to protect the landlords it seemed like they protecting the winners the one that's doing the damages and getting over on their landlord and take advantage of the landlord where is the justice for the landlord
Justice for landlords comes from the eviction court, from the right to raise rent, from regular inspections, from the right to set high standards for tenants to apply, and from the security deposit. A well-prepared landlord can shield themselves from a lot of tenant problems by knowing these rights and enforcing them.
My deadbeat renter only paid partial rent last month. When I do a notice to vacate for her non-payment for this month, can I only try to collect this month's rent on my notice to vacate?
This kind d of interaction should never occur. I suggest for all communication to reduce to writing whenever oral communication breaks down. There's no reason for aggressive interaction.

If this is in Texas, you should probably list all breaches in your Notice to Vacate (in this case, nonpayment for all months that apply)
